High on a hilltop near Cortona on the eastern edge of Tuscany, Villa
Cuiano is a sprawling farmhouse with marvellous panoramic views of
the Niccone Valley and the distant mountains of Umbria.

The farmhouse has been divided into 5 apartments and a a detached
stone house, each decorated in traditional Tuscan style. Stone
fireplaces, cotta floors and dark chestnut-beamed ceilings lend an
authentic, welcoming air to the accommodation. These are comfortable
flats, with good lighting and simple, classic furnishings.
Villa Cuiano is perfect for family reunion, large group of friends,
informal wedding celebration, but also for single family and couple in
a romantic honeymoon holiday.

The house lies in extensive gardens and has a large, well-kept
swimming pool. Furnished with tables and chairs, and equipped with a
barbecue and oven, the garden is perfect for al fresco meals in the
long summer months. Walkers and nature lovers can take advantage of
the many tracks and paths that wind through the surrounding
countryside, even strolling down to the Castello di Pierle one of Tuscany's most striking castles.

The nearest village is Mercatale di Cortona, with facilities
including shops, bars, medical facilities, a restaurant and bank.
Cortona is 20 minutes away and in less than an hour you can be in
Siena, Montepulciano, Orvieto or Perugia.
Apartments:

Apt #1: La Loggia - Sleeps 6 - 3BDR - 2 BATH****

Three double bedrooms (two with double bed, one with two twins), two
bathrooms; accommodates 6.
A stone staircase leads to the covered terrace (loggia) from which
there is a view of the Pierle castle. From here you enter the
apartment. There is a sitting room with sofa, armchairs and old stone
fireplace, and through an arch there is the kitchen. At the top of
the stairs there are the three bedrooms. One bathroom is for the
master bedroom and the other bedrooms share the other one.

Apt #2: La Stalletta - Sleeps 4 - 2BDR - 2 BATH
Two double bedrooms (one with double bed, one with two twins), two
bathrooms; accommodates 4.

In front of the entry there is a courtyard paved with old stones
where you can dine alfresco or relax outside. Entering, you find the
equipped kitchen and a small dining area. Then, there is the sitting
room with armchairs and one bedroom and bathroom. At the top of the
stairs there is the other bedroom and bathroom as well as a terrace
with a view of the hills.
La Loggia and La Stalletta are adjacent, and can be linked to make a
single apartment for 10 people with 5 bedrooms and 4 bathrooms.

Casa Luca - sleeps 6 - 3BDR - 1 BATH
Three double bedrooms (one with double bed, two with two twins), one
bathroom; accommodates 6.
This house is at 20 meters from Villa Cuiano and shares the same
swimming pool.
Casa Luca is a typical Tuscan rural house with a loggia in front.
There is a dining-sitting room with sofa, armchairs and old stone
fireplace; the kitchen is off to one side and a bedroom (with double
bed) is off to the other. Another bedroom and the bathroom can be
reached from the kitchen, and a brief staircase leads to the mansard
bedroom for children.
Casa Luca has a big balcony with a fantastic view, that is perfect to
eat al fresco and also a beautiful patio on the ground floor to have
pleasant moment reading a book or making sunbath.

Apt #3: La Stalla - Sleeps 4 - 2BDR - 1 BATH
Two double bedrooms (one with double bed, one with two twins), one
bathroom; accommodates 4.
This apartment is on the ground floor facing the garden. There is a
sitting room with fireplace, sofa and armchairs. Due to the size of
this room, it is often used by groups for dining together. The
kitchen is equipped for groups also and has a dishwasher. The
bedrooms are spacious and airy. The bathroom is accessible for
handicapped guests.

Apt #4: La Loggetta - Sleeps 2 to 3 - 1BDR - 1 BATH
One double bedroom, one bathroom; accommodates 2-3.
This small apartment is ideal as a honeymoon suite, or for a couple
with a young child.
You reach this unit by an external stair. Once inside you find a
sitting room with sofa and old stone fireplace, and the equipped
kitchen. The large bedroom and spacious, airy bathroom are separated
from the living area by a door.

Apt #5: La Cantina - Sleeps 2 - 1BDR - 1 BATH
One double bedroom, one bathroom; accommodates 2.
This unit is particularly suitable for a couple. The entry is near
the garden and once inside you find the built-in kitchen and sitting
room with armchairs and large antique table. The sleeping area
includes a spacious, cool bedroom where an afternoon rest on a warm
summer day is truly pleasant. The bathroom has a bath tub.

