This two story cape cod style house is about 3000 square feet and is
fully furnished. The lodge has 4 bedrooms, 3 baths, kitchen, living
room, tv/game room, mud room, and two full decks. The house is heated with
electric on the second floor and propane on the first floor. We have
table settings for 10 people. The house has a full kitchen with
freezer/refrigerator, dishwasher, garbage disposal, stove, two convection ovens, and all pots and pans needed. The lodge is sitting facing a beaver pond and the property is know as balsem knoll. We have some beautiful scenery
and special views that last in your memory until your next visit.

There are games and puzzles for the kids, along with a tv. We supply
coffee pots, garbage bags, toilet paper, paper towels etc. The lodge
really is fully equipped for weeks stay. There are grills outside
and outside furniture for the warmer months. The winter we have our
lodge plowed regulary to keep up with the heavy snow falls we
recieve. I have seen 12" to 24" overnight on a regular bases.  We have two outside decks and it is nice to just sit outside and relax.

With 200"to 400" of snowfall per year it is hard not to say the primary
activity here is snowmobiling, sking, and snow shoeing. We have a
groomed snowmobile trail running thru our property. This trail is
connected to 80 miles of trail that our club maintains, and thousands of miles of trails available.  However, winter activities are not the only thing to do. we are located in a great area for the fisherman. We have a stocked trout stream running thru the property. We are located about 20 minutes from salmon
reservoir, 20 minutes from Delta Lake, 60 minutes from Lake Oneda,
and about 80 minutes from the great lakes and some world class salmon fishing. So if snowmobiling, fishing, site seeing, or just relaxing with a book,this location in NY is the place for you. We hope to share our piece of relaxation with
you soon, think snow.

Our rates will run $800 to $1000 per week. We do have weekend
rentals available provided the lodge has not been rented for that
week. The weekend rate will be $200.00 per night.
