Vacation Rental Description

   Luxurious 2 B/R 2 Bath oceanside condominium on the famous Ali'I 
Drive in lovely Kailua-Kona on the Big Island of Hawaii. Truly 
oceanfront.  You will never have to leave your lanai to enjoy the 
true feeling of 'Aloha'.  "What is mine is yours'!  Watch whales, 
dolphins, turtles and surfers frolic in an unobstucted oceanfront 
view.  Our goal is to make you feel at home, and we hope that we 
have given you the tools to truly enjoy your vacation, without the 
burdens of shopping for the 'toys'!  You can enjoy your private 
vacation, without the neighors looking in from next door while 
enjoying an unbelievable ocean view from almost every room.  

Vacation Rental Amenities

     The Banyan Tree  Condo complex offers a beautiful pool,hot tub,
and BBQ to fully enjoy your paradise retreat.  There are many 
native Hawaiian flowers and plants and several varieties of song 
birds. The complex is small (20 units), so frequently you will find 
yourself alone in our pool which is built right at the 
ocean  and offers a spectacular view of the Pacific Ocean. There is 
also a grassy area with lounges for relaxing and sunbathing.   
Located by the pool and hot tub is an outdoor shower to rinse off 
the days sand and a gas BBQ to cook up the catch of the day…or your 
hamburgers the kids are starving for! If you like you can dine 
oceanside at one of our pool tables. After dinner take the 
private 'keyed' elevator to your unit and enjoy the sunset from your 
own private lanai...no one can see you here!    
 Next to the Banyan Tree complex is a small county park that has a 
small sandy beach and easy entry into the ocean. There is never-
ending entertainment with the colorful surfers and their antics 
right in front of the condo, and with the convenience store across 
the street there is very little reason to ever go anywhere!

Snorkel gear:  Sorry, we feel this is a personal item and if you’re 
staying over 3 days then you should buy them at K-Mart, Wal-Mart or 
Costco.  Under 3 days rent. Millers right up the street is good. (1 
block North)
  
Activities Closet and Information Center

Bedroom 2 with TV & VCR New Appliances. Wireless DSL High Speed 
Internet. 

There is no air conditioning, but we have fans in every room and as 
the complex is keyed entry, you can safely leave your doors open, 
with just the screen locked.We are quite comfortable with the breeze.

The owners phone number!  This way...should there be a problem...we 
hope not...you can call...direct!
            

Activities and Attractions

   We highly recommend the self-guided tours in the guide
book The Big Island Revealed 4th Edition.  (We accidently discovered 
that the picture featured on the "Where To Stay" chapter...was take 
from OUR lanai!)  We have it, but if you want to read up on it 
before you r stay...buy it..it's worth it. 
   Except for deep sea fishing (you don't need a license for ocean 
fishing) & helicopter rides, there is almost nothing you can’t visit 
and enjoy on your own. There are many activity pamphlets in the 
condo in the info book for Luau's, para-sailing, sunset sailing and 
the Capt. Beans Booze Cruise. There are also info pamphlets on most 
of the State Parks including Volcano's in the binder.  The book 
gives you the information you will want.  
Snorkeling,surfing,sunbathing, and whale watching(in season)  you 
can do from the unit!  You can even pet a turtle...if he's in the 
mood!  

Nearby: Hiking, horseback riding, golf, and shopping.  Many 
galleries of local artists to browse as well as strolling thru the 
farmers markets.  
   My favorite..lying beside our oceanside pool (with a nice 
tropical drink) and just enjoying life...it doesn't get any better 
than this!  

Vacation Rental Rates

Rental Rates
Year Round Rates $235.00 per night 5 night minimum, unless between 
bookings. ($1645.00 a week) Check our availability calender..it's 
current!

Deposits:
An initial deposit of $200.00 is due within the first week of 
booking your reservation (that will hold your space). The remaining 
balance is due 60 days prior to your arrival date. Full payment is 
due if your reservation is made within the 60 day period prior to 
your arrival.

Additional Fees:
Hawaii State Tax of 11.42%            
(I know... it's crazy)
and Cleaning Fee of $135.00
If you lose the elevator key it costs $50.00  (association rules…not 
mine)

Cancellations & Refunds:
Cancellations must be made 60 days prior to your arrival date. 
Refunds will be issued unless we cannot re-book our condo for the 
dates in question. Refunds MAY be credited to future booking at 
owners discretion if we are unable to rebook (Don't worry... we're 
honest and we've been there!) No refunds will be given on shortened 
stays.

Occupancy:
There is a King bed in the master bedroom. A queen and a twin bed in 
the "Woody Board Room" There is a queen blow up mattress and a twin 
pad for the floor... how many you want to sleep is up to you! It can 
get tight!   (our kids frequently slept on the floor!) You will 
however only get 2 keys! An additional cleaning fee may apply (if I 
get charged extra), so if you pick up a little and wash your towels 
before checkout... it pays.

Check in time is 4:00pm and Check out time is 11:00 am.  Sorry no 
exceptions unless previously arranged.  We usually have people 
coming in the same day, and we need it clean for our guests!  Mahalo
