Backing on to un-spoilt preserve land bordering the Manatee River,  
this 2 storey, 5 bedroom / 3 1/2 bath ‘executive home’ sleeps up to  
10 comfortably and is well situated in a quiet cul-de-sac within the  
prestigious River Strand gated community within Heritage Harbour.    
 
Located just off Interstate 75 exit 220, River Strand borders the  
Manatee River and is a short drive from the powdery white beaches of  
Bradenton, Anna Maria Island and Sarasota.    The many attractions  
are also easily accessible ie Busch Gardens / Adventure Island (40  
minutes) and Disney / Orlando (80 minutes).  For the shoppers  
bargains are to be found at the nearby Ellenton Prime Outlets with  
the more exquisite shops, cafes and fine restaurants at St Armands  
Circle, Sarasota.  
  
There are numerous golf courses within 10 – 15 minutes drive all of which are of a high standard and  
incredibly good value.    This area is definitely a golfer’s paradise !

The home has full air conditioning / heating, is spacious and airy  
and features many upgrades.    
 
Downstairs, to the rear there is a large central lounge area with  
fully fitted open kitchen / breakfast / dining area as well as  
bedroom 5, a WC / wash area with access to the pool and utility room  
(washer & dryer) leading to the 2 car automatic garage.  To the  
front,  there is a games room with pool table and lounge area either  
side of the entrance hall. 
 
High grade carpets and tiles have been used throughout. 
 
It features a very large 34’ x 47’ wide screened / lanai / deck with  
heated pool and spa.  Plenty of room for 2 families to swim or just  
laze around watching the plentiful wildlife from the preserve  
area.      
 
Upstairs, there are 4 good sized bedrooms and 2 beautifully equipped  
bathrooms. 
 
The Master Bedroom -  A large room with its own screened 20’ x  
8’wooden balcony overlooking pool and preserve with a King Size bed,  
En-suite bath, separate  WC and walk-in shower room and large walk- 
in cupboard with loads of hanging space.      
 
Bedroom 2  -  A large bedroom overlooking the rear preserve area  
with Queen size bed and walk in cupboards. 
 
Bedrooms 3  & 4  good sized bedrooms with twin beds and walk in  
cupboards in each.

Activities and Attractions

Ideal for ‘Snowbirds’, active families, golfers or those just  
wishing to relax in the Florida sunshine in great surroundings.      
 
 To be completed in 2008, a large clubhouse offering both casual and fine dining restaurants as well  
as spa and fully equipped gymnasium will be available.   
 
Within the Heritage Harbour there are River Strand and Stoneybrook Golf Courses (both a  
really good test of golf at great value), basketball / soccer  
facilities, walking / jogging / cycle tracks, canoeing / boating /

Stoneybrook Golf Course (Semi Private)-   A real test of golf played  
through mature ‘Preserve’ landscape, lakes and ponds. 
 
The Links at Greenfield Plantation (Public)-  A good public course  
just down the road with open fairways but plenty of water / out of  
bounds. 
 
Waterlefe (Semi Private)-   An absolute must !  It really is a  
challenge for all levels of golfers offering 5 sets of tees.  There  
are some unforgettable holes carved alongside the scenic Manatee  
River.

Vacation Rental Rates

Rates from $1200 (£600) to $1800 (£900) per week fully inclusive  
 
Optional electric pool heating -  $100 (£50) / week 
 
Deposit of $300 / week required to secure booking 
 
Property bond required - payable direct to Management Company on  
arrival (credit card guarantee) - fully refundable after  
inspection by Management Company after departure. 
 
Price includes;  local taxes, water, electricity, telephone and  
cleaning after departure.
