Easthampton at its Finest….brand new ,beautiful and quiet in prime 
location


Sounds too good to be true? Well it almost is…..

We are renting our brand new construction(finished end 2004) post 
modern/wood shingle style East Hampton compound in the Northwest 
Woods on 1 acre,set back from a small street(no yellow lines here!) 
on an elevated hill with extreme privacy and great sun exposure all 
day long.The setting is in a very quiet neighborhood with very few 
houses on a tiny road off the main and busy streets(great for kids 
playing on the driveway or road).

If you like to wake up to a sun filled bedroom and living room,watch 
the birds sitting on your master suite balcony while sipping a hot 
latte in bed and enjoy watching the occasional deer,rabbit,turtle or 
wild turkey strolling through your backyard then you have found what 
you are looking for.

You are in driving distance(3 min) to very private Sammy’s beach on 
the Bay side and Three Mile Harbour and a 7 minute drive away from 
the Ocean beaches of Easthampton.


The compound(main house,detached 2 car garage and poolhouse) 
consists of a 3000 sqft main house with double height ceiling living 
room and a huge windowfront,an oversized fireplace,a spacious 
gourmet kitchen with stainless steel appliances and a gas 
stove,granite countertops and master artisan tiling.
We have a total of 4 very spacious and airy bedrooms(actually 5 if 
you count the extra den which has a very comfortable and large 2 
sleeper pull out couch)including 2 master suites(both of which have 
Jacuzzi bathtubs)and also 4 bathrooms(one for each room)not counting 
the powder room downstairs.Ceiling fans,air conditioning throughout 
the house,oil fired high efficiency boiler,radiant floor heating in 
the master bath suite upstairs for the marble floor tiles are some 
of the additional features that can be found .Other amenities 
include a very large size detached garage( 2 cars,plenty of 
additional  room for motorcycle,kayak,bikes) with pull up storage 
above and a beautiful terracotta tiled pool house with a red brick 
veranda that leads to and surrounds the 18x36 heated pool.
A red brick walkway connects the pool/lounge area to the large cedar 
deck with Weber barbecue and screened lanai(which doubles as a 
balcony for the master suite upstairs).

One of the most beautiful features of the house is the feeling of 
flow and great sense of air ,space and light.Most colors are held in 
light tones(linen walls,white trim)to accentuate the beach 
feeling ..a very talented designer helped us match the European 
style furniture(think upscale Pottery Barn) and color schemes with 
the existing structure.

Remember we have built the house for ourselves,it is in immaculate 
condition and all furnishings are top quality.This is NOT a 
dedicated investment property for rental income with substandard 
furniture and interior.You will probably find that we are a little 
more picky when choosing the right party to rent,however it will 
benefit all who end up renting with us..

There is nothing not to love about this house and absolutely no 
drawbacks(such as busy road,noisy airport,dump,shooting club or 
other nuisances in the vicinity)),remember we built the house for 
ourselves and only the best location/material/build quality would do
(who wants a second class beach house??).
The best way is to come out on any given weekend and 
have a look for yourself(we are out there almost every weekend to 
maintain our sanity..)

stereo system, gas stove in fully equipped gourmet kitchen with
microwave/hood,all stainless steel appliances,plenty of pots/pans,sink
disposal,dishwasher and Weber BBQ grill on deck,outdoor
shower,hammock in the woods, fully alarmed, brand new washer/dryer in
basement, 1 adult and 2 kids bicycle/s,fireplace/wood, all linens
included. 
Dozens of video/DVD's, classic, action, drama, comedy, and children. Pool 
rafts & toys,4 teak lounge chairs and tables,outdoor seating for 8
with umbrella,2 teak benches(1 close to the pool),4 teak lounge chairs
for pool area with cushions
 Dining table expands to seat a total of 12
Huge basement(unfinished),bilco access to basement,ping pong and air
hockey table and heavy bag/boxing in basement

Activities and Attractions

Swimming on ocean(9 min drive) and bay beaches(5 min drive),fishing 
in Montauk(25 minutes away),walking in nature reserve,lounging in 
hammock sipping a cocktail(or 2)..BBQ on cedar deck..go for a bike 
ride and visit Cedar Point..collect shells on the very private and 
quiet bay beaches or just relax !!!
We would love to be able to provide you with our beach pass,however 
they are vehicle/registration specific and we can not pass them 
on..the town beaches regulations provide for daily parking at 
Atlantic Beach for $ 10/vehicle/day and at Main Beach at $ 
15/vehicle/day if you do not have a season pass.You can also get a 
season pass for all town beaches for $ 225/vehicle/season,you will 
need a copy of the lease and your vehicle registration to get one at 
Town Hall in Easthampton.We have been told that we will NOT be able 
to get these passes for you...sorry about that but the town 
restricts what we can do for you..

Vacation Rental Rates

Rates for Summer 2008:

$ 7900 per week(6 nights/7 days) in peak season(May-September)
$30,000 for the entire month of July
- weekly rentals start on Saturdays(after 11:00 am)and end on 
Fridays (by 3:00pm)to allow time for cleaning
- absolutely NO  :weekend rentals,prom/post prom or party rentals,New
Year's Eve rentals,one or 2 day rentals,wedding rentals, PLEASE !
- families welcome
- no pets please
- utilities(heating oil,electricity,LP gas based on consumption) and 
final cleaning fee($250) extra,all US telephone calls including long
distance included,a security deposit of $ 1900 will be   
necessary and will be fully refunded if no damage is done
- no maid service is included,1x/week(usually close to your arrival)
pool cleaning is included
- we are also renting in the off-season and winter time(house is 
brand new,well insulated and has a beautiful wood fireplace)
- rates for off season are at a significant discount of 35%-50% off
the season rates(please call/ e mail for details)
-returning renters in good standing also get a loyalty discount
