Perfectly located on a quiet street right in downtown Santa Fe, Capitol Casa is a lovely home with a huge hot tub seating 7 in a private garden. Small or large groups are comfortably accommodated in three bedrooms, a fourth bedroom/den and a fifth bedroom/den, with three full bathrooms. Gal pals love that up to 14 can sleep separately.  Five couples can sleep in king beds, with 1 more in a queen sleep sofa.  Families love the large den with its spacious living area for the kids.  Flexible rates make it accessible for small groups or large of up to 17 people. No need to organize drives to town or to walk a mile or more--you can stroll everywhere in the downtown core and pop back to the house for a rest or to unload your shopping bags!

Built in the 1920's, the carefully updated adobe house is beautifully furnished with a tasteful mix of neat antiques, plush sofas and firm beds. Original art by New Mexico artists and Southwest artifacts are on display, and richly colored Oriental rugs brighten the oak floors throughout. Enjoy luxurious freshly pressed fine cotton sheets in 3-sheet system, down pillows and duvets, thick towels, and robes.  We use fragrance-free hypoallergenic laundry products.

A spacious den/bedroom with game table, desk, TV and stereo is downstairs, nicely separated from the bedrooms. A second den offers more room to spread out. Capitol Casa is approximately 2,500 square feet, plus the big front porch with old-fashioned glider, antique bench and patio chairs. The garden patio has plenty of seating, sun umbrella, dining tables, gas and charcoal grills, hot tub and view to the mountains. The fun kitchen is fully equipped with cooking utensils, gourmet stainless pots, new appliances, china and flatware for 16, plus the original high-backed sink and pine cabinets. Carport and off-street parking for 3 cars on site, more on-street and atour office next door. In the next block are playgrounds with multiple play structures and basketball hoops. Airport shuttle services will drop off and pick up at the house.

The house is thoughtfully stocked to make your stay pleasant, including two
stereos, four cable TV's, and a collection of movies made in Santa Fe. Free wireless DSL. Sundries such as soap, detergent and robes are supplied. The hot tub has a cover lifter for easy access and a state of the art low-chemical purification process.

Flexible accommodations:  Sleeps up to 14 in beds, 2 in sleeper sofa, 1 in
roll-away = 17.  12 singles can sleep in separate beds, plus 1 more in sleeper sofa and 1 in a rollaway twin = 14 singles.  5 couples can sleep in king beds, and a 6th couple in living room sleeper sofa = 6 couples.  Rates are based on 8 people, to enable small or large groups to enjoy the house.

* Second bedroom: California king bed, next to a bathroom with separate shower and tub.
* Third bedroom: Two twin beds that convert to a king, French door to garden patio, next to the stairs down to the dens and the third full bathroom.
* Fourth bedroom:  Large bedroom/den has 3 twins set up as daybeds, a trundle giving you the choice of 1 or 2 twins or king, a roll-away twin, two dressing areas in walk-in closets; game table, cable TV & VCR/DVD, stereo, games. It works well as a second living room, with good separation for the kids.
* Fifth bedroom:  Small Den has trundle that can be set up as 1 or 2 twins, or as a king.  Privacy curtain screens beds from the entrance to third full bathroom.
* Living Room: Queen sleeper sofa with new mattress.

You'll love walking 5 minutes down Old Santa Fe Trail to the historic Plaza; or 5 minutes over to Canyon Road; or strolling to museums, galleries, restaurants, sightseeing, shopping, grocery store. Ski 1/2 hour up the mountain, hike in the mountains, or take the kids to the playgrounds down the street. Explore the fascinating surrounding region with numerous Indian pueblos and interesting ruins. Come home and relax in the big bubbling outdoor hot tub with foot massage jets and waterfall before you gather for drinks on the breezy front porch. Then walk to dinner at one of Santa Fe's many fine restaurants.  After dinner, enjoy the stars while you warm up by the chimenea firepot in the private back garden patio.

Shorter bookings accepted for infill year-round, within one month of arrival, some adjacent bookings, or if minimum stay rate is paid.  We will book a shorter rental for the minimum stay but leave unwanted nights open on our calendar, and refund the rent for those nights if another group takes them.

Rates are based on 8 people, flexible to accommodate small groups as well as large. Over 8 people, add $30 per person per night. Children are welcome, and count as people too. Infants in parent's bed or port-a-cribs are not counted.

Security deposit, $500 per stay or per week, to cover damages or extra cleaning charges.
