vacation rental description

"Cedar Haven on Angel Island" is an "Open Concept House" the
interior consists of open-beam consturction A stone pathway leads to
the front door, this pathway is set off with a bed of lavendar and
orchid gladiolas on the west side and geraniums on the east-side.
There are several roses, and phlox near the home, these plants
bring "Hummingbird Moths" and butterflys in August and September.

This home is light and airy, due to large 6'x 5' windows along the
front of the home. These windows provide light to the music room,
where you will find a baby grand piano and some music you can sort
through when you feel like playing. The dinning room and SE bedroom
also have these large windows with an additional windows on the west
end of the home providing light to the SE and NE bedrooms.

The living room window is 8' x 5' allowing for viewing of birds that
frequent the property.

The East end of this home contains a large expance of windows with
sliding glass doors opening into the music room. This home is filled
with ferns, vines, orchids and begonias. The music room opens into
the dinning room and kitchen area. The kitchen area is approximately
18'x 12' with two large 6'x 3'windows facing north with a view of
the surrounding forested area.

The main counter includes an 8 foot workspace, below one of the
large, north-facing windows. This large old-fashioned sink and
wonderful drainboard extends four feet; the remaining four feet is
covered with a four-foot butcher-block ending next to the
refrigerator for easy access. The dishwasher is equally well placed
sitting directly below the drainboard next to the sink.
Additionally, behind the butcher-block countertop there is a toaster
for four slices, a vegetable steamer and a blender for your use.

To the far left of the kitchen area there is a special coffee nook
with two coffee makers available for your use. Nearby there is also
a walk-in pantry for food storage etc.

Additionally, there is a large, comfortably high island with tiled
top and extensive shelving containing three covered frying pans,
covered casserol dishes, large and small mixing bowls, glass baking
dishes for pies, meatloafs or sweet breads and a bunt-cake pan.
there are sufficient salad bowls, platters, serving dishes and
several divided snack plates.

The laundry room is off the kitchen with an additional pedistal sink
for family members to wash their hands at.

Clean your fish outside near the dry-creek bed; where you will find
a table, and large pan for clean water available from the hose
connection; this will facilitate easy clean-up.

For your relaxation and enjoyment there is a love-seat near the
dining room. There are two six-foot tables set-up for your
convenience, one table may be used for puzzels, board or card games
and the other for meals.

The living room contains a lounge, recliner and a couple of swivel
chairs for your relaxation. Opposite the large window is a wall
containing candles, a light, simulating a moon; this light has a
dimmer, to provide a soft light durig the evening, it is connected
to a soft light next to the NW bedroom and the large comfortable
bathroom containing the clawfoot tub and an extensive countertop and
old-fashioned sink. Three-way mirrors, a supply of clean towels,
hand-towels and wash cloths. The bathroom lights are also controled
by the dimmer switch near the moon-light. This alows one to soak in
the clawfoot tub in a softly lit area in the evening or early
morning. Please note the chandler for the living room is positioned
next to the dimmer switch for the light above the dinning room table.

Sleeping acomodatons consists of two bedrooms with full sized beds,
a sleeper sofa as well as a day-bed in the living-room corner. Also
there is sufficient space in the music room for a full sized air-bed
if you wish to bring one with you.

There is a DSL computer available in the SE bedroom for your
convenience. If you bring your lap-top you may hook it into any
phone jsck. There is a Video and DVD player in the living room.

There is a small TV monitor in the living room, there are several
videos available, "Little Women", "On Golden Pond", "Made in
Heaven","Field of Dreams", "Apollo 13", "Diana Queen of Hearts",
"Legend of Spirit Dog", "White Fang" and "Energy Yoga". "In case it
rains!"

Bring your tennis rackets, we have a nice tennis court down by the
Community Association's pond. To find it follow Halo Drive past the
Community Center, walk until you see the pond then turn right and go
up the hill, you will see the tennis courts off to your right.

Please bring your boat or canoe if you have one. The island has it's
own boat dock, you can launch your boat there. Also, there is
sufficient room for you to store your trailer and boat near the rock
garden on the west side of the yard, this use to be a driveway and
you will find it sufficiently stable to utilize this area for
parking the boat and trailer.

