Vacation Rental Description

Come and enjoy our 5-bedroom, 3 full bath home overlooking beautiful 
Lake Anna.   
Our house was just built in 2004 and we have been improving it ever 
since.  Last year we paved the driveway and this year we added a 
full-size stainless-steel propane grill, new digital TV, and a 
horseshoe pit. 
Located one block off US route 522 at the Louisa County line on the 
main (public) side of the lake most convenient to Culpeper, Warrenton, 
and Northern Virginia.  Our community boat launch ramp is just a 1-minute 
drive (or 8-minute walk) where there is a covered picnic area and plenty 
of parking for cars and trailers.  If you need a covered slip to moor 
your boat overnight, please ask -- we can usually make arrangements 
for you.   
We have a huge back yard where you can set up a volley ball net, play 
horseshoes, or kick a soccer ball.  We have a computer complete with 
unlimited Internet access so you can check your e-mail 
while you are away.  The upstairs is perfect for two couples or a 
bunch of kids: 8 beds, a full-sized air-hockey table, a new TV for  
video games, and a private bath. 
MAIN LEVEL - Master BR: 1 queen; BR2: 1 double; BR3: 1 double 
UPSTAIRS - BR4: 1 double + 4 singles; BR5: 1 double + 1 single; Open 
Area: 1 futon. 
This is a non-smoking house, except for outside on the front porch  
and back deck.  This is not a waterfront property, but you will have 
full water access and one of the best water views on the lake.

Vacation Rental Amenities

Our 32" Satellite TV with TIVO; DVD/VCR player with DVD movie library; 
desktop computer; wireless Internet service; 3 cordless phones; air 
conditioning; large fully equipped kitchen with breakfast counter, 
microwave oven, toaster, dishwasher, ice-maker, all dishes and 
utensils and many small appliances; new stainless-steel 
propane BBQ grill on back desk with utensils; full size washer and  
dryer facilities including laundry soap; large front porch with chairs 
to enjoy the stunning views of the lake; full-size air hockey table;  
two person soaking tub in addition to shower in Master Bedroom.  Linens 
are available for a small fee.  
There is a 2nd TV in the Master bedroom and a 3rd TV upstairs that can 
be used for the kids' video games.  The only thing missing is you!

Activities and Attractions

Boating, fishing, jetskiing, golf, wineries, hiking, restaurants, 
shopping, site-seeing, birdwatching, antiquing, museums.  Did I 
mention boating, fishing, and jetskiing?  Lake Anna State Park is a 
short distance by car or boat.  Special events all year round 
including Bluegrass Festival, Jazz in the Vineyard, and the Bluemount 
Concert series.  Take a day trip to King's Dominion, less than an  
hour away.  Louisa is a 15 minute drive, Fredericksburg 45 minutes, 
Richmond 55 minutes, Culpeper 35 minutes, Warrenton 50 minutes, and 
Washington DC is just 2 hours away.  Along the way you will find a 
treasure trove of Civil War history including the National  
Battlefield Park in Manassas.

Vacation Rental Rates

Full weeks preferred, Sun-Sun, weekends will be considered on a 
case-by-case basis. 
Spring       (Mar 13 thru Apr 30): $880  week, $564 weekend, $72 night 
Early summer (May  1 thru Jun 20): $980  week, $628 weekend, $80 night 
Mid summer   (Jun 21 thru Aug 23): $1285 week, $822 weekend, $106 night 
Late summer  (Aug 24 thru Sep 11): $1080 week, $692 weekend, $88 night 
Fall         (Sep 12 thru Nov 29): $920  week, $588 weekend, $76 night 
Winter       (Nov 30 thru Mar 12): $580  week, $372 weekend, $48 night 
 
***  Because of our transition to Fri-Fri rentals, we find ourselves 
with a partial week (6 nights) that is not yet rented this summer. 
August 23rd through 28th (check out on the 29th) 
 
We can rent this short week for only $625 !!!!

A weekend is defined as two nights, beginning Friday at 4PM and ending 
Sunday at noon. 
Cleaning fee is $85.  There is a $120 premium for any week or weekend 
that overlaps a federal holiday such as Labor Day, Thanksgiving, 
Christmas, New Years, MLK Day, Easter, Memorial Day, or Independence Day. 
1 dogs is welcome at no extra charge.  Any additional dogs can stay 
for a small fee.  No cats, please. 
Your $400 damage deposit will hold your reservation and is fully 
refundable until 60 days prior to your check-in date. 
After check-out and successful property inspection your deposit will 
be refunded by mail. 
Check-in time is 4:00PM, check-out time is noon.  
Linen service is available for a very low $10 per bed or you can bring 
your own sheets and towels. 
You won't find a nicer house at this price anywhere on the lake!
