Vacation Rental Description

Two private wooded acres with 300+ feet of sand walkout frontage at 
the base of the cove where the infamous Elephant Rock sits a short 
paddle from our beach. Chrystal clear Phillips Lake(Lucerne)is the 
setting for our three story gambrel log-sided home with three large 
bedrooms and two full baths. A five minute drive away, and 
overlooking the lake, is the beautiful four star Lucerne Inn and its 
18 hole golf course and fine dining. Acadia National Park and Bar 
Harbor are within an hours drive, the historic city of Bangor and its 
international airport are 20 minutes away.  The quaint city of 
Ellsworth is a 20 minute drive in the direction of Bar Harbor.

This is a fabulous property for multiple or extended family 
gatherings. The log house is large, fully-equipped and comfortable.  
The interior walls are wood slabs and the ceiling in the kitchen is 
actually small peeled trees!  

There is a slate hearth with a glass fronted, propane-fired parlor 
stove in the living room.  The bedrooms are spacious.  The 30 foot screen porch 
overlooking the lake is where you will probably spend much of 
your "indoor" time.  As the house is a year-round property, there is 
a well and septic system.  

Overall, the setting is idealic.  There are few (if any) properties 
for rent on this popular lake that offer the privacy and frontage 
available here.

There is no smoking allowed inside the house or screen porch.

within a ten mile drive, but you must have an appropriately-sized

Bangor, Ellsworth, or Bar Harbor * Visiting Acadia National Park in 
all its beauty * Just Chilling *

Vacation Rental Rates

2008 Rates  This property has just gone back into rental service.

Check-in 4:00 p.m.   Check-out  10:00 a.m.  

Nightly rate $225 with a minimum of three (3) nights.
Weekly high-season rates start at $1,300 for parties of up to six people.  Each additional person 
(up to eight total) is $100 per week.  Multiple week discounts apply.

The entire off-season is available for rent for $1,200 per month plus utilities.

A 7% Maine Lodging Tax Applies to all weekly summer rentals.  It does not apply to long-term off-
season rental.  There are no hidden or additional fees for cleaning, boat usage, etc.

Unfortunately, check-in and check-out times cannot be flexible 
because of the size of the property and time required to clean it 
before the next occupants arrive.  

A 50% deposit is required at the time the reservation is made.

The remaining 50% deposit and a $300 security deposit are due 30 
days prior to your arrival date.  The security deposit will be 
refunded in full unless there is cause to withhold all or a portion 
for damages or excessive cleaning.

Cancellation Policy:

Due to the nature of the vacation rental market, refundable 
cancellations may not be possible if notice is received too late and 
the property cannot be re-rented for the same week; therefore the 
following policy applies:

Within 60 days from occupancy:  Loss of deposit and taxes thereon 
(if the property cannot be re-rented)  A cancellation fee of $100 applies.
Within 30 days: Loss of full payment and taxes thereon (if the 
property cannot be re-rented) A cancellation fee of $100 applies.