There is a road that wraps around the island this is "Halo Drive" if
you walk back down the road you came in on "Bethel Drive", until you
come to "Halo Drive" take a right then walk a good block and a half,
you will come to the Community Center. There you will find a
sidewalk, if you use this sidewalk to walk beyond the Community
Center you will find a marvelous place to swim. There seem to be no
dangerous under currents, just a safe swimming area provided by the
Angel Island Association.

Now! Where the fish are! If you come early, you will find Pike in
the reeds near the swimming area, they are spawning in the spring
and any worm will get the attention of some big ones. You will find
small mouth bass plentiful near the bridge you used to cross onto
the island. On the opposite side near the boat dock, you will find
sun fish, etc.

Ross Creak Cedars, is a wonderful park filled with old cedar trees
of considerable size, a beautiful clear stream meanders through
their midst, creating the babbling brook sounds in that area. There
are short and long trails, benches to reat on, lots of shade loving
ferns and plants.

Ross Creak Cedars can easily be found by turning right onto Hwy 56
as you leave the island, then go about four miles and you will see
the big signs, this is my favorite place.

If you wish to see the sights, there is the walking bridge over the
Kootenai River you will find it easily if you take Hwy 56 over to
Hwy 2. Turn right at the junction and go about four to six miles and
you will see a large parking place overlooking the river. There are
hiking trails to the falls, these are to your right, there is also a
trail going to the left, this will take you to the walking bridge,
you can cross there to get to the other side of the river and from
there observe the cliffs from a different view point.

If you need groceries, the closest place you can go is Troy, it is
only 15 miles from here, as you leave the island simply turn left
and travel until you come to a T turn left and within one and a half
miles you will be entering Troy. They have a gracery store, library
and if you like turn right into the homes and find your way to the
river, there is a wonderful park, there, if you ask you will find a
path to a fishing pond specifically designed for young children,
they often have fishing derby's there and there are some good sized
fish stocked there to provide great fishing for young and old alike.

Fourth of July is a big day, with plenty of fireworks, and music
from morning to night! Please enjoy yourselves while you are here!
This is a great place to create fond memories.







vacation rental rates

The Property manager lives across the street, please contact him
for the key. Also, provide him with a copy of your drivers lisence
and sign two copies of the following rental agreement, one for us
and one for yourself.

Additionally, bring a Cashier's check in the amount of $900 for 1-4
people and $1100 for 5-8 people. Make the Cashier's check payable to
Lee Wood for rental of Cedar Haven; be sure to include the
appropriate dates. (example: Friday 4:00 PM - April 20th
thru Friday 11:00 AM - April 27th)

Weekly rental fee of $1100 includes a $1000 lodging fee and a $100
property management/housekeeping fee; likewise, the rental fee of
$900 includes a $800 lodging fee and a $100 property
management/housekeepiing fee.

Calendar:

Seasonal, Weekly-Rental available beginning April 13th, ending
October 31st. Weekly rental begins Friday 4:00 PM thru Friday
morning 11:00 AM the following week.

Off-season, weekly rental will be considered if a request is
submitted prior to September 30th. Once this request is confirmed, a
deposit of $500 will be required within two weeks.

This is the first year Cedar Haven on Angel Island is being offered
as a rental for vacations. The owner would like to encourage regular
use by a stable population. Therefore, if you enjoy your time here
this year and find you are interested in renting this vacation
property again for 2008, you may leave your deposit with us and you
will be assured your choice of next years calendar.

Please fill in the final portion of the contract and you will
immediately be given the time slot you request for 2008.

Rental Agreement

Security/Damage Deposit

A security deposit of $500 is required to hold your reservation. We
must receive your security deposit within ten (10) days of your
initial booking. Once it is received, your dates are officially
reserved.

This security deposit may be made as follows:

A Cashier's check listing the month/week (example: April 20th -
27th). Also, below your signature print your name and address.

We will also accept payment of your security/damage deposit by
credit card over the phone.

"Credit Card Authorization: I understand and consent to the use of
the credit card provided without original signature on the charge
slip, that a fax or photocopy of this agreement will serve as an
original, and that this Credit Card Authorization cannot be revoked
and will not termanate until 90 days after leased premises are
vacated.

Upon receiving your security deposit, a rental confirmation will be
mailed to you.

Your security deposit converts to a damage deposit. If the following
provisions are met, your deposit will be mailed to you within ten
(10) days after your departure.

No damage is done to the home or its contents.
No linens or household items are missing.
No early check-in or late check-out.
House has not been smoked in.

