Vacation Rental Description

The “Andes Cabin Retreat”  and “ Pepacton Waters Getaway” (see this 
other listing on 
this site) are situated along a quiet dirt road and adjoin thousands 
of acres of the 
Pepacton Reservoir. They look out upon tens of thousands of acres of 
the forever wild 
Catskill Park. A 10 minute walk from the front door will have you 
fishing on NYC’s 
largest reservoir. I have a boat you can use if you have a fishing 
license and reservoir 
permit. The quiet winding road that runs below my properties is a 
favorite for 
bicyclists—you will see only 7 homes between my place & Downsville—a 
distance of 
14 miles. No homes are visible from the property except for the 
neighboring alpaca 
farm, which is a 1/4 mile away, and that is only 
visible during the winter.

Organic plantings of apple, pear, nut, and cherry trees dot the 
properties but I have 
mainly planted hundreds of trees and flowers that support wildlife. I 
have sighted 136 
species of birds on my property—from eagles to bluebirds. A pond and 
two streams 
are on the house portion of the properties-ask for permission to use 
the pond and 
streams.

This is a quiet haven for naturalists and I do not want any off road 
machines of any 
kind whining about, be it ski mobiles, ATVs, dirt bikes or any 
variation on that theme. 
No smoking indoors.

The secluded properties are only 10 and 20 minutes away from shops, 
galleries  and 
restaurants in the delightful Villages of Andes and Margaretville.

A well behaved dog is welcome but no cats--some people have allergies.

If you are hiking about the mountains or just relaxing curled up by 
the fire reading a 
book, or sitting out on the deck with a beverage of choice awaiting 
the fireflies to 
dance across the field under a star studded sky, I hope you find this 
a comfortable 
mountain retreat to recharge & reconnect.

Vacation Rental Amenities

The Cabin is newly furnished & decorated in 2006, 3 bedrooms, two 
bathrooms, a 
main room with a cathedral ceiling & balcony and has ceiling fans, 
wood stove, double 
glass doors leading to the front deck, windows all around bring in 
the outdoors. New 
floors & all new appliances including; washer, dryer, dishwasher, 
microwave, refrigerator, small 
food processor & all kitchenware—everything from coffee grinder to 
saki cups plus a 
32” TV with surround sound system/radio/dvd/cd/vhs/tape player (no TV reception--
but a Video 
store is in town & I have some movies--or bring your own and a 
gamebox.) DSL, All new 
deck furniture and charcoal bbq grill plus a fire pit.

Activities and Attractions

There are 5 ski resorts in the area as well as snow tubing and
snowshoeing--bring crampons for the high peaks during the winter 
months.
The area offers swimming, hiking, kayaking, canoeing, tubing, great 
fishing, biking, restaurants, shops, antiquing, 3 auction houses, 
horseback riding, golf courses, a petting zoo, Delaware & Ulster Rail
Ride, galleries, concerts, festivals, several museums, as well as a
day trip to the Cooperstown Baseball Hall of Fame and 
the Farmer’s Museum/Fenimore Cooper Museum in Cooperstown, Woodstock,
The Dia Center & Frederick Church Museum, also the area offers yoga,
massage, Reiki and a variety of
alternative healing techniques.

Vacation Rental Rates

Peak Season: Memorial Day to )ctober 31st /Off Peak November 1st to 
mid-May
Two night minimum (all weekends include Fri afternnoon to early 
Sunday Evening): . 
Peak: $300 a night	    Off/Peak: $250 a night       extra night $175. 
Three day minimums for Holidays— $300. per night
Four day minimums for Thanksgiving, Christmas, New Years— $300 a night
Mid-week Mon.—Thur. (2 night minimum): Peak: $250 a night
	Off/Peak: $225 a night
Weekly rentals run Friday late afternoon to following Friday 
morning:  
               Peak: $1200.	         Off/Peak: $1000.
Monthly: Peak: $4800.	         Off/Peak: $3600.  
Season—Memorial Day to Labor Day: $15,000. 
Have a large group of people, consider renting both homes—see my

(maximum for both homes—12 people.)No young children (infants are okay.)
A security deposit of 30% ($250. minimum) is required to reserve the
rental (40% if a pet or children are accompanying you.) 
The full amount of the rental is required two weeks prior to the start
of the rental period. 
Termination will 
have a full refund if they are received at least 30 days prior to the 
start of the rental. 
Termination received within 15-30 days of the start of the rental 
start will forfeit half 
the deposit. Termination received within 15 days of the start of the 
rental start will 
forfeit the entire deposit. An $80 cash cleaning fee must be left at 
the house at the 
end of the rental. For rentals of less than 7 days Delaware County 
sales tax of 8 
percent must be added.