Nearby Attractions Local sports: cycling, tennis, walking, horse
riding and golf.

A spectacular 20 minutes drive over the hills offers you Lake
Trasimeno, Italy's fourth largest lake.

The Cuiano agritourist farm is an excellent starting point for visits
to Umbria and Tuscany: in one hour by car you can reach beautiful
towns that will satisfy your spirit with art and religion as well as
your body with a wide selection of eno-gastronomic products, not to
mention the unequalled landscapes you’ll see. For example in Umbria
there is Assisi, Perugia, Spello, Foligno, Gubbio, Città di Castello
and Trasimeno lake; in Tuscany you can visit Cortona, Arezzo, Siena,
Pienza, Montepulciano.

Other interesting towns that are a little farther are Spoleto, San
Giminiano and Montalcino. Upon request, we can arrange for a guide to
help you fully appreciate the beauty of these special places.

All around Cuiano you can find beautiful paths for pleasant walks or
a ride on horseback. The paths can take you to crystal-clear streams,
olive groves, chestnut and oak woods, ancient ruined castles, 12th-
century churches, view points toward hidden valleys and Trasimeno
lake.

In the closest town of Cortona there are free Classical, Jazz and
other musical events in the summer as well as a number of pageants
dating to Mediaeval times.

A perfect location for Tuscany escapades

Villa Cuiano is a place that I would absolutely recommend to people looking for tranquil place close to the nature. The house is located high on a forest mountain slope with no village or other property seen from that place. But with the car you are able to reach every place in Tuscany and Umbria in one day trip. The owner is a very kind and polite person who keeps the house, pool and garden in a great shape. He made us feeling like extraordinary quests always fullfilling our extra needs. One may always ask him for a valuable information about the local attractions and customs, restaurants worth going, etc. Among many advantages it is worth mention that Cuiano place is never too hot which makes sleeping and resting very comfortable. Despite the facility consists of some six apartments one may never feel the place overcrowded and I am sure that sometime I will visit that place again which is a best recommendation.

Peaceful retreat in the hills

We returned this year, having enjoyed our stay last year, and were not disappointed.

The owner, Franco, works hard to keep the area clean and tidy and had clearly been working out of season to continue to improve the facilities and environment.

The apartments are all comfortable and well equipped and the area around the pool can be wonderfully tranquil and relaxing.

We would certainly consider returning
Recommended for: Sightseeing, Families with Teenagers, Families with Young Children

The Best Villa I Have Ever Rented

We rented Villa Cuiano for a family reunion and it was the best villa I have ever rented -- in terms of the accommodations, amenities and the thoughtful concern and attention demonstrated by Franco, the property owner. We have rented villas in France, Italy, Mexico and several Caribbean islands and this one excelled in all regards.

There were 18 of us ranging in age from 9-65 yrs. and there was plenty to do both on and off the property for everyone in the party. The descriptions of the accommodations and property are very accurate (not always true with all property descriptions) and each apartment was outfitted with all the basics that you would need. The furnishings were tasteful and the architecture beautiful. The family would split up and day trip and then end up around the pool (which really had enough chairs,lounges, tables for 18!) watching the sunset and trading stories of our day.

The grounds are extensive and well manicured. It is a working farm and we always had a few friendly, well behaved dogs and cats roaming around which was a great plus for the kids. We'd wake up early some days to the sounds of tractors or roosters but it really just fed into the ambiance. If you don't enjoy that, Florence or Siena may be more to your liking.

Franco was just the most gracious and concerned (yet not intrusive) host. He was tremendously helpful in terms of directions, suggestions and knowledge or the area. Perhaps most telling was his reaction when one of our youngest was ill. When we asked if there was a doctor or clinic, he phoned his personal physician, made an appointment and went with the child and her parents to the doctor to act as interpreter. That type of thoughtfulness transcends a dollar value and we greatly appreciated it.

To celebrate the birthday of one of our family, Franco arranged to have a dinner prepared at the villa in an adjacent room which can accommodate 40. We had an absolutely terrific, reasonably priced 6 course meal (I think 6-- we were provided with wine as well as the meal which results in a somewhat clouded memory) that featured local specialties. In keeping with his attention to detail, Franco asked for a list of any allergies we may have so that the cook could avoid those ingredients.

This is absolutely a great rental. We look forward to another trip to Villa Cuiano.
