Vacation Rental Description

We just had a cancellation and now have 2008 available. I
t is a fantastic time of year to visit Florida. 
CALL NOW! 

This New Patio Villa is a decorator furnished 2/2 with a 
1&1/2 car garage.  Our professional designer has perfectly 
appointed each room with your comfort in mind. The vaulted 
ceilings and bright furnishings provide the ideal environment for 
a truly memorable vacation. 

Relax and get acquainted with the Villages from our front patio 
which features padded wicker furniture and an awesome view of 
a nearby pond.

Our Master bedroom begins with a brand new luxurious Pillow 
top King bed complete with firm mattress and Charter Club 
bedding. A 19inch TV/VCR combo with remote allows channel 
surfing as you drift off to dreamland. Our classic South Florida 
decor will spoil you as though you were staying at a Miami resort 
hotel.

Our colorful Guest bedroom is appointed in Provincial style and 
features two twin beds. Lay back, daydream and allow yourself to 
be swept off To Paris as you take a catnap before dinner.

The Contemporary Living Room features a 27inch TV, VCR, 
DVD, Sony CD Stereo and ample seating on a comfee sectional 
sofa. Also included is a gorgeous chaise lounge for reading and 
a combination backgammon  table and board for those lazy days 
spent at home.

A cheerful dining room allows seating for six with ample space 
and amenities for your morning coffee or evening entertaining.

Our kitchen is fully equipped with a microwave oven, 
self-cleaning gas stove, dishwasher, coffee maker, 
toaster,complete service of dishes, glasses, pots and pans, etc. 

A washer/dryer is provided in the kitchen alcove for your 
convenience. 

Vacuum cleaner, iron and ironing board, washer and 
dryer, all linens and towels are also included.

Includes all utilities and Basic Cable & HIGH SPEED INTERNET

Local Telephone Provided. Long Distance calls require a calling 
card.

Vacation Rental Amenities

Golf players will be thrilled by our superb location not far from 
the brand new Arnold Palmer championship course. 

As a renter in the Villages, you are entitled to Free play on any of 
the 13 executive golf courses. Championship courses may be 
enjoyed for a minimum fee. Three driving ranges and golf 
instruction are available to improve your game.

Sun Lovers will delight in the Sumerhill neighborhood pool 
located one short block from the house. 

In addition, your are welcomed to visit any Villages pool or 
Recreation center which provide an abundance of sports and 
activities from which to choose. Aquatics, tennis, billiards, 
shuffleboard, bocci, Yoga, aerobics, volleyball, softball etc. as 
well as hobby and educational activities are available.

Activities and Attractions

Enjoy our nightly " Happy Hour " in The Villages Town Square 
where free entertainment is provided seven days a week. 


The scenic collection of Town Square shops and restaurants 
offers a friendly down home atmosphere where you may kick up 
your heels to old time Rock and Roll, Jazz-Blues, Country and 
Swing. Or perhaps you'd rather see the latest film at the Rialto 
Movie Theater (8 screens),throw ten frames at one of two 
state-of-the-art bowling centers, or meet and greet fellow 
Villagers at the famous Katie Belle's restaurant (private club for 
residents or renters of The Villages).

Local Attractions in driving distance include Disney World & 
Universal Studio Kennedy Space Center, Sea World and of 
course, the beaches.

Vacation Rental Rates

Monthly Price Range $1200 - $2700 ( plus 9% room tax)

Jan 2008 $ 2700 
Feb & March 2008 $2700 
April 2008 $1600 
May 2008 $1300
June thru September $1200  (On Special!!! BOOK EARLY FOR $900)
October thru December $1200

*  Deposit of 25% of total rental fee due when booking, the balance 
due 60 days prior to occupancy. Cancellations made before final
payment are subject to a $200 administration fee.

*A 9% room tax will be added to all rentals* ( This is Florida State
law and must be charged for all short term rentals less than 6 months
in duration )

*Cancellations ( full or partial ) made between 60 and 30 days of
arrival forfeit deposit. Any cancellations made 30 days or less will
not be entitled to any refund unless/or until another renter has been
booked for your time. We will make a reasonable effort to find a
replacement. All advertising expenses plus the $200 handling fee will
be deducted from your refund. 

*  Security deposit of $600 is required.  It can be included in your 
final check or by separate check on day of arrival.  The full amount
less a $100 cleaning fee will be returned one week after checkout if
walk thru is acceptable. 

*Travel insurance is recommended for your protection in case of 
unforseen circumstances.

$50 fee payable to the Villages required for Renters' passes.

NO smoking. No pets.
