newly built home has to offer. Our villa has the best quality  
finishes and products located within the exclusive gated  
neighborhood of The Villas at South Padre Island. If you want a  
truly luxury unforgettable vacation, our villa is the perfect place  
for your next beach vacation!!  
 
The villa is very spacious with over 5000 sqft of living area, two  
story living rooms, travertine arches, vaulted ceilings and circular  
iron railings with a granite step staircase. The unobstructed views  
of the Gulf of Mexico are breathtaking!! And your own private gate  
to the beach. 
 
As you anticipate the start of your perfect vacation, the two story  
foyer to this luxurious home has ice beige marble floors. Our 3  
story villa has a private elevator for access to the living quarters  
and the 3rd floor entertainment area with two fireplaces. There is  
natural stone throughout with various locations featuring cathedral  
style arches. Once you finish your day at the beach or your swim in  
your heated private pool, your home away from home has access to a  
Bar-B-Q. The clubhouse also has a larger lap pool, children's pool,  
jacuzzi and other amenities such as a tennis court & rainbow  
children’s play system. The clubhouse and its amenites include a  
pool table, air hockey, foosball table, workout gym and access to a  
full size kitchen located available for guests that are staying  
longer than 30 days.  
 
When traveling with a large family, this home is perfect because two  
of the 6 bedrooms are set up as master suites with king beds. If you

Unit description: 
This tastefully decorated formal main living room has a sofa and two  
oversize chairs, and a 42" plasma TV and a 65" LCD TV. Your kitchen, dining, master  
bedrooms and living rooms have beach views. You can also enjoy the  
Gulf of Mexico from several private balconies.  
 
The custom built gourmet kitchen has all of your home conveniences  
with all new appliances, two Sub-Zero refrigerators with ice maker,  
dishwasher and built in Thermador oven and microwave gives you the  
option of cooking a full gourmet meal. A new Whirlpool full size  
washer and dryer in the laundry room. You do not have to worry about  
going to the Laundromat or washing in a hot environment.  
 
Master bedroom (1st Floor): Features a king size sleigh bed, two  
night stands with marble countertops and lamps, mirror/dresser and  
private bathroom with a separate walk in shower and a corner Jacuzzi  
tub for two. Enjoy your morning coffee in the private patio facing  
the pool and beach. 
 
Jr. Mater Suite (3rd Floor): Features a king size canopy bed, two  
night stands/ dresser and armoire for hanging cloths. Access to a  
bathroom with a granite countertop vanity and twin glass bowel sinks  
with an glass block extra large shower. Enjoy your morning coffee in  
the private balcony facing the Gulf of Mexico or from your bedroom.  
 
Children’s bedroom (2nd Floor): Two twin bunk beds. Great room for  
your kids with their own private bathroom. (tub shower combo) 
 
Princess bedroom (2nd Floor): Queen bed, two nightstands, armoire  
for hanging cloths, dresser and private bathroom that also has a  
Kohler Jetted tub shower combo, and a Juliet balcony.  
 
Bronze bedroom (1st Floor): Leather queen sleigh bed with accent  
slate walls, private entrance and bathroom with beautiful travertine  
marble, glass shower door and glass mosaic half moon shower mosaic  
shower. 
 
Blue Room(3rd Floor): Queen leather sleigh bed and a terrace.  
Located on the 3rd floor next to large wet bar and upper living room  
with two queen sofa sleepers with a 61- in flat screen DLP TV.  
 
Satellite TV or cable TV is available throughout the house.

Kitchen, Coffeemaker, Hair Dryer, separate built-in Thermador Oven,  
Sub Zero Side by Side Refrigerator with ice maker and filtered water  
system, second sub zero refrigerator also located in kitchen,  
Cooking utensils provided (pots/ pans/ baking sheets/ tableware),  
Spa quality towels (Ralph Lauren) in bathrooms provided, Beach  
towels and beach toys provided, Beach Umbrellas and chairs provided,  
Iron and Board, Gas Grill (BBQ- upon request) if separate from the  
complex grill is needed), A portable crib, play pen, high chair,  
walker, security gate and infant swing available upon request, No  
pets, The clubhouse offers a full kitchen and outdoor children's  
pool, lap and adult pool and jacuzzi, tennis courts, gym, pool  
table, and rainbow play system gym for children. Clubhouse and game  
room is only avaialbe for rentals greater than 30 days.

Pets. 
 
If you need umbrellas and beach chairs, not a problem, they are  
conveniently located in the garage for your use as well as other  
beach gear. 
 
Free transportation from Brownsville Airport is available by  
contacting the Rio Gulf Coast express shuttle. The Rio Gulf Coast  
express shuttle stops at the Brownsville airport every 30 minutes  
from 6 am to 7 pm.

Enjoy the many attractions in the area including the Schlitterbahn  
Water Park Resort, fishing, shopping, golfing, or spend a day  
shopping the open air markets in Matamoros, Mexico (be sure to bring  
your passport or birth certificate). 
  
In addition there is Hiking, Biking, Golf, Tennis, Fitness Center,  
Gym, Miniature golf, Go-Carts, Amusement Parks, Fishing, Hunting,  
Wildlife Viewing (Laguna Atascosa Preserve among others), Horseback  
Riding on the beach, Shopping, Restaurants, Cinemas, Museums,  
Sightseeing, Swimming, Snorkeling/Diving, Boating, Sailing,  
Waterskiing, Waverunner rental shops, Surfing, Windsurfing,  
Parasailing, Jet Skiing, Shelling, Rafting. You amy also enjoy a  
drive along the beach located a couple of miles down Padre Blvd. on  
the north side of the Island. Brownsville Offers a Children's  
museum, Gladys Porter Zoo and other attractions. If you just want to  
shop visit Sunrise Mall in Brownsville or downtown Brownsville for  
your world shopping experience.

Vacation Rental Rates

Peak and Holiday Rate $1800/night .. $9500/week (3 night minimum) 5 night rental $8500.00 
Promotional rate for these specific dates: 5/28/08-6/2/08 5 nts for $6200.00 
                                           6/28/08-7/2/08 4 nts for $5000.00   
 
Low Season $1200/night .. $6500/week  (3 night minimum) After September 2, 2008 except holidays. 
 
Rates are based on a 12 person maximum occupancy.  Additional person may apply. 
$1000.00 refundable deposit after checkout and inspection and payment clearing. 
13.5% taxes applies 
$200.00 cleaning fee
