Welcome To Paradise – the way you always dreamed about it! 
 
Join the dolphins and birds in a tropical paradise as the sun rises over the brilliant turquoise  
Caribbean Sea.  The magnificent Sea Breeze Villa is part of a small private enclave of five  
individually owned homes named Caye Villas that share a private beach and pool and are situated in  
the tropical gardens of a former coconut plantation, Mata Grande, on beautiful Ambergris Caye in  
Belize.  The villa is located just over four miles north of San Pedro Town Center, just close enough  
to enjoy the charm of San Pedro, but far enough away for privacy, peace and exclusivity.  On arrival  
you will find lush tropical vegetation, white sandy beaches, swaying palm trees, peace and serenity  
with stunning views of the sparkling Caribbean Sea and the Belize Barrier Reef.  To get here, you  
will enjoy an relaxing boat ride in a private water taxi and will have the chance to enjoy some of  
the lovely scenery along the way.  One round-trip group transportation to the villa from the San  
Pedro Airstrip will be coordinated for you and is included in the rental rate. 
 
Sea Breeze Villa is a private two-story residence that is decorated with island charm and features  
three bedrooms and four full hand-tiled bathrooms with huge walk-in showers. It was featured  
on "House Hunters International" when we purchased it so you will be staying in a well-known place. 
 
The main floor is on the second level with its own private terrace.  It features an open great room  
living area with polished soaring vaulted Belizean hardwood ceilings, coral stone floors and a pair  
of French doors that lead onto a spacious veranda with comfortable seating, a colorful hammock and  
magnificent views.  From every vantage point in this large open room and the huge terrace, you will  
feel the gentle sea breezes and enjoy stunning views of the beach and the Belize Barrier Reef across  
an open expanse of turquoise Caribbean Sea.   There is a colorful ceramic tiled full bath on this  
level for your convenience that includes a full size shower.   
 
Our kitchen area is uniquely appointed with Belizean mahogany cabinets with hand-made glazed ceramic  
tiles complete with a mahogany breakfast bar and bar stools for casual eating or hanging with the  
cook.  You’ll find it fully stocked and well equipped including a gas stove that heats up extremely  
fast; a microwave for quick meals, a dishwasher to make clean up a breeze; a new refrigerator with  
an ice maker (rare on the island); a coffee maker and a blender for mixing those exotic, long, cool  
tropical drinks as well as many other small appliances including an ice cream maker. 
 
We also have an electric grill that can be used alone or on its stand for flexible use inside on the  
kitchen counter or outside on one of the verandas or patios as well as a charcoal BBQ outside. 
 
If you like to cook or just like to know there is a pot to boil your lobster (when in season) in,  
you'll find that and much more in the cupboards.  We have cook books and a recipe box. Please share  
your favorite recipe and put it in the card box!  Some food, spices, condiments and staples are in  
the cupboards and refrigerator.  The dining room table seats six people comfortably and there are  
extra chairs throughout the house to accommodate more.  You'll even find place mats and candles for  
the perfect dining experience.  In San Pedro or in the Mata Grande Grocery conveniently located on  
the property behind Caye Villas, you can find everything else you will need for your meals and you  
can even arrange for a provisioner to bring all the food and groceries you select directly to the  
villa in advance. 
   
What can be more convenient!  Well, maybe the fact that you can also hire a private chef! 
 
We have a TV, VCR, DVD, CD stereo and satellite dish with DirecTV which provides hundreds of  
stations as well as satellite wireless Internet.  We have also provided games to play, books to  
read, a selection of DVDs and VHS tapes to watch and CD’s to listen to.  You can also rent  
additional movies in San Pedro.  If you just cannot stand not to stay in touch with your home,  
you'll find free wireless satellite Internet service available in the villa as well as on the  
veranda and around the pool.  Now, that's the way to stay in touch!  For your convenience, there is  
also a phone in the villa with free calling throughout Belize.  Phone card for calling outside of  
Belize are available for sale in town or at the nearby Mata Grande Grocery. 
 
