Beautiful views from this 1,265 square foot, gulf side, 6th floor condominium unit at Siesta
Breakers Resort Condominiums, a gated resort. The kitchen, dining room, living room, guest
bathroom, master bathroom, and master bedroom change area, have just been updated. The living room
opens through 14 foot, floor to ceiling glass doors onto a screened lanai that over-looks the pool,
Crescent Beach and the sparkling aqua blue waters of the Gulf of Mexico. The master bedroom also
opens onto the screened lanai, through 5 foot glass doors. Enjoy the balmy breeze from the lanai
with a spectacular view of the gulf. You see a view of the Gulf of Mexico and Crescent Beach as
soon as you enter the front door, reflected in 15 feet of floor to ceiling mirrors on the living
room wall. You have complete access to all Siesta Breakers Resort amenities, including heated pool,
tennis courts (night play on both), private beach area, complete with beach lounges, and chairs.
You also have a reserved covered parking area for your vehicle.

Activities and Attractions
It is all here at Siesta Breakers Resort Condominiums in Siesta Key, the elegant beach condominium
resort. Siesta Key is an eight-mile long barrier island, just offshore of Sarasota, directly on the
Gulf of Mexico, and has the finest soft white sand beaches in the state. The sand is 99% pure
quartz, soft and cool on the feet. Siesta Key has three wonderful beaches on the Gulf of Mexico,
where you can play, relax, or walk along the water's edge, Crescent Beach, Turtle Beach, and Siesta
Key Public Beach.
Crescent Beach offers lush, white sands, azure waters, and stunning sunsets, but it is relatively
secluded and quiet, as it has only one public access road. Located just south of Siesta Public
Beach, the beach scene here tends to be more peaceful and private. Crescent Beach, noted for its
crescent shape, extends for 2 ½ miles from the northern tip of Siesta Key, south past Siesta Key
Public Beach to Point of Rocks, a lovely snorkeling and diving area that is rich with coral rock
formations as well as colorful and abundant marine life. There are no lifeguards or facilities
available to the public on Crescent Beach.
Turtle Beach is located on the south end of Siesta Key. The sand on Turtle Beach is a bit courser,
browner and shellier than on Crescent Beach and Siesta Key Public Beach to the north. Less crowded
than Siesta Key Public Beach, and offers plenty of free parking. A short ½ walk south offers access
to Palmer Point Beach on Casey Key. Turtle Beach has no lifeguards, but has restrooms, picnic
tables and showers.
Siesta Key Public Beach offering the same lush, white sands, azure waters, and stunning sunsets, is
located on the north end of Siesta Key, and is ¾ of a mile long. There are 800 parking spaces to
accommodate visitors, shallow water depth in the near shore area, and year round lifeguard
protection. Siesta Key Public Beach is within easy walking distance of Siesta Village, with many
quaint shops, restaurants and nightly entertainment. Siesta Key Public Beach also has food and
souvenir concessions, restrooms, picnic tables and showers.
Enjoy the sunshine and tropical breeze while you track the flight of pelicans and shorebirds, and
keep an eye out for the playful dolphins. Take your pick of fishing, shelling, swimming,
parasailing, boating, snorkeling, or just walking the beach. Enjoy your holiday in the Florida
sunshine relaxing on a private piece of world famous Crescent Beach with silky white quartz sands to

Rental Rates:
All rental rates are in U.S. dollars (USD).
Rental rates are all inclusive.

