Villa Del Mar C 105, also known as "Casa Kokai", is a spacious 1600
square foot, ground floor, two bedroom luxury beachfront condo in
the middle of the best powder white sand beach in Puerto Aventuras,
directly adjacent to the largest pool in PA and it is in the very best condo complex, Villa Del Mar. Quite simply stated, this condo has the very best location of any two bedroom condo in all of Puerto Aventuras.

Puerto Aventuras is an exclusive gated golf/marina/beach resort
community located about fifty minutes south of the Cancun airport and
fifteen minutes south of Playa Del Carmen. It is also close to
Xcaret archeo/eco park, Xel Ha, Akumal, and the Mayan ruins at
Tulum. Puerto Aventuras has the only full service marina between
Cancun and Belize and it is home to many deep sea fishing boats,
luxury yachts, day-tripping sail boats and dive boats. The marina
and the associated restaurants, businesses, dolphins, and yachts add
tremendously to the vitality and excitement of this unique resort
community. PA really has it all!! It is the best location on the
Riviera Maya.
The Villa Del Mar (sometimes also referred to as "Villas Del Mar"}
condominiums are all perfectly located just a very short three
minute walk from all of the restaurants, shops, dolphin
discovery, and other activities in the marina area. Villa Del Mar
(not to be confused with Villa Del Mar II, a separate complex)
is the premier condo complex in Puerto Aventuras. Tripadvisorsdotcom
consistently rates VDM as the number one lodging choice in all of PA.
My beautiful two bedroom condo, Villa Del Mar C 105, Casa Kokai, is
located *directly* on the powder white sand beach. Only the condos
in the Villa Del Mar "C" and "A" buildings are directly on the
beach. When you are lounging on the terrace, gazing at the azure
blue Caribbean, there is nothing to obstruct your view save for some
coconut palm trees and perhaps a few sunbathing beauties. Just a hundred yards down the beach is a swim up beach bar
(part of the Omni hotel) with wandering Mexican waiters anxious to
serve you pina coladas, margaritas or some food items.
The Villa Del Mar C building contains thirteen condos on three
floors. The C 105 and the C 205 units are on the northern end of the
building and they are the largest of all of the two bedroom condos
in the area. I own both of these condos. The C 105 unit is on the
ground floor and so you can walk directly through the sliding glass
doors from either the master bedroom or the living room onto the
beach. The C 205 condo is directly above the C 105 condo with the
exact same floor plan, with its own jacuzzi and with a slightly
better (higher) view of the beach and the pool. Both condos are
immediately adjacent to a huge, stunningly beautiful, two leveled
fresh water swimming pool. The pool is the largest pool in Puerto
Aventuras.
A private four person jacuzzi sits on the condo's large terrace. It
is hidden from the view of the neighbors. I frequently enjoy taking a
long candle-lit soak in the hot jacuzzi after an hour of night
snorkeling on the off-shore coral reef. (Don't forget to bring an
underwater flashlight!) There is also a tiled dunk tank on the
terrace for rinsing off diving equipment.
We are very fortunate to have such a beautiful reef so close to our
powder white sand beach. It is quite unusual to have such a large
coral reef just a hundred yards off shore. Unlike Puerto
Morellos and many other areas on the Riviera Maya, a boat is not
needed to fully enjoy the beauty of our reef. Because of the reef,
the waves are very gentle and children can safely build sand castles
without being washed away. The beach, which stretches almost a mile
in length, is never over crowded. The private beach in front of VDM
is also patrolled by our own security people and it is free of
beggars, hair braiders, T-shirt sellers, and other people who
seem to frequent so many other beaches in the Caribbean. You will
not be disturbed when relaxing on our quiet beach and your children
will be very safe. Just be very careful not to fall asleep in the
sun, and please don't forget your hat and sunscreen!
Because my condo is so close to all of the shops and restaurants in
the marina area, a car is really unnecessary. In Akumal and many
other areas on the Riviera Maya, a rental car is an expensive
necessity. There is a taxi stand not more than 150 meters from my
condo and so it is easy to get inexpensive transportation to Playa
Del Carmen, Xcaret or Tulum. There are also car rental facilities
in Puerto Aventuras. When I am in PA for a couple of weeks, I
frequently rent a car for two or three days to go exploring and
shopping. So when you are pricing vacation rentals, don't forget to
factor in the need and the cost for a rental car.
My Villa Del Mar C 105 condo has two bedrooms, two and a half
bathrooms, a living room, a dining room, a small study/office area
attached to the master bedroom,, a utility room, and a fully equipped
kitchen. This is a big condo (about 1640 square feet) with lots of
room.
The large master bedroom, with a Texan style king sized bed, has
windows on three sides with magnificent views of the beach, the
terrace, and the huge pool. There is a small brightly lit
studio/office on the northern side of the master bedroom where my
portrait artist wife likes to do her oil painting. (See her work at
baumportraitsdotcom.) The northern light is perfect for artists.
Only the two bedroom condos on the ends of the Villa del Mar B, C
and D buildings have this extra studio area, and this makes the master
bedrooms in C 105 and C 205 truly "masterful".
The condo is perfectly situated so that in the winter the sun rises
directly over the beach in front of the sliding glass doors in the
master bedroom. I love to prop myself up on a couple of pillows on
the king sized bed to watch the black palms silhouetted against the
red/purple hues of the pre-sunrise sky. When the sun finally rises
majestically out of the blue Caribbean, its hot rays hit directly on
our cool terrace. On a January morning, when the temperature might
have dropped overnight to 55 degrees, it feels wonderful to soak up
the warmth of the sun sitting on the soft comfy lounge chairs on our
private terrace. As the sun rises higher in the sky, and as the day
heats up to 85 or 95 degrees, the terrace becomes shaded (see the
first photo) so that you can sit comfortably while still enjoying
the magnificent view. It is really a perfect solar design ... the
Mayan astrologers at Chichen Itza couldn't have positioned it any
better!
The master bathroom is an all marble work of art and features a
shower and a small private jacuzzi bathtub. Candles and dimmer
switches allow you to fine tune the lighting so as to make for a
most relaxing and potentially romantic soak.
The large living room opens to the terrace and contains two sofas
and all of the usual entertainment amenities (Stereo, CD, DVD, Ipod player) and a cable TV with HBO, CNN, ESPN, Disney and several
other channels. There are new mini-split air conditioners in each room. The dining room seats eight around a beautiful granite dining
room table. The new kitchen (totally renovated in 2012) has granite counters, a microwave, stainelss steel refrigerator with filtered water.

