Vacation Rental Description

                   
This professionally decorated Stoneybrook Courtyard Villa has a large
corner lot on a Nancy Lopez Legacy Golf Course in The Villages' gated
community of Forsyth Villas (across from the Mulberry Grove Recreation
Center -&- only 1 street south of The Villages' 'northern border' of
CR 42). The screened Lanai, Living Room, and Master Bedroom have views
of the Ashley Meadows' 7th green. 

King size beds with pillow top mattresses are furnished in the master 
bedroom AND guest room. The master bathroom has an large tiled shower 
with built in seat, 2 sinks, walkin closet, and a separate toilet 
(WC). Remote control cable TV is provided in the master bedroom. The 
third bedroom is supplied with game boards, books, and playing cards.

A fully furnished kitchen is open to the Dining Room and Living room, 
all with vaulted ceilings. Sliding doors in the Dining Room and 
Living Room provide plenty of light and fresh air from the screened 
Lanai. The Living Room has cable TV with DVD and VCR.

With the optional Villages Amenity ID ($50-limited to 2 adults), you 
can enjoy ALL the activities The Villages has to offer. FREE golf at 
the Executive Golf Courses. Enjoy reduced rates at the Championship 
Golf Courses including Nancy Lopez Golf Course and Arnold Palmer Golf 
Course. There are SEVERAL different heated pools you may choose from 
to enjoy seven days a week. Dine at any of The Villages Country 
Clubs. And the list goes on...

Golf cart access is throughout The Villages. As *Liability* insurance
is not transferable, a golf cart is not included. Two seat, four seat,
electric, gas....YOU choose what YOU prefer from a rental golf cart
company of your choice.

If you do not have a wireless internet account for your laptop(as
provided, for example, by your cell phone company) or your hometown
internet provider does not have a toll-free access dialup number for
use with your laptop, The Village's complimentary computer center with
fast speed internet access is minutes away at the Savannah Center (The
Villages optional $50 Amenity ID required for computer center access).

Shuttle service between The Villages and the Orlando Airport is 
available.

Florida (Marion Co.) 8.5% guest tax, $75 basic departure cleaning fee,
utilities, cable TV, trash, lawn service, and basic local phone
service are ALL included.

Deposit/Cleaning/Security fee: $500 fully refundable after departure
if no damages/no excess cleaning required (equal to  1 person 1.5
hour. See next paragraph). Cancellation fee: 100% refund of deposit up
to 120 days prior to check-in. NO refund of deposit for cancellations
within 120 days of check-in.

NOTE: Our home is not a 'hotel'. Routine cleaning or maid service is
not included. Cleaning arrangements may be made in advance or at time
of check-in with our caretaker. Any additional departure cleaning
charges in excess of the included $75 basic departure cleaning fee
(equivalent to about 1 person/1.5 hours) will be deducted from the
deposit.

Sorry, no pets, no smoking, and no subletting. No one under the age of
30 yrs may overnight in our home. No exceptions!

Vacation Rental Amenities

Washer, Dryer, Cable TV with DVD & VCR, Microwave, Icemaker 
Refrigerator, Dishwasher, Coffeemaker, Stove, kitchen accessories, 
telephone w/answering machine, & linens. Located across the street 
from the Mulberry Grove Recreation Center (swimming pool, exercise 
center, pickleball courts, etc.).

The Villages is an active Senior Community. Residents are typically 
55yrs+.  No one under the age of 30 years old is permitted to overnight in
our home.

Activities and Attractions

(onsite or nearby) GOLF, driving ranges, several heated 
pools, hiking, biking, tennis, pickleball, basketball, fitness 
center, gym, shuffleboard, horseshoes, miniature golf, amusement 
parks (within 90 min. drive), fishing, wildlife viewing (including 
The Villages Buffalo!), shopping, restaurants, live theater, cinemas, 
sightseeing, swimming, nightly entertainment and dancing in The 
Villages town squares seven nights a week. Other facilities located 
on site are the (2) eight-theatre movie complexes, (2) 32-lane 
bowling centers, softball fields, polo fields, restaurants, churches, 
shopping centers, hospital, fitness center and an abundence of 
scheduled activities per week including sports, clubs, craft lessons, 
fitness, Etc.

Vacation Rental Rates

April-December 2008:     $1,600/2 wks -OR- $2,500/month
Januaray *2009*          $3,600/month (Feb/Mar 2009 BOOKED!)

Maximum 4 occupants. No one under the age of 30 years may overnight in
our home.

Minimum stay: April-December 2 weeks. January-March 1 month.

Deposit/Clean/Security: $500
Optional $50 The Villages amenity ID fee, limited to 2 adults.
Additional cleaning required in excess of the included $75 fee.
