House Description:
This dramatic 6 year old Tri-Level Contemporary Cottage-Style home 
uniquely located on beautiful Cayuga Lake, yet conveniently 1 1/2 
mile City of Ithaca.  Large cozy home with hardwood floors 
throughout, cathedral ceilings, 5 guest rooms, 2 full bathrooms (tub 
& shower), living room, kitchen, dining room, laundry, all with 
pleasing decor.  Multiple level lakeside decks for great BBQ's, 
sunbathing etc.  Stairs to water for all your favorite water 
activities and more decking with private boat dock.  Have your 
cocktail on the dock and enjoy the beautiful sunset!  AND if the 
outdoor activities aren't enough enjoy relaxing in the screened 
porch 6 person Hot Tub (for adults only) with fiberoptic lights,lots 
of jets, t.v., with stunning views of the lake, Stewart Park, 
Cornell University to name just a few!  HOT TUB AND LAUNDRY EXTRA.  
This home is not wheelchair accessible.

First level entry into the house, one quest room - queen bed, t.v. 
with separate large balcony with Armoire and dresser overlooking 
living room and dining area.

Eight to nine stairs to the main level which includes a kitchen 
(fully equipped), living room, dining area, one quest room with a 
double bed, t.v., closet and dressers and other quest room with a 
queen bed, dresser and t.v.  Separate large bathroom with shower and 
tub.

Eight to nine stairs to last level - one quest room with a double 
bed, dresser and t.v., other quest room with a double bed, twin bed, 
dresser and t.v.  Large bathroom with shower and tub.  Laundry 
facilities on this floor (extra - see extra amenities in rental 
contract).

Other Details:
There is parking available right to door of home for 3 cars for Unit 
1.  If more than 3 cars will need to park on Rt. 89 across the 
street in front of the house.  (See attached Parking and Rules 
Agreement).

Miscellaneous: 
Plenty of closets/dressors and hangers for personal storage.  There 
will be extra blankets and linens.  SMOKING IS NOT PERMITTED IN THE 
HOUSE.  Plenty of towels, washclothes and beach towels provided.

Pets:
Are not allowed, unless arangements have been made between Landlord 
and Tenant/s with a pet agreement signed.  You will be responsible 
for cleaning up after pet.

Cleaning and Beds:
The entire house is fully cleaned on arrival and after departure.  
(See kitchen agreement in rental contract).  Beds are all cleaned 
with linens and comforter available in each room.  Tenants to strip 
all beds and put all linen in room marked by Landlord on departure.

Garbage: 
Tenants responsibility to dispose of their garbage; landlord will 
provide dump permit to use the county landfill, which is four miles 
away.  Recycling is also responsibility of tenant; landlord will 
provide details of recycling requirements/location one mile from 
property.   

Owner will not be held liable for any accidents incurred while 
staying at lake home.  While every pre-caution has been taken by the 
owner to avoid bodily harm, it is the Renters/Tenants responsibility 
to use proper caution when being near water, on the pier and on the 
deck, as well as when being on/inside and around the property.

Notice to Tenants:
Since this is a Lakefront community, the Town of Ithaca Zoning 
Regulations restrict tenancy to a family defined as those persons 
related by blood, marriage, a legal adoption or two unrelated 
individuals.

This is a quiet, lakefront community.  Excessive use of alcohol or 
loud noisy parties are prohibited and may result in loss of your 
security deposit.

LOWER UNIT IS ALSO AVAILABLE FOR RENT.  THIS IS A COMPLETELY 
SEPARATE UNIT.  UNIT HAS 2 BEDROOMS, LIVING/DINING ROOM, GALLEY 
KITCHEN, FULL BATHROOM AND WASHER/DRYER IN LAUNDRY ROOM.  WEEKLY 
RENTAL FOR THIS UNIT IS $1,300.00.  PLEASE EMAIL ME IF YOU WOULD

Vacation Rental Rates

June 2008                $2,000.00 week     (Rates are in $US)
July 2008                 2,300.00 week
July 4th week             2,300.00 week
August 2008               2,300.00 week
September Labor Day week  2,400.00 week

Weekly rentals are from Friday to Friday.  Check in 6:00 p.m. check 
out 11:00 a.m.

September 2008 to May 2009 inquire about week, weekend or day 
rentals.
Reservation Payment (l/2) due with returned and signed rental 
contract.  Remaining balance due 45 days prior arrival plus 
refundable $400.00 security deposit.  Security deposit refunded 
within 7 days of departure, pending no damages, additional cleaning.
