Vacation Rental Description

The house is over 3000sf and sits back from the hustle of River Road 
with 100 feet of Guadalupe River frontage. Guadalupe Haus 
welcomes the weekender's and winter Texans. All the comforts of home 
including a spectacular view of the most talked about river in 
Texas. Sit on the covered balcony above the river and watch the 
tubers go ambling by or from the covered front porch watch the deer 
grazing. 
Just down the lane is two sister properties the Casa Grande Guadelupe
that sleeps 16 and the Cabana Guadalupe sleeps 10. Both sit are river
front in a park like setting stone patio's and riverside fire pits.

What you will need to supply: Your own linens including sheets, 
pillow cases, and towels. 
We supply all the rest beds with a matress w/protector, pillow 
w/protector, comforter.Six bedrooms,  sleeps up to 16, three baths, 
fully equipped kitchen (down to muffin tins and cake pans), two full 
size refrigerators, and microwave.  The house has two large living 
areas (one up and one down).  Telephone, BBQ pit with smoker, cable 
t.v. (70+ channels), vcr. Full size 
washer and dryer. SLEEPS UP TO 16.

Vacation Rental Amenities

You can fish or launch your tubes/canoe's from a small private pier. 
There are three covered decks 2 overlooking the river, 2 concrete  
patios nearer the river. 
Rainbow Trout fishing at it's best from their southern most point of 
the U.S. just a cast away.

BD #4: 2 twins or trunle makes out to Queen - sleeps 2-3

Activities and Attractions

Tube & Shuttle RENTAL 200 YDS UP RIVER. 
5 miles south of Sattler on River Rd 11 miles from 1-35 in New 
Braunfels. 10 minutes away Canyon Lake community. There's a  
grocery store, good bakery and excellent breakfast brunch on 
Sunday's.
15 minutes to the Schlitterbahn water park and historic downtown 
New Braunfels with its German bakeries, fine dining in the center of 
town. Decorated with images of the Texas Bluebonnet and other Texas 
memorabilia. Visit the numerous Antique shops those of you who like 
to shop, you're in the midst of the finest shops in this part of 
Texas. Just 10 minutes from the San Marcos discount malls, Texas 
State University, historic Gruene, and 20 minutes for San Antonio 
and 30 minutes from the state Capitol in Austin and University of 
Texas. 
Short drive from San Marcos. Visit The Outlet Mall or 
Golf is plentiful in the surrounding area.
Tube rental facilities just minutes away. 
For the angler the best trout fishing in the state. 
So, wet your hook and catch dinner for the family.
For the boating and water-skiing crowd you're 15 minutes from 
launching at Canyon Lake.

Summer  "Extended Weekend Special" Sunday & Monday check-in only 
$650/night 3 night minimum.
$200 cleaning fee + tax on all rentals
Low Season October 1 - May 1 
$575/night 2-night minimum.

Reservations: 
All rentals require 2 night minimum stay 3 night stay on major 
holidays.
All rentals require deposit of one nights stay. Balance due in full 14
days prior to check in.
Refund policy:  There are no refunds for cancellations 
less than 45 days of reservation date. $75 cancellation fee for
cancellations made more than 45 days prior to check in.
Reservations not contingent upon availability or condition of rivers 
or water recreation facilities or weather.  
Check-in 4 p.m., Checkout 11 a.m. 
The owners of the Guadalupe Haus @ River Road welcome you to our 
river haus. The haus offers the best accommodations on the Guadalupe 
River without taking advantage of your budget. We do not raise 
prices on the holiday traveler but we do require a 3 night stay. 
We ask that you help maintain the property during your stay to help 
us keep the cost down for you. Email is the fastest way to contact 
the owner - as all email inquiries will be answered. The calendar is 
updated weekly.

Rates are subject to change at any time and do not include 10% sales 
tax. This is a family atmosphere and All students must be accompanied
by parents.
*Winter Texans call for details the house can easily be shared by 
two - three couples or divided up into two apartments. Two kitchens 
and two living areas. 
The following rules and conditions will be considered misuse of 
property and will cause loss of booking and forfeiture of rent. 
1.Smoking is not allowed in house. 2. pets are not allowed on the 
property. 3. Campfires and fireworks not allowed on the property. 4. 
Exceeding the maximum posted occupancy (16) is not allowed otherwise 
subject to $50/person. 5. RV's or tents on property are not allowed.
The owners of the Guadalupe Haus @ River Road are in no
way ever responsible for any accidents you may have on this property 
or the river. If you have an accident your own policy will have 
to cover any and all expenses for emergency room,ambulance, doctors, 
and/or hospitals. The owners of Guadalupe Haus @ River Road 
absolutely do not allow diving or swings on the property or out on 
the river. You enter river at your own risk.
