Vacation Rental Description

Location, location,location briefly describes this small piece of 
paradise.  Located on a private and quiet openwater lot, this 
charming home offers a wonderful view even to those people who do 
not want to go outside.  While sitting inside or lazing out on a 
lounger, the tranquility and beauty of the tropics are yours.  The 
very comfortable and functional home is fully equiped for a 
wonderful vacation.  The bedrooms are furnished with queen sized 
beds and each bedroom has a full bath.  The kitchen has a 
dishwasher, electric stove, blender, toaster/oven, coffee pot and 
radio/cd player for the cook's enjoyment.  The dishes are full 
service white ironstone and 18/10 stainless flatwear.  There is a 
separate set of dishes for outside dining if paper plates are not 
wanted. Washer, dryer and iron and ironing board are also provided 
as well as hair dryer.  The front sea wall/patio area has sturdy 
chairs and a beautiful large table with 2 side benches and a large 
barbeque gas grill.  There is a queen sized pull out sofa in the 
living room. The home has very nice palm trees and flowers adding to 
its tropical appeal.  The boat space outfront is excellent for a 
large or small boat with deep water and cleats to secure the boat.  
There are two tvs and 2 vcrs, a small stereo system, a selection of 
videos both for adults and children as well as an assortment of books 
for both adults and children.  This is our home away from home and 
when it has been used by renters, they have thanked us for its 
comfort.  We hope you find it to be a place of comfort and relaxation 
to you and your family!

Vacation Rental Amenities

Venture Out is a 5 Star Resort Condo.  It is a gated community to 
add to the security of the vacationers.  
-80' pool and kiddie pool with waterfront view - always nice & warm
-salt water swimming area adjacent to the pool
-tennis courts are lighted at night & freguently tennis competitions 
-2 boat ramps, gas pump and boat washing & fish cleaning stations
-overflow parking for boats, etc available at fee starting @$2/per PM
-convenience store is open 7 days 
-eccumental church service on Sunday
-water exercise and land exercise every week day conducted by member
-many clubs open to those interested:English darts, boating, computer

Activities and Attractions

Our home is located off MM23 which is 19 miles away from Key West 
and is very accessible to Looe Reef which is one of the best diving 
spots in the Keys. We have easy access to both the Atlantic and the 
Gulf's Back Country for fishing including bonefish, permit and 
tarpon.  We are surrounded by great restaurants, a variety of night 
life, theatre arts, museums, art galleries, boat rentals for 
kayaking/canoeing or charters for your specific fishing wants.  
Bahia Honda State Park, Dolphin Research Center, National Key Deer 
Refuge and Looe Key Diving Center are also near by.  There awaits 
the many discoveries for you to find on your own.  Maybe, in the 
book we keep in the house, you will tell us some of the many and 
varied great things that you have found and wish to share (except 
the co-ordinates on that "secret" fishing hole)with the rest of us!

Vacation Rental Rates

Weekly rental rate is $1400 except in Lobster Season and Christmas 
and New Year Season and the rate is $1500.  Minimum rental is for 3 
nights @ $250 per night.  When renting for less than a week, the rate 
is $250 per night plus the additional fee:
                 Sales Tax - 11.5%
                 Security Deposit Required-$300.Refunded if no damage
                 has occurred and no excessive cleaning & laundry
                 Cleaning fee - $75
IF ARRANGEMENTS HAVE BEEN MADE WITH US TO HAVE AN ANIMAL ACCOMPANY 
THE FAMILY, THERE WILL BE AN ADDITIONAL $100 SECURITY DEPOSIT WHICH 
WILL BE REFUNDED IF NO PROBLEMS HAVE OCCURRED FROM THE ANIMAL VISIT.

The Condo charges $5.38 for the first 2 persons per/week and $4.35 
for each additional person/per day.  This allows use of pool, hot 
tub, tennis courts, boat ramps and many more areas of fun, 
basketball courts, shuffle board, pool table, bocce courts, golf 
driving net, children's play area, library, and post office.

CHECK IN TIME IS 2:00 PM AND CHECK OUT TIME IS 10:00AM.
THESE TIMES MUST BE OBSERVED TO BE SURE THERE IS ENOUGH TIME BETWEEN 
RENTALS SO THAT THE HOUSE CAN BE CLEANED AND INSPECTED FOR THE NEXT 
FAMILY.
We will send you a contract stating the dates and rental rate of the house.
Also, we will send an information sheet about Venture Out and a map of how the 
the resort is laid out.  For those renters who are new to the Lower Keys, if 
desired, we will also mail out an booklet on the Activities of the Key West Area.
These items are mailed after we have received the first deposit check.

****Minimum fee is $750 for rentals of 3 days/nights.  This partial 
week rental is not available for Christmas, New Years, February or 
Lobster Season during which time a rental is for a one week  minimum. 
We reserve the time requested when we receive the check for one half 
of the full rental fee which includes the rental, the cleaning fee, 
the security deposit, and the Florida state tax.  The check reserves 
the desired dates.  Thank you.  
CANCELLATION POLICY:  Deposit refunded if made 40 days prior to 
arrival.  Thereafter, any portion that is re-rented will be refunded.
There is a $50 service fee for any cancellation
