Casa de Balboa is a Five Star property. If this is the first time
renting a vacation home..don't fret. Our guests are used to the
finest accommodations. Ssshhh! Our location is a well kept secret!
Unique and Caribbean like are several descriptions we have heard.

Casa 227 is a beautifully decorated first-level duplex. It has two
bedrooms, two bathrooms, a living room, dining room, and a fully-
appointed kitchen. There are large courtyards in both the front and
back (The rear is 45 ft wide! Great for kids!), with cobblestone
pavers and lovely gardens filled with gardenias, hibiscus,
bouganvilla and giant bird of paradise.

Have the BEST of both..the beautiful Newport Bay AND the Ocean!! It
doesn't get better than this!! We have one of the best views in
Newport Beach!!

Casa de Balboa is located on Balboa Peninsula with ferry service to
Balboa Island. The peninsula is primarily divided by one road,
Balboa Boulevard, with a short block on either side with the ocean
or bay.

Views! Views! Views! Unlike many oceanside properties (no view due
to the width of the beach) you have amazing views day and night!

We have a premium location across from a beautiful large bay beach
(Mother's Beach), with views across Newport Bay of the beach, boats,
the
islands, Fashion Island, Newport Coast, and the mountains in back of
all that! The view is
particularly lovely at night with city and bay lights.

Watch the boats pass by from the comfort of
your living room, and of course, from your large private front
courtyard (which is great for outdoor dining). The courtyard is
covered and walled (with bouganvilla, star jasmine, and gardenias)
on both sides offering a feeling of privacy and unmatched coziness
while enjoying the gorgeous full bay and beach views. It also
affords front-row seating for the fourth of July Boat Parade and the
world-famous Newport Harbor Christmas Boat Parade.

In addition to our bayfront location, the property is one short
block from the ocean boardwalk, pier, and walking distance to many
restaurants with a variety of fare including Mexican, Seafood such
as the famous Crab Cooker, The Cannery, and Blue Water Grill,
Italian, Sushi, and several Gourmet such as  Ocean Front
and the A Restaurant who's Chef is considered one of the top in the U.S.

Walk or bike to Balboa Island, Lido, the Fun Center located near the
Pavilion.

This home was recently extensively renovated. The floors are lovely
travertine stone (except in the bedrooms -- which are carpeted). The
living room has a lovely seagrass rug atop the stone.

The kitchen is new -- with custom cabinets and granite counters. The
decor is upscale beachy with white slip-covered furniture, a
limestone console, and beautiful artwork. It is painted in a
soothing neutral palette -- designed to enhance the lovely water
view.

Both bedrooms are generous in size, with built-ins in the closets.
To add more of a Caribbean feel, the closet doors are louvered and
painted white against the beige background. The carpeting is a sisal-
type loom and color. The master bedroom has sliding doors to a
private rear courtyard with gardens.

There are two bathrooms beautifully done in marble and travertine.
One is private to the master bedroom.

There is sleeping for four in beds -- with one NEW Cal King Westin
Heavenly pillow top-size bed in the master bedroom, and two twins in
the second bedroom. There is also a
rollaway bed available for a fifth guest.

The property is well maintained and always super clean.

Bring your fishing poles! There is a small bay dock two doors away
for fishing and loading/unloading passengers. There are electric and
motor boats for rent at the Pavilion. Don't forget your tennis
rackets too! Free Courts are two blocks away.

From the moment you walk through the dutch door, you'll feel "at
home" - and maybe a little pampered at the beach.

This is the finest luxury rental in Southern California! It has everything....literally! We keep extending our stay(and wanted to stay another week) and were VERY lucky to do so since these units are ALWAYS booked! If you want luxury and ocean and beach and private and quiet and romantic and.........this is IT!! And, this is just not another rental.....Pam the owner treats it like she owns it....oh, she does! The finishing touches are all there and maintained weekly.....supreme customer care and service on top of it all! Thanks so much for an incredible stay....already looking to come back!

 My family and I had a wonderful 2 week stay at Casa 227. The villa is beautifully decorated and has everything a family could possibly need. The location is great for little ones who don't want to walk miles to beach plus gives you the option of going to the main beach or using the bay beach which never gets busy. Boat Parade 2011

This is a great spot to view the boat parade. The location is perfect for beach and bay lovers. Once we parked we could walk to everything we needed including a 7 eleven for last minute things and several restaurants. The home is in perfect condition, updated and very well cared for. The bay was right across the street (it is a dead end street) so no thru traffic. In the opposite direction 2 blocks away is the Pacific Ocean.. We walked a lot including a short walk to the Newport Pier........Would highly recommend this unit...We have stayed in many VRBO & HOME AWAY rentals and this ranks way up there!!!! Thanks to the owners. We will pass the word......

Recommended for: age 55+, families with young children, families with teenagers, girls getaway, sight seeing, romantic getaway

Thanksgiving Week 2011

I wanted to thank Pam for a wonderful stay in her home that we rented this past Thanksgiving Week. She was always so quick to get back with me whenever I had a question and she was full of helpful information about the area. The home was very clean and was beautifully decorated. I especially liked the way the morning sun shined on the front patio in the morning. It was wonderful to sit out there enjoying the view and the paper.
I wouldn't hesitate to recommend her place to family and friends!

A last minute getaway turnout to be fantastic. Your casa was lovely and felt like a home away from home.

One suggestion, please replace the shower head in the guest bathroom.