A monthly stay is considered 28 nights and includes a discount from the Siesta Breakers Resort
Condominiums weekly rental rate.
Extra nights are prorated from weekly or monthly rental rate.
Add USD $100 per reservation for security personnel Apr 5th to Apr 19th & Jul 4th week.
From January 1st to Aug 1st, a 25% discount from listed Siesta Breakers Resort Condominiums is
offered to “New Renters”.
From January 1st to Aug 1st, a 30% discount from listed Siesta Breakers Resort Condominiums is
offered to “Repeat Renters”.
From August 1st to January 1st, a 40% discount from listed Siesta Breakers Resort Condominiums is
offered for the1st week rental, 45% for the 2nd week rental, 50% for the 3rd week rental, and weeks
1, 2, and 3 rentals must be consecutive.
Make a reservation for your next stay within 1 week after your departure, and you will receive
current year rental rates (excluding sell-off specials).
Payment Method:
To protect your financial information and enable you to make your deposit(s) timely, the security
and convenience of payment by PayPal is available, and you may use a credit card as a funding source
for your account at no charge to you, Visa, Mastercard, AMEX, Discover, e-Check, or PayPal (sign
onto PayPal to easily set up an account).
Reservation Deposit:
An advance deposit of USD $300 is required to confirm a reservation.
50% or USD $300 (whichever is greater) is required to confirm a reservation made 90 days or less
prior to arrival.
Your reservation is not confirmed until the confirmation deposit has been received.
Payment / Balance Due:
50% of the balance is due 90 days prior to arrival.
Remaining balance is due 30 days prior to arrival.
Upon receipt of remaining balance due, plus security deposit, keys to unit #603 will be mailed to
you.
Security Deposit:
A USD $300 security deposit is required and is due along with remaining rental balance 30 days prior
to arrival.
The security deposit is refundable 60 days after departure providing that there has been no damage
or additional cleaning required too bring the unit back to its original condition, and keys have
been returned to owner.
Arrival & Departure:
Check-in after 4:00 PM; Check-out before 10:00 AM (No Exceptions).
You are required by Florida state law to register at the Siesta Breakers Resort Condominiums rental
office on the next work day if you arrive after office hours or on the weekend. Rental office
hours: 9:00 A.M. to 4:30 P.M., Monday to Friday.
If you arrive before 4:00 P.M., and the unit has already been cleaned, you may enter the unit,
otherwise you must wait until the cleaning staff have finished cleaning and departed the unit.
Luggage may not be brought up to the unit the cleaning staff have departed the unit.
Occupancy:
Standard occupancy is 4 persons.
Maximum occupancy is 6 persons.
Lessee(s) must be 21 years of age or older.
Add USD $100 per week for each additional person over standard occupancy (this charge eligible for
owner discount). Children under 12 exempt from over standard occupancy charge.
No occupants under the age of 21 are allowed unless accompanied by parent or guardian.
Only the number of adults and children specified in this rental agreement are allowed to stay as
guests for this rental.
If the number in your party exceeds the maximum allowable, you may be subject to eviction and/or
complete forfeiture of security deposit.
Cancellations / Change of Dates / Refunds:
To avoid forfeiture of deposits, cancellation requests must be made in writing, and must be given 90
days prior to occupancy date. A refund will then be issued minus a USD $75 cancellation fee.
In the event of a less than 90 days notification, an attempt will be made to rent the reserved
rental period, and if successful, lessee(s) will receive a refund minus a USD $75 cancellation fee,
minus any additional discounts given to rent the reserved rental period.
If there is a request for change of dates, the same policy applies.
Telephones:
All telephone charges made to the unit phone number will be deducted from your security deposit.
There is no charge for local phone calls.
Smoking:
NO SMOKING ALLOWED IN UNIT. If smoking is discovered, a cleaning fee of USD $250 will be deducted
from the security deposit. This fee returns the unit to non-smoking status and covers the costs of
steam-cleaning all bedspreads, upholstery and carpets.
Pets:
NO PETS ALLOWED IN UNIT OR ON THE PROPERTY. Violation of this provision will result in immediate
eviction, and the Rent Deposit will be forfeited. USD $200 will be deducted from security deposit
for evidence of and/or damage caused by pets.
RV's, Trucks, Boats, Trailers, Motorcycles, or Motor Scooters:
NOT ALLOWED
Lockouts:
Should you have a complete lock-out situation, there is a combination Master security lock on the
door handle of the unit front door with keys in it.
Keys:
Upon receipt of remaining balance due, plus security deposit, keys to unit #603 will be mailed to
you. Keys are to be returned to owner after departure.
