Located in a quiet residential neighborhood just (4) blocks South of
Atlantic Boulevard. Easy access to Interstate 95 and the Florida
Turnpike makes us centrally located to Ft Lauderdale, Boca Raton,
West Palm Beach, and Miami. You can enjoy a short (1200) Foot walk
to the Beach, or stay at home and enjoy the Heated In-ground Pool,
and Heated Hot Tub, in the privacy of your own backyard. If you’re
looking for a quiet place to relax in style, look no further.
The Manatee House: Our name, and many of our decorations, has been
inspired by these gentle giants that frequent the waters of South
Florida. Whether a Manatee, Sea Turtle, Dolphin, or Alligator, a
glimpse of one of these majestic animals in the wild is memorable.
We support any conservation effort that not only helps these animals
survive, but thrive in South Florida, to be enjoyed by many
generations to come.
You’ll be greeted by our Manatee Mailbox, a Custom Design made
locally in the Florida Keys and unique to the neighborhood. The
front of the property is lined by swaying, mature, Foxtail Palm
Trees and a white picket Fence. The entry way is marked by a
Manatee sculpture and (2) Pink Adirondack Chairs. Off-Street Parking is
available for (4) Vehicles.
Inside is Traditional Florida. Soft colors, lots of natural light,
soaring ceilings, and Porcelain Tile throughout. Beautiful Crown
Molding and Custom Trim accent the entire home. Central Air
Conditioning and a Heat Pump provide Electronically Programmable
year round Climate Control. Sizable Closets hold a Built-in
Dresser, in each Bedroom, for added floor space. Oversized Sliding
Glass Doors lead to the In-Ground Pool and Hot Tub. Hibiscus Hedges
and Palm Trees line the backyard for an added measure of privacy.

Room-by-Room Descriptions:
Spacious Kitchen
Right out of the pages of any upscale Home Magazine, the massive
Kitchen features 12’ Ceilings. Solid Surface Corian Counters sit
atop Custom Made Cabinets that were designed and installed by
Europform, best known for their fine cabinetry work on Luxury
Yachts. Overhead Cabinets have Glass Fronts with wood window style
inserts. A built-in Refrigerator and Dishwasher have matching wood
cabinet faces installed. Additional appliances include a Glass Top
Range, Range Hood Microwave, Toaster Oven, Programmable Coffee
Maker, and a Blender . . . for Margaritas by the Pool! The Antique
Kitchen Table looks out onto the Pool Deck through an 8’x10’ Sliding
Glass Door.
Living Room
Highlighted by 12’ Ceilings, the Living Room looks onto the Pool
Deck through another 8’x10’ Sliding Glass Door. There’s plenty of
room for the whole family. Furniture includes an oversized Feather
Sofa, (2) oversized Chairs with Ottomans, a Wicker Rocker, a large
Coffee Table, and a side table under the window. An Antique Armoire
encloses the Projection TV, VCR, Onkyo Compact Stereo with CD
Player, and DVD Player. Just close the doors and they disappear. A
remote control Ceiling Fan helps keep you cool.
Master Suite with Open Floor Plan Master Bath
A Sanctuary for the Adults! The Master Suite is centered on a King
Size Bed. The Open Floor Plan includes a (2) Person Therapeutic Hot
Air Tub, imported from Montreal, facing into the bedroom. Your
choice, the Tonight Show from the Bed, or the Tonight Show from the
Tub on the 37” Flat Panel Television! Appointments include 12’
Ceilings, a remote control Ceiling Fan, and (4) East Facing Windows
to enjoy the morning Sun. The shower fixture in the Master Bath is
strictly for a refreshing spray after a relaxing bubble bath.
Sorry, there is no surround that allows for every day showering in
the Hot Air Tub.
Bedroom #2
Located on the West Side of the Home, opposite the Master Suite,
Bedroom #2 features an additional King Size Bed. This room has 8’
Ceilings and a second Door provides access directly to the Main
Bathroom. This Bedroom features a 37” Flat Panel Television. Two
West facing windows provide plenty of natural light.
Bedroom #3
Located near the front of the house, and adjoining Bedroom #2, this
is our “flex” room. Bedroom #3 is furnished with a Trundle Bed. At
your request, Bedroom #3 can be configured as (2) Single Beds, or
(1) King Bed. This Bedroom has 8’ Ceilings, (2) South Facing
Windows, and includes a 37” Flat Panel Television.
Main Bathroom
Antique, Antique, Antique! Did we mention the Antique furnishings
in the Main Bathroom? We started with a Glass Enclosed Walk-In
Shower and Kohler Pull Flush Toilet, and added an Antique Vanity
with a Custom fitted Granite Top and Sink. This room is further
accented by an Antique Light, Antique Sconces, and an Antique
Mirror. All faucets in the Main Bathroom are Gold Plated.
Pool and Hot Tub Area
Centered on a Custom Formed In-Ground Swimming Pool, the backyard is
a place to escape and relax. The Pool features new Diamond Cote,
Coping, Cool Deck and a Heater installed Fall of 2006. Pool depths
range from (3) Feet on the East end to (9) Feet on the West End.
Additionally, new for 2006, we’ve added a (5) person, (7) Foot
Square, Heated Hot Tub. A Custom Cover keeps the Hot Tub clean and
ready for the next use. Enjoy Drinks at the “Tiki” Style Grass Top
Umbrella Table. Additional amenities include (2) Lounge Chairs, (2)
Floating Lounge Chairs, and a Gas Grill.
Cabana Bathroom
Remodeled in Fall of 2006, we stripped it to the concrete and
started from scratch. The Cabana Bathroom is a “Cottage Design”
inspired Full Bath with a Walk-In Shower, Vanity, and Toilet. This
Bathroom is only accessible from the Pool Deck, but a welcomed
addition when the family is getting ready for dinner. The Cabana
Bathroom is cooled by a window Air Conditioner. Please be sure this
Air Conditioner is “Off” when not in use!
Laundry Room
The Laundry Room sits adjacent to the Master Suite, behind a closed
door. The Laundry features a Heavy Duty Super Capacity KitchenAid
Washer and Dryer, Iron, Ironing Board, Mops, Broom, and Vacuum. The
Laundry Room has an outside door that leads to the side yard. A
Clothes Line and Trash Cans are located outside the Laundry Room
Door. Both side yards are secured by Gates on the East and West
sides of the house that sit behind an additional Gate at the front
walk.
Garage
The Garage has been secured and locked as a storage area for the
owners. Guests do not have access to this area.

Deposit – 50% of Rental Fee is due with Reservation
Balance of Rental Fee, all applicable Taxes, and Security Deposit
are due on or before (30) Days prior to your scheduled Arrival Date
Cancellation must be received (60) Days, or more, prior to your
scheduled Date of Arrival for a full refund of your deposit.
Cancellations received less than (60) Days prior to your scheduled
Date of Arrival will forfeit all deposits, unless the property can
be re-rented for your stay dates. If we are able to re-rent the
property for your cancelled dates, a full refund of your deposit
will be made.
Payments can be made by Personal Check (preferred) or Visa and
MasterCard through Paypal. For those guests that chose to use Visa
or MasterCard, a 2.9% Paypal Fee will be assessed on your total.
Please note, if using your Credit Card the 2.9% Paypal Fee can not
be refunded due to Cancellation or when returning your Security
Deposit.
Security Deposit, in full or in part, will be refunded no later than
(3) weeks from the time of your departure. (Typically much sooner)
In the event that all or a portion of your security deposit has been
withheld, a detailed written Damage Report will be provided.
Security Deposit refunds are made by check through US Mail.
