Beautiful Sunday River Maine!  Get ready for the ski vacation of 
your life!

Perched high upon the beautiful Sunday River... Maine’s Powder 
Ridge, The Heights provides you with an extraordinary view of the 
majestic peaks, which comprise the Sunday River mountain range. It's 
construction just completed, The Heights is a spectacular, 7500 
square foot, contemporary condex with 2000 square feet of glass 
frontage, privately situated on five acres of woodland to maximize 
serenity and seclusion.

The Heights offers nine bedrooms, including five master king suites 
(three of which have their own private balconies), three bunkrooms, 
nine and a half bathrooms, a new Home Theatre, two towering stone 
fireplaces in the vaulted living rooms, a 65" HDTV with surround 
sound, two eight-man hot tubs (for your viewing of the fireworks at 
Sunday River on Saturday nights), an office area complete with a HP 
Computer, two state-of-the-art kitchens, two garages, a regulation-
size pool table, a stargazing observatory, four 36" Color TVs with 
DVD players, and Xboxes.

The Heights is two separate units... The Eagle's Nest and The 
Bobcat's Den, which can be rented as a complete entity or 
independently. Its unique award-winning floor plan designed by KLM, 
allows for free flowing multi-level living as one full unit or two 
separate locked-off units with completely private entrances. The 
units are completely different, yet uniquely spectacular and fully 
soundproofed. The goal of this design is to provide luxurious 
accommodations for small corporate retreats or for large family get-
aways. Beautifully appointed with classy, comfortable furniture, we

The Eagle’s Nest is the first of two spectacular luxury condex 
units, which comprise The Heights. Nestled in the beautiful and 
peaceful environs of Maine’s vast forest with a magnificent view of 
Sunday River and its surrounding mountains, The Eagle’s Nest offers 
its guests a thoroughly untainted and relaxing break from the hectic 
pace of everyday life. It is the perfect spot for two families 
vacationing together.

The Eagle's Nest is a 4000 square foot multi-level unit, uniquely 
designed for two vacationing families, as it is equipped with two 
large Master Bedroom Suites, one with its own Private Balcony.  The 
first floor houses the game room, complete with slate pool table, 
wet bar and an enormous outdoor eight-man hot tub, perfect for 
stargazing and watching the fireworks from Sunday River on Saturday 
nights. That floor is where our new fabulous Home Theatre is 
located.  

On the next floor, the main floor, is located a state-of-the-art 
kitchen, dining room, and living room, all combined in a large open 
area floor plan with a huge stone fireplace and cathedral ceilings. 
There is also a huge deck just outside this living area. 

On the third level, are located the two king master bedroom suites, 
each with its own private bath, and one of which has a private deck 
overlooking Sunday River. And there is also a reading loft living 
area on this level with an observatory for amateur astronomers to 
view the beyond. There is also a computer and a Foosball Table 
located here.

The fourth floor loft has a king bedroom where skylights abound 
and, of course, there is a very generous-sized full bath.  

The Bobcat's Den is also a multi-level unit. The first floor 
consists of two four-bed bunkrooms and a large slate pool table room 
with wet bar. There is an enormous 65" HDTV located here.  Just 
outside the door is an inviting 8-man hot tub with fabulous 
views of Sunday River to include the fireworks on Saturday night. 
There is a comfortable living room area with a gas fireplace and 36" 
color TV, for watching your favorite movie or sports team. There is 
also a laundry room on this level and a full bath. 

The second or main floor consists of a large open floor plan with a 
beautiful state-of-the-art kitchen, dining room, and living room 
with a huge stone fireplace and cathedral ceilings. The panoramic 
view of Sunday River and its beautiful surrounding mountains is 
breathtaking. There is also a secluded office complete with HP 
Computer and games. There is a full bath on this level. Just outside 
the door is a huge deck for perfect relaxation. The top floor boasts 
the two beautiful master bedroom suites, both with private decks 
looking out on the mountains, and each with its own private full 
bathroom. There is also a loft with a seating area for reading, 
viewing the 36" Color TV or playing Xbox games.

Outside, we just completed an enormous deck, which is the stepping-
stone to our beautiful in-ground heated swimming pool and gorgeous 
pool house.

Activities and Attractions

The Sunday River/ Bethel area offers a vacationer many options for 
outdoor activities. Included is, of course, some of the Northeast's 
best snowboarding, snow tubing, and skiing, both downhill and cross-
country, as well as ice-skating, snow shoeing, sledding, 
dogsledding, sleigh rides and skimobiling. 

During the summer months, kayaking, canoeing, whitewater rafting, 
hiking, and biking are available. The Sunday River Golf Course with 
design by Robert Trent Jones, Jr. will become one of your favorite 
destinations. Rent an ATV and go exploring with a guided tour or on 
your own. Fishing Trips and supplies are available. Go horseback 
riding, or on a carriage ride. Or moose and animal viewing. Relax 
and go to the movies. Available for your use at the house will be 
kayaks, mountain bikes, snowshoes, sleds, and snow tubes. Nearby are 
a miniature golf course, a huge water slide, shops in historic 
Bethel, and many restaurants and nights spots.
