This is perfect for a small family or even three adult couples
looking for something a lot
nicer than the standard beat-up, beach rentals in Newport. There's
nothing wrong with
those rentals, but if you want a classy place to stay at the beach,

out the many photos. As a courtesy to our downstairs neighbors, we
limit the age of
children allowed in the home to 4(four) and above.
Our upstairs townhouse is located conveniently between both Piers on
the Peninsula; this
is a quieter location than being right on the boardwalk, or if you
were staying near the
Piers, but you're only steps away from it all when you want it. Then
you can return "home"
to your quiet and convenient location. If you're looking for a beach
rental "party house"
this is NOT the place to stay. We want to rent our luxurious home to
mature adults who
will respect the home and be considerate of all our neighbors.

The home has living room with fireplace, dining room with large
Restoration Hardware dining room table and cloth chairs that seat
eight people. Dine in luxury with Pottery Barn tableware and
flatware. Kitchen with stainless steel appliances, granite
countertops. Home is fully carpeted.   There is a 42 Inch high definition Plasma TV in the living room with DVR.  The Master bedroom and the two other Guest bedrooms each have high definition LCD TVs.  All TVs have high definition cable service with HBO, Showtime, Cinemax, Movie Channel, Disney and On Demand.  There are 2 DVD players and we offer free Wireless Internet.  There is a small deck off the kitchen with mosaic table and two chairs, another small deck off the master bedroom with mosaic table and two chairs, and a huge roof-top
deck with built-in grill, refrigerator and sink with hot and cold
water!!
Each guestroom has a full private bath and is furnished with upscale
quality hotel sheets and towels, hotel style toiletries, hair dryer,
2 Turkish Bathrobes, iron, iron board, fan, luggage rack and welcome
chocolates. The master bedroom has an Eastern King with a top of
the line Simmons mattress with memory foam and each of the other
guest rooms has a feather top queen size bed.
Seating for 13 on rooftop deck!! And the views? You will love them!
White water, Catalina, Newport Pier, Newport Coast, Fashion Island,
Newport Bay, the mountains...they're all in view from the huge
rooftop deck. I guarantee that next to being on the beach, this is
where you'll be spending most of your time!
Garage fit one average sized car. **Please note that large SUVs
(Suburans, Tahoes, etc.) will NOT fit in the narrow garage.** There
is plenty of free parking on the street (W. Balboa Blvd). No smoking
in the house, but with three decks there's plenty of outdoor space
for your use. There is a large washer and dryer and SIX (6) beach
bikes! There is also an outdoor shower with
hot and cold water.

Rental Rates:
1/1/13 to 2/28/13 $2,595/wk $400/night   3 night minimum stay required.
3/1/13 to 6/7/13 $2,895/wk $450/night     3 night minimum stay required.
6/8/13 to 6/28/13 $3,795/wk   Minimum stay of one week during this period. Rental Weeks are Saturday to Saturday during this time period.
6/29/13 to 8/30/13 $4,695/wk  Minimum stay of one week during this period. Rental weeks are Saturday to Saturday during this time period.
8/31//13 to 9/27/13 $3,195/wk  $475/night    3 night minimum.
9/28/13 to 12/31/13 $2,795/wk  $425/night   3 night minimum.

Rental Terms:
$225 Reservation/Cleaning fee, 10% Newport Beach Tax and a refundable $500 Security Deposit. Reservation/Cleaning Fee and 1st Rent and Tax payment equaling 50% of amount owed due at time of reservation. 2nd Rent and Tax payment equaling 50% of amount owed and $500 Security Deposit due 30 days prior to arrival.
