Vacation Rental Description

                    Brand New Patio Villa

This brand new Cabot Cove patio villa is located in the Village of Duval 
just south of Lake Sumter Landing square and surrounded by the 
Bogart Executive Course, the Bacall Executive Course, and the Cane 
Garden Championship Course.  There are no less than seven Villages 
pools within a quarter mile of the villa with the Cypress Glen 
Regional Recreation Center and Truman Village Recreation Center 
nearby.

The villa has almost 1200 square feet of climate controlled living 
space and has been professionally furnished and decorated by The 
Villages with all color coordinated appointments including a king 
size bed in the Master bedroom and a queen size bed in the Guest 
bedroom.  The Master bedroom has a large walk-in closet and a TV 
with remote.  The Master bath has an enclosed shower/bath area so 
the mirror won’t fog up while doing make-up or shaving!  There are 
ceiling fans in each bedroom and in the Living area.  The Living 
area has a beautiful entertainment center containing a TV with 
remote, VCR, DVD player, and CD/tuner stereo.  The Kitchen has 
everything you will need from making a quick sandwich to cooking a 
four course, gourmet dinner.  It also has a counter off the Dining 
area with two bar stools.  The Dining area will seat four 
comfortably and has sliding glass doors leading out to an open patio 
area with a gas BBQ grill.  The washer and dryer are located in a 
Laundry area just off the Kitchen, not in the Garage!  The Garage 
has room for a full size car and a golf cart.  The screened Lanai 
has room for a patio table and four chairs.

We also have available for our guests' use a Club Car electric golf 
cart with lights, turn signal, and rain enclosure for leisurely 
travel in and around The Villages.

Your rental fee includes all utilities, cable TV in the Living room 
and Master bedroom, local phone service, lawn service, twice a week 
trash collection, and taxes.  All bed and bath linens and towels are 
provided.

Smoking is prohibited inside the villa including the garage, but 
smoking is permitted on the lanai.  No pets are allowed.

Vacation Rental Amenities

Master Bedroom:
King size bed, cable TV with remote, ceiling fan, two night tables 
with lamps, clock radio, walk-in closet.

Master Bath:
Vanity with large mirror, separately enclosed bath/shower with 
sliding glass doors, hair dryer.

Guest Bedroom:
Queen size bed, ceiling fan, two night tables with lamps, 10 ft long 
closet with sliding doors.

Kitchen:
Ice maker refrigerator, self cleaning gas range with timer, 
dishwasher, microwave, toaster, coffee maker, crock pot, hand mixer, 
dining counter with bar stools, laundry area off kitchen with 
washer/dryer, sliding door pantry, double basin sink.  There is also 
a vacuum cleaner, iron and ironing board available.

Living Area:
Entertainment center, cable TV with remote, VCR, DVD player, 
CD/tuner stereo, cordless phone with answering machine feature.

Dining Area:
Dining table seats four comfortably and also has a leaf, sliding 
glass doors to open patio with gas grill.

In order to fully enjoy the amenities of The Villages, you may want 
the (optional) Villages Amenity Transfer ID Card to give all the 
privileges that you would have as if you were a resident which 
includes free golf at all Executive golf courses for walkers 
(there’s a nominal fee for using a cart) and access to all 
Championship golf courses and also access to all Adult and Family 
pools plus other Villages amenities.  Villages Amenity Transfer ID 
Cards can be obtained through the Villages for a one time fee of 
$50 per couple, good for the length of your rental period.

Activities and Attractions

The Villages is an active 55+ adult community.  There are literally 
hundreds of activities for you to enjoy as a resident guest.  For 
example:

The Villages has two large squares, The Villages Town Square at 
Spanish Springs and The Villages Market Square at Lake Sumter 
Landing.  Each of these squares offers fine dining, specialty shops, 
movie theaters, music, dancing, special events, and much more.  The 
Villages has food stores, fast food restaurants, drug stores, liquor 
stores, clothing stores, it even has its own hospital for those 
unexpected occurrences.  Outside The Villages you’ll find nearby 
shopping centers with Lowes, Wal-Mart, Bells; everything from 
franchise chains to flea markets to unique “Ma & Pa” merchants.  The 
only thing we can think of that The Villages doesn’t have is “snow”!

Disneyworld, Universal Studios, Sea World in Orlando and Daytona 
Beach are only a 75 minute drive, and Tampa, St Pete, and Clearwater 
are only 90 minutes away.
                  
The Villages has a shuttle service between The Villages and the 
Orlando Airport.  Contact information for these services is

Jun – Aug  $1100/month; $400/week
Sep – Oct	  $1500/month; $500/week
Nov – Dec	  $1600/month; $550/week

2009
Jan – Mar	  $2600/month (no weekly rentals)
Apr        $1800/month; $550/week
May        $1250/month; $450/week
Jun – Aug  $1200/month; $450/week
Sep – Oct	  $1600/month; $550/week
Nov – Dec	  $1700/month; $600/week

Rates are for 2 adults, each additional tenant is subject to a 
supplementary charge, please inquire.  Visitors up to 10 days each 
are no extra charge.

Half of total rental fee is due upon signing lease along with a $500 
security deposit.  Remainder due prior to arrival.  No dates are 
held until initial rental fee is received.  Security deposit is 
fully refundable upon satisfactory inspection of rental property 
after departure.   We ask all guests to leave the rental property as 
they found it in order to avoid additional cleaning/maintenance 
fees.  Thank you.