 The second bedroom contains two full sized beds
(Mexicans call these beds "matrimonial") and features its
own private terrace with a north facing view of the pool. Casa Kokai
is the only two bedroom condo in VDM with a small private terrace off
of the second bedroom. It is great place for a quiet siesta. There is
a third bathroom with a stacked Whirlpool washer/dryer, a toilet and
a sink.

Here is a tripadvisordotcom review dated March 23, 2006 from a man

My wife and I spent the week of March 12-18, 2006 at Villa Del Mar in
Jim and Peggy Baumgaertner's condo, C205. The facilities and condo
were gorgeous. The grounds and pool area were meticulously
maintained. Some of the palm trees still showed the impact of the
hurricanes last year but everything else was fine. Although it was the
height of the Spring Break, the beaches were uncrowded and by 10:00 at
night all was quiet, unlike the craziness of Cancun or some of the
other resorts along the coast.
The beach is very clean and the shallow water with sandy bottom makes
the place ideal for small children. We enjoyed being able to snorkel
at the reefs only a few hundred feet from shore. Lots of fish and
beautiful coral. No need to go on diving or snorkelling tours when
you stay here!
The condo location is ideal, being only a couple minutes walk from
the town center with a variety of restaurants and shops. We loved
sitting in the "Pub" drinking margaritas and watching the dolphins
swim in the late afternoon sun.
The condo has all the amenities you need - dish washer, laundry
facilities, satellite TV, etc. We enjoyed having breakfast on the
balcony in the morning sun and drinking a refreshing cerveza in the
shade of the afternoon.
We drove to Tulum one morning, but after an hour or so decided all we
wanted to do was get back to the beach in PA. There are plenty of
things to do if you want to tour around the area.
Jim Baumgaertner provides an excellent info package on the condo and
surrounding area. He does a great job to make sure his "guests" are
well looked after.
If you are looking for a beautiful location for a relaxing get away
you will not be disappointed with the Villa Del Mar in Puerto
Aventuras - a little piece of paradise.

We have traveled to the Riviera Maya many times but have always
stayed at resorts. As good as those places have been, this vacation
surpassed our other experiences. There is a reason there are so many
good reviews of Villa Del Mar on this site!
We booked our vacation through the owner directly, Jim Baumgaertner
and stayed in his ground floor unit VDM C-105 (also called Casa
Kokai). He was great to work with and the condo was exceptional. It
had plenty of room for our family of 5 and was well appointed with
all the amenities we needed. Also, the folks that manage the property on
site were very helpful, spoke perfect English, and easily available.
I can honestly say that this was a perfect vacation! The combination
of the condo together with Puerto Aventuras itself made this a great
and unique vacation. Here are the things that I think make it so
special: stepping off a large patio right onto the sand, a large
private 4 person hot tub on the patio, just to the left of the patio
is a fantastic 2 level pool with tiled water chairs and multiple zero
entry points(we could even watch our kids play in the pool from the
condo or the beach), a beach with several good qulaities- sandy
swimming areas right in front of the condo, private palapas &chairs
(no cost), calm water & some days it was as calm as a lake, a reef
close to shore for easy snorkeling(my 10 year old and I saw many sting
rays,a lobster, an octopus, a barracuda, and of course a lot of fish),
rocky areas down the beach with tidal pools to explore, and the Omni
Hotel next door will serve you drinks and has great lunches with a
restaurant right on the sand (about a 50-100 yard walk).

Puerto Aventuras is located in the middle of the Riviera Maya and the
activities are numerous. In PA there is a golf course, tennis
courts, a spa, a marina with sports fishing boats, two SCUBA diving
shops, paragliding, and access to sail boats, day cruisers, and
luxury yachts.
There is a lagoon where you can interact with dolphins, manatees and
stingrays. There are fourteen or more restaurants and numerous
small shops. Snorkeling and SCUBA diving are both superb. Close by
are fresh water cenotes (sinkholes)to swim, snorkel or dive in, and
there are also jungle tours, horseback riding, ATV rentals, sea
kayaking, and easily arranged day trips to Mayan ruins or beach
parks.
You will really love Puerto Aventuras!
