An exclusive, private, gated 5 acre ranch, featuring a 1900's house 
(Thunder House) & separate cottage (Buffalo Cottage) constructed 
from endless rolling river rocks. With its massive fireplaces, 
authentic cowboy chic ambiance & magical meandering tropical 
gardens, you will be nestled within your own private paradise. 
Rolling Thunder Ranch is a celebration of the senses where guests 
feel pampered, relaxed and revived. 
Constructed in 1918, you will be surrounded by sensual stone and 
wood inside and out.  Thunder House is a rustic, Southwestern, 
getaway with all the amenities of a high-tech world.  You will love 
the indulgent touches such as plush, leather couches and chairs, 
twisted juniper feather beds, original cowboy artwork, amber lamps 
and chandeliers, colorful Navajo rugs and rustic oak floors.  The 
living room’s massive fireplace is flanked by two cascading 
waterfalls that descend into beautiful sunken koi ponds.  During 
mealtime you’ll appreciate a huge, wagon wheel, glass-topped dining 
room table and fully equipped kitchen with all modern appliances.  
Each room in this three-bedroom ranch house is a unique and artistic 
combination of “cowboy chic” and tropical Shangri-La.  Indulge 
yourself!
- The Thunder House - 
Thunder House is surrounded by an extraordinary tropical jungle, 
some 
will be more awe-stuck by the garden than the house. The rain forest-
like paradise features over 500 palm trees, colorful, tropical 
flowers and secret, winding paths. One of these paths will lead you 
will to a steaming, rock Jacuzzi. Another will take you to a 
secluded 
cabaña hut with a gigantic river rock fire place. Adjacent to the 
fire place is an enormous, rock slab table that seats 12. Sun bathe 
Ojai style next to your own private, black-bottomed lagoon pool or 
sip poolside cocktails at the tiki bar with stone seats. This is a 
place for rejuvenation. Feel free to shed your inhibitions. No one 
will hear your screams of unbridled joy. 
- Buffalo Cottage - 
This warm & cozy cabin for two is furnished with a Queen western- 
style twisted juniper feather bed, antler chandelier, cowboy leather 
couch, warm hearted potbelly stove. Equipped with a small kitchen & 
bar with all the luxuries of home. A spectacular natural river rock 
shower. Enjoy your own private roaring outdoor fireplace while 
you’re 
sipping wine in a river rock spa & taking inn the sweeping mountain 
views.

You may rent Thunder House and Buffalo Cottage together or 
separately. No discount applies for renting both. Please see our 
official website for specific photos of this rental.
There is a two night minimum stay on weekends and during peak season
and a three night minimum on some holidays .
Check in is at 3 pm.
Check out is 11 am.
Deposits: All reservations require a 50% deposit at the time of booking.
Final Payment: Final payment is due 30 days prior to arrival.
Cancellation & Refunds: Written notification is required for
cancellation. If written notification is received more than 30 days
prior to the arrival date, all payments received, minus a 10%
cancellation fee, will be refunded. If cancellation occurs within 30
days of arrival, any refund is subject to the ability to re-rent the
property. If the property is not re-rented, no money will be refunded.
If the property is re-rented, all payments, minus a $150 cancellation
fee, will be refunded for the period of time the property is re-rented.
No money is refunded in the event of an early departure.
No Shows will be charged the entire amount of their reservation.
We strictly enforce our cancellation policy and do not offer exceptions.
Damage and theft: All property will be assessed after each guest's
stay; any damage or theft will be immediately charged to the guest.
