This air conditioned house benefits from two carpeted Master Bedrooms both with King Size beds. The main Master Bedroom over looks the swimming pool via French Doors and has a delightful fully tiled bathroom, with a Japanese 'Wet Room' with two shower heads, toilet and basin. The lanai can be accessed from this bathroom and the French doors. This room also has a walk in closet, ceiling fan, low level lighting, bedside tables, tall boy and dressing table.

The second Master Bedroom also has a tiled bathroom with a shower over bath, sliding shower door, toilet and basin. It also has a walk in closet, a ceiling fan, low level lighting, bed side tables, tall boy and dressing table. It has beautiful patio door views of the 2nd Fairway, the golf course water feature and the fruit trees situated in the garden.

The guest bedroom is carpeted and has twin beds, which can be converted into a King sized bed. The room also has a bed side table, low level lighting and ceiling fan. It has a built in double sliding door closet and a separate smaller closet containing towels, beach towels and bed linen.

The main bathroom, situated opposite the guest room, has access to the lanai and is also fully tiled with luxurious shower, large sliding shower doors, toilet and basin.

The Den/4th bedroom is carpeted and has a large Queen sized comfortable sofa bed. This room is situated off the second Master Bedroom and when it is not being used as a bedroom, it can serve as a second living room as it is equipped with coffee table, plenty of reading books, 26" wall mounted flat screen Higher Definition (HD) Cable TV and wireless internet access.

On request, there is a child's 'Pack 'n' Play' cribb for a small child.

The living room has a stunning front bay window with views of the front garden. It also has French doors that open onto the lanai. This open plan room has comfortable floor tiles, with two couches, a six seater glass dining table, coffee table and a 30" flat screen HD Cable TV with DVD/CD player. It has a Breakfast Bar, with three stools that over look Thomasville units and well equipped kitchen. This has a large 4 ring electric cooker, large fridge freezer, microwave, dishwasher and 10 foot Corian Counter. Cutlery, glasses and plates for 8 settings together with pots, pans, toaster, coffee maker, juicer and kettle. The kitchen also has a set of French doors that can be accessed from the lanai.

The lanai is equipped with patio furniture, a 6 seater glass dining table, 8 extremely comfortable sun loungers. The sun on the lanai can be enjoyed all day long and there is pool and deck lighting for evening use.

There is also a beautiful wooden sun deck situated in the back yard. Access is from the rear master bedroom patio doors or from the lanai.

A new addition is our outside cooking facilities, situated in the lanai. This is equipped with a gas grill, separate gas burner, sink, extractor fan, BBQ equipment and poolside plates and glasses.

The laundry facilities are situated in the double garage and they comprise of a sink, with running water, a top loading washing machine, a dryer, an iron and ironing board, a vacuum cleaner and another large fridge freezer for drinks.

In addition there is also another single garage that contains an electric golf cart, which can be used on request, together with a set of clubs with golf bags. Remote garage opener. Alarm system within the house.

The pool is warmed by solar and electric power. Winter months from Nov - Mar may require the pool to be electrically heated.

This is a well equipped house and in addition it provides cleaning products, bathroom tissue, dishwasher/laundry products, refuse bags, condiments etc with no extra cost to the renter.

The Palm Aire Golf Community lies very close to the I75 and is easily accessible. Sarasota is situated south of Tampa which is a 45 minute drive, Sarasota Airport is a 10 minute drive and the beaches are 15 minutes away and include Lido Beach, Siesta Key, Long Boat Key and Anna Maria Island. Sarasota has many exciting restaurants, shops and a beautiful marina. Main Street and St Armands Circle must not be missed! It boasts of theatres, art shops and it's very own Ringling Art Museum. THIS HOUSE SLEEPS 8 GUESTS ONLY, WHICH INCLUDES CHILDREN ABOVE THE AGE OF 3.

This is a well equipped house and in addition it provides cleaning products,bathroom tissue, dishwasher/laundry products, refuse bags, condiments etc with no extra cost to the renter.

The following rates include pre and post cleaning and ALL utility costs and 12% tourism tax (required by law).

The pool is warmed by solar and electric power. Solar heat is free and warms the pool very well in the spring and summer months. Fall and winter months from Nov - Mar may require the pool to be electrically heated. Add $15 per day for electronic pool heat for these months if required.

For 7 nights May 1st - Oct 31st 2012:

$1,400 pw / £900 pw (includes solar pool heat)

For 7 nights Nov 1st - Dec 21st 2012 (low season):

$1,200 pw / £800 pw (not including electric pool heat)

Thanksgiving and Christmas weeks:

$1,600 pw / £1,050 pw (not including electric pool heat)

There are discounts for 2 people staying for one to three weeks only or monthly in low season, please inquire.

Jan 1st - Apr 30th 2013 is rented MONTHLY ONLY (28 nights):

$5,000 pm / £3, 200 pm  (including electric pool heat)

$4,600 pm / £2,880 pm (not including electric pool heat)

A 25% deposit and completed booking form are required to secure a reservation.

Unlimited local calls. Long distance and International calls will need a calling card.

Unlimited access to the Internet via High Speed Wireless Connection.

$500 or £350 Refundable Security Deposit for rentals less than a month (if no damage is reported)

$1,000 or £600  Refundable Security Deposit for rentals of a month or more (if no damage is reported)

Single pets will be considered on an individual basis for guests staying 1 month or more only and a non refundable pet deposit may be added.

No smoking within the house please or Security Deposit will be forfeited.
