The "Pepacton Waters Getaway" and "Andes Cabin Retreat" (see this
other listing on
this site) are situated along a quiet dirt road and adjoin thousands
of acres of the
Pepacton Reservoir. They look out upon tens of thousands of acres of
the forever wild
Catskill Park. A 10 minute walk from the front door will have you
fishing on NYC’s
largest reservoir. I have a boat you can use if you have a fishing
license and reservoir
permit. The quiet winding road that runs below my properties is a
favorite for
bicyclists—you will see only 7 homes between my place & Downsville—a
distance of
14 miles. No homes are visible from the property except for the
neighboring alpaca
farm, which is a 1/4 mile away, and that is only visible during the
winter
Organic plantings of apple, pear, nut, and cherry trees dot the
properties but I have
mainly planted hundreds of trees and flowers that support wildlife. I
have sighted 136
species of birds on my property—from eagles to bluebirds.
There is a pond and two mountain streams, one of which passes below
an overlook
situated amongst mature hemlocks. This is a wonderful spot to read a
book as is the
the bench under the cherry tree next to the pond. Explore the series
of trails that wind
about the tiered property of field and forest and you will discover
these and other
little natural events.
When I am here I allow any renters that may be renting my cabin, that
is across and up
the road, the use of the pond, but that is entirely up to you. They
may ask, please do
not feel pressured to do so.
This is a quiet haven for naturalists and I do not want any off road
machines of any
kind whining about, be it ski mobiles, ATVs, dirt bikes or any
variation on that theme.
No smoking indoors.
The secluded properties are only 10 and 20 minutes away from the
galleries, shops
and restaurants of the delightful Villages of Andes and Margaretville.
A well behaved dog is welcome but no cats--some people have allergies.
If you are hiking about the mountains or just relaxing curled up by
the fire reading a
book, or sitting out on the deck with a beverage of choice awaiting
the fireflies to
dance across the field under a star studded sky, I hope you find this
a comfortable
mountain retreat to recharge & reconnect.

The house has an open main room with cathedral ceiling, DSL, full sound
system—cd/dvd/
tape/radio, wood stove and a covered front deck. One bedroom with a
queen bed, a
loft with a queen & single futon that pull out on the floor, a
pullout futon couch in the
living room. The loft has a TV & dvd/vhs player (no TV reception--but
a Video
store is in town.) The kitchen is equipped with new dinnerware, a new
convection
broiler and a new set of stick free heavy pots. It also has a
microwave, blender, small
food processor and drip coffee pot. There is a music/computer room
should you want
to set up a laptop or play on a classic fender rhodes piano. The deck
has a new table
and deck chairs and there is a charcoal bbq grill. A fire pit is in
the side yard.

The area offers swimming, hiking, kayaking, canoeing, tubing, great
fishing, biking,
restaurants, shops, antiquing, 3 auction houses,
horseback riding,
golf courses, a petting zoo, Delaware & Ulster Rail Ride, galleries,
concerts, festivals,
several museums, as well as a day trip to the Cooperstown Baseball
Hall of Fame and
the Farmer’s Museum/Fenimore Cooper Museum in Cooperstown, skiing,
snowshoeing--bring crampons for the high peaks during the winter
months, also the area offers yoga, massage, Reiki and a variety of
alternative healing techniques.

Peak Season: Memorial Day to Columbus Day /Off Peak mid-October to
mid-May
Two night minimum (all weekends include Fri afternnoon to early
Sunday Evening):
Peak: $250 a night Off/Peak: $225 a night extra night $150
Three day minimums for Holidays— $275. per night
Four day minimums for Thanksgiving, Christmas, New Years— $300 a night
Mid-week Mon.—Thur. (2 night minimum): Peak: $225 a night
Off/Peak: $225 a night extra night $150
Weekly rentals run Friday late afternoon to the following Friday
morning:
Peak: $900 Off/Peak: $800.

(maximum for both homes—12 people.)
A security deposit of 30% is required to reserve the rental (40% if a pet or children are
accompanying you.) The full
amount of the
rental is required two weeks prior to the start of the rental period.
Termination will
have a full refund if they are received at least 30 days prior to the
start of the rental.
Termination received within 15-30 days of the start of the rental
start will forfeit half
the deposit. Termination received within 15 days of the start of the
rental start will
forfeit the entire deposit. An $80 cash cleaning fee must be left at
the house at the
end of the rental. For rentals of less than 7 days Delaware County
sales tax of 8
percent must be added.