Outside, on the upper terrace, you will find a table with plenty of comfortable chairs for outside  
entertainment as well as a colorful hammock for relaxing and enjoying the slower tropical pace.   
Lean back and relax and enjoy the views of the magnificent Caribbean Sea or just luxuriate in the  
leisurely tropical experience far from your everyday stresses.   
 
Just a few steps down from the upper level is a large (400 square feet), luxurious private self- 
contained master bedroom suite, tucked conveniently off the entry foyer.  This is the largest  
bedroom suite and features its own sitting area that includes an over stuffed queen-sized futon, a  
walk-in tile and glass block shower, his and hers color-coordinated sinks, hand-made glazed tile  
countertops and a walk through closet. It has two sets of double glass French doors opening onto a  
private deck on the back of the villa where you can experience beautiful sunsets.  This deck serves  
as a private entrance as well with stairs leading downstairs to the beach level.   
 
An interior stairway leads downstairs to the beach level as well where two more self-contained  
smaller mini suites are located. You will have a sea view right from your bed!  Each of these mini  
suites is fully self-contained with luxurious bathrooms featuring his and hers hand-made ceramic  
sinks and matching tiles, amazing large walk-in showers (one is a garden shower), spacious closets  
and drawers, and fluffy towels awaiting your visit. Each bedroom has a private glass-door entry  
opening directly to a large poolside veranda where you’ll find a generous-sized hammock for two and  
comfortable chairs for enjoying the view and the tropical ambiance. 
 
The large upstairs master bedroom and one of the downstairs master bedroom suites have beds that are  
convertible from two twins to a king, depending upon your needs.  Just let us know and we will have  
them arranged for you taste.  The other downstairs master bedroom suite has a queen bed.  Every  
bedroom suite also has its own private colorful hand-glazed tiled bath with double sinks and large  
walk-in showers, spacious closets and individual air conditioners to set the room temperature to  
your personal comfort.   
 
In addition, the great room area and the master bedroom suite each has a queen-size futon for  
additional sleeping accommodations plus there is another fully tiled bath with shower off the great  
room area to accommodate the additional guests. 
 
The Villa accommodates six in complete private luxurious comfort and up to ten or more if needed. We  
even have a wooden crib for the younger guests.  If you have a larger group, we can help coordinate  
the rental of all or part of a neighboring villa, house or resort rooms depending upon availability. 
 
The whole house has air conditioning, coral stone floors, and wonderful local hardwood cabinets and  
trims throughout.  This is the ideal place for the guests who just cannot imagine coming to this  
natural Belizean paradise and being confined to a hotel room, apartment or condo.  You know you are  
in the tropics as you settle into the laid-back ambiance of this wonderfully appointed beach villa  
with a tall cool drink in hand, gentle breezes on your face, white sand between your toes and  
beautiful azure sea views.  
 
Whether you are enjoying a enjoying a cool drink while lounging in a hammock, taking a dip in the  
warm, Caribbean Sea, swimming in the spacious pool that is just steps away from the villa, kayaking  
in the calm sea inside the reef, snorkeling in the clear water or indulging in any of the relaxing  
or fun vacation activities, the Sea Breeze Villa has everything you need to get away from it all --  
while enjoying it all.

Activities and Attractions

Sea Breeze Villa is within walking distance to a at least seven restaurants and a quick water taxi  
ride from town and other local restaurants ... or rent bikes in town for a nice ride along the beach  
or a golf cart for sojourns all over the island. You can also explore using the double dayak that we  
provide our guests.   
 
