Vacation Rental Description

A new 4 Bed/3 Bath Mediterranean style Villa with pool and extended deck,in a conservation area, to let for  
short or long holidays in central Florida. 
 
The cathedral ceilinged lounge area comprises 3 couches, 2*2 seater, 1*3s eater [converts to a queen sofa  
bed], plus TV/DVD/radio/cd player & various occasional tables with lamps. The TV is cable thought Brighthouse  
as is the high speed internet access and telephone supplying free phone calls within the USA and Canada. 
 
The dining area has a table and seating for 6 plus a further table and seating for 4 in the kitchen nook.  
 
The kitchen has all mod cons and there are two stools to the breakfast bar where the telephone is found. 
 
There is a bookcase with books/CDs DVDs etc. to borrow in the hallway plus a folder of information advice.  
 
There are two identical double en-suite bedrooms with TV and clock radios to the rear overlooking the pool &  
wetlands which are in full sun until late afternoon. The R. also has a DVD/MP3/CD player  and telephone  
handset plus the modem for the Broadband Internet. The 2 twin bedrooms are to the side and front of the villa  
sharing a full bathroom. This has direct access to one bedroom  and also the hallway. The front bedroom also  
has a TV point and the side one space for a crib. There are full bedding bales for both a crib and the sofa bed. 
 
All laundry faclities are in the garage plus an old childs buggy and a gas bar B Q.  The Bar B Q must NOT be used  
in the 'cage'  but either in front of the property on the driveway or on the concrete slabs outside of the decking.  
If the decking is found to be marked, you will be charged for the repaint. 
 
All household linens are supplied, in duplicate plus 4 pool towels.

Vacation Rental Amenities

There are no actual amenties within in this small sub division of 96  homes, ourselves being in an enclave of 12  
to the rear of the esate and overlooking the wetlands. A lovely quiet area and so safe for children. 
 
Reunion and Champions Gate are near neighbours. These have shops, gas, stables, golf and a waterpark.  
There is a CVS drug store for day to day needs just outside the entrance to the estate, and  
further stores are in the process of being built.

Activities and Attractions

The 192W to Kissimme, for all the shops and shows, is about 10  Minutes north, Disney is 8 minutes using the  
I4 and we are midway between  the Space and Gulf coasts - approx 1hr10. 
 
Orlando International Drive and the Outlet Malls are approx 20 minutes.  
Both Orlando and Sanford airports are an easy 30 minutes and 1 hour by the direct Florida Greenway, toll road. 
Two gas stations, 7/11, Publix supermarket, Wallgreen drug store, banks, Macdonalds, hairdresser/nails,  
Chinese and Italian take away,  plus a few other small stores, are about 1 mile West at Champions Gate.

Vacation Rental Rates

Prices from  
$550- $750 per week, dependant on season. 
$20 per day pool heating upon request [minimum of 4 days]  
An extra cleaning charge of $65 will be incurred for bookings of less than 5 days or/and a pet in residence.