Cancelations

If you cancel more than 60 days before check-in, your security
deposit will be returned.

If you cancel less than 60 days before check-in, you will forfeit
your security deposit.

If you cancel and have already paid for your stay, we will refund
your payment for lodging.

The first day of the rental, there will be no refunds for any reason.

No credit will be given for shortened stays due to late arrival or
early departure for any reason.

No cancellations due to weather.


Rental agreement

Upon receiving your security deposit, a rental confirmation will be
mailed to you.

Upon your arrival at Cedar Haven on Angel Island, the designated
day, the property manager will provide you with two copies of this
rental agreement for your signature,(one for us and one for you) he
will also require a copy of your drivers license, and a certified
check for $1100 before providing you with a key to "Cedar Haven on
Angel Island".

Housekeeping

When you arrive, the home will be clean and set-up with linens and
as a courtesy we have included the following list of supplies to
accommodate the appropriate amount of guests:

Bath towels, hand towels, wash clothes, paper towels, and napkins
Dishwasher soap, hand soap, toilet paper, laundry soap and softener

No pets allowed. Guests who bring a pet or pets will forfeit their
security deposit and may be evicted from the property.

This is a non-smoking home. You are permitted to smoke outdoors on
the bench provided. Butts are to be disposed of properly and not
left anywhere on the property. Any violation of the smoking policy
will incur a $50.00 fine; if additional cleaning is necessary to
remove smoke odors from the house and/or linens, costs will be
subtracted from your deposit.

The clawfoot tub is provided for the enjoyment of guests. Please
keep children and older adults away from the tub unless there is
constant supervision.

We supply games and activities for our guests, however some games
have small pieces or parts and are not suitable for young children,
i.e. toddlers and infants, who may put things in their mo8ths. Do
not allow young children to play unsupervised with games.

Telephone service is local and emergency only. Please use a calling
card or cell phone.

Check-in time is no earlier than 4:00 PM Mountain Standard Time.
There is only a five hour window to completely clean, disinfect and
set-up for the next guests. Please respect this work schedule and do
not arrive early.

Checkout time is no later than 11:00 AM. If you do not vacate the
premises on time, you will be charged $143 for one (1) additional
night's stay.

Checkout procedures; Prior to checkout, all dishes should be washed
and put away. Beds may be left unmade, with sheets and pillowcases
left on. Towels should be placed in the laundry hamper. Before
leaving, set the thermostat to 60 degrees. Make sure all doors and
windows are shut and locked.

We will not be liable or responsible for personal items left behind,
lost or stolen.

If you leave an item and after checking out, realize you forgot it,
you may call us as soon as possible and we will arrange for
shipment. We will inform you of the shipping cost and with your
approval, will deduct it from your deposit to cover the expense.

Water system: We, here on the island have exceptionally clean, clear
water from wells up to 360 feet deep. Please help us to maintain
this wonderful clean water supply.

Septic system: Please remember that anything that goes down the
drain goes right into the ground and is absorbed by the
environment. Do not use liquid plumber or other similar types of
products. These products will pollute the ground water.

Additional Terms

You must be 21 years of age to rent this home and provide proof of
age, if requested.

The home has a maximum occupancy of eight (8) guests. Renters who
exceed the occupancy limit and falsify occupancy information at the
time of reservation are subject to eviction.

House parties are strictly prohibited and grounds for immediate
eviction.

Illegal substances are strictly prohibited and grounds for immediate
eviction.

There is an abundance of wildlife in the area. Guests are to respect
nature, please do not leave any garbage outside, as it may attract
dogs and other wildlife. Guests are to guard themselves and their
guests as appropriate.

Any exceptions to the rules and regulations as written here, must be
approved in writing in advance.

Rates, terms and conditions are subject to change without notice.

Force Majeure. There may be circumstances beyond our control and
contemplation, in which the property might not be available for your
booking. Examples of these include (but are not limited to)
destruction of, or severe damage to the property. In the event of
Force Majeure, we will do our best to make alternative arrangements
for you, then we will refund all monies paid. This will be the full
extent of our liability to you in such circumstances, and we will
not be responsible for any other costs connected with any such
cancellation, how-so-ever arising.

I have read and understand the rules and regulations. I certify that
I am at least 21 years of age and that I will be held responsible
for the care of this property being rentee under my name. I accept
full responsibility for damages or extra cleaning charges, should
they be discovered during or after departure.