Diving is fabulous in Belize where we have the second longest barrier reef in the world only one  
half mile off the beach of your villa!  With visibility over 100' and water temperatures averaging  
80 degrees, you'll want to arrange a diving or snorkeling trip to The Blue Hole, Moon Caye,  
Lighthouse Reef, Half Moon Caye National Monument, Hol Chan Marine Reserve, Laughing Bird Caye  
National Park or Shark Ray Alley.  Our Belizean management company can arrange diving and snorkeling  
trips and the tour poviders rent and sell equipment for divers and snorkelers, so feel free to come  
down with little else than your bathing suit.  However, in many places, you can just wade out to  
snorkel and see beautiful colorful fish.  For the more adventurous, diving lessions and/or  
certification can be arranged during your stay.   
 
In addition to diving and snorkeling trips, you can arrange for boat charters, fishing (fly, spin  
cast & deep sea), tours of the Mayan ruins, trips to see the manatees, sailing, caving, canoeing or  
kayaking, windsurfing, museums or any other excursions that may interest you.  
 
On site you'll enjoy swimming in the pool or warm Caribbean Sea, fishing, snorkeling, lounging on  
the pool deck, beachcombing, sun worshiping or, our favorite -- hammock 101.  
 
Nearby there's rentals, water skiing, boating, snorkeling, scuba, surfing, para-sailing, diving,  
sailing, wind surfing, jet-ski, biking, miniature golf, sightseeing, shopping and plenty of  
wonderful restaurants. 
 
* The Island Ferry makes scheduled stops all over the island and   stops at the the pier just 100'  
north of the Villa and can take   you almost anywhere you want to go on Ambergris Caye.  You can    
also arrange for a private water taxi that will pick up your group at the Villa dock for custom  
transportation. Plus, the Mata Grande Grocery right behind the property rents bicycles by the day or  
week. 
 
* You can expand your adventures to other fun-filled areas of Belize by catching either one of the  
inter-island the water taxies or a small plane from San Pedro.  They leave the Caye about every hour  
and go to Belize City, Caye Caulker and other cities in Belize.   
 
* If you are into history and architechture, some popular Maya sites from north to south of Belize  
are:  
     Corozal District: Cerros and Santa Rita  
     Orange Walk: Lamanai, Nobmul and Cuello  
     Belize District: Altun Ha

We rent to families, couples, and guests who are looking for comfortable, well-kept beach front  
vacation acommodations on the island of Ambergris Caye in beautiful Belize with a view of the  
Caribbean.  We are a non-smoking home, but smoking is allowed outside on the decks -- with a view.

Entire Villa (3 Bedrooms/4 Full Baths) - for 7 to 8 guests   $425 per night; $2,975 per week 
Entire Villa (3 Bedrooms/4 Full Baths) - for 9 to 10 guests  $450 per night; $3,150 per week 
Two Bedroom Villa (2 Bdrms/3 Full Baths)- for up to 4 guests $350 per night; $2,450 per week

Please add 9% Belize sales tax to the rates above.  We also hold an additional $250 security deposit  
that is returned within a week after checkout less any undue damages or losses.   
 
A liability waiver is required for use of the double kayak. 
 
There is a five-day minimum rental period in our villa during low seasons and a seven-day minimum  
during high season due to the high demand for Belize vacations.  Rentals are usually from Saturday  
to Saturday, especially during high season. 
 
Each bedroom sleeps two and has a private large bath with double sinks and large walk-in shower plus  
there are two queen-size futons -- one in the great room (with another full bath) and one in the  
master bedroom. 
 
Discounts may be available for full months in low season only. 
 
All rates include one group round trip transportation from the San Pedro airport to our villa as  
well as maid service every other day; personal laundry service; on-site caretaker; night security  
service; three five gallon bottles of bottled water; linens, towels and beach towels; bath, hand,  
dish and dishwahser soap; paper towels; bathroom tissue; napkins; free intra-Belize phone calls,  
DirecTV TV, satellite wireless Internet, plus Belizean coordinator and manager.

Payment can be made by money orders, cashier's checks, bank transfers and personal checks at no
