15 minutes from the Gulf and white sandy beaches. It is simple,

lighted pool in screened lanai, and is in a gated community,
Stoneybrook, with many of its own amenities.

and 20 minutes to the Ringling Museum.
Tampa: The Tampa Airport is 1.25 hours away and Busch Gardens is 90
minutes.
Orlando: 2.5 hrs to Walt Disney World, Sea World and Universal
Studios.
Fort Meyers: Airport is 1 hour away
Your Florida Gulf Getaway Home is just over 2000 sq ft and is new,
fully air conditioned, with a very open floor plan ideal for
entertaining or relaxing.
Its heated, lighted pool in the enclosed Lanai and view of the
protected nature preserve that is inhabited by local and migrating
birds including egrets, herons, ibis, sandhill cranes, hawks and
many other species provides a wonderful retreat where you can truly
enjoy and relax in Florida’s temperate climate. Fully furnished
with linens, towels and all the items you need to feel right at
home. Ceiling fans in all bedrooms and throughout the house; new
furniture, scotch guarded, microfiber sofas, and new appliances.
Three bedrooms and 2 full baths. Large 16x13 carpeted Master
Bedroom plus large walk-in closet, 10x14 sitting room with sliding
glass doors to lanai, and large tiled bath with his and her sink,
separate toilet area, walk-in Roman shower, and garden tub. One
14x10 guest Bedroom has long twin bed and the other 16x11 with
a queen. Both have ample drawer and closet space. Ceramic tiled
bath is in the hallway. The family room and equally large
kitchen/dining area separate the Master bedroom from the guest
bedrooms in their own wing.
Ceramic tiled 15x15 family room with sofa and loveseat, and sliding
doors to Lanai.
Light and airy 15x21 living room is carpeted and has queen size
sleeper.
Laundry room (ceramic tile), with washer, dryer and utility sink
provides access to the two-car garage.
Modern and efficient open 15x19 kitchen and dining area is ceramic
tile, with all new appliances (Advantium microwave halogen hybrid
oven, regular oven/stove, dishwasher, filtered water, disposal, and
refrigerator), island with seating for two, and dining area with
seating for four. There is also an enclave with computer and
printer.
Screened lanai is a great retreat area complete with heated pool,
15x10 covered area and dining for six.
Televisions with DVD and 200+ cable channels in all bedrooms and
family room. Unlimited long distance calls included (within
continental US). Computer with Fiber-optic high-speed internet and
Wi-Fi (Wireless Internet).
Stoneybrook community amenities include a clubhouse complete with
fitness center, theatre and large area for gatherings. The
community center hosts several events throughout the year. In
addition, there is a large lighted, heated pool and Jacuzzi, a
children’s pool area with fountain, gazebo covered gas barbeque area
adjacent to the pool, a playground, volleyball pit, lighted tennis
courts and basketball courts.

The Venice area provides one of the finest systems of public beaches
to include primitive beaches in their natural state and developed
beaches with all of the amenities. The choice is yours.
-- Fishing --
Venice, centrally located directly on the gulf, is the perfect take-
off point to access and enjoy an awesome fishery as well. Depending
on the season of the year, there are always different species of
fish to catch. Anglers fishing from shore will find all sorts of
accessible fishing holes to try their luck. Some of the local hot
spots such as the Venice Jettys, Sharky’s Pier, and Caspersen Beach
can be very productive during the right tides and time of day. Some
of the fish you can expect to catch here will be snook, red fish,
sea trout, Spanish mackerel, sheepshead, and flounder. Be sure to
ask one of the many friendly local anglers to see what baits are
working best.
For some real excitement, there is always the option to hire a local
deep-sea charter fishing boat and head west of the beaches out on
the Gulf of Mexico. Fishing for grouper and snapper is good most any
time of the year. Other fish such as kingfish, cobia, black-fin
tuna, greater amberjack, Spanish mackerel, dolphin (mahi-mahi),
shark, barracuda, tarpon, permit, little tunny, are all caught as
they seasonally migrate through the local waters. Whether you enjoy
spending time fishing from the many shorelines, or getting on a boat
and heading offshore on the Gulf of Mexico in search of larger
species of fish, a wide array of choices abound for the avid angler.

A great place to start your day, unwind after a long day, or just
enjoy time with friends is on one of Venice's many picturesque golf
courses. The area is proud to offer some of the finest courses with
a combination of natural attributes, rolling terrain and attractive
fairways that any golfer will find challenging. The 27 hole golf
course (Lakes of Venice) is less than one mile away. 38 other golf
courses are in the area.

Stroll down Venice Avenue with its pink, Italian Renaissance
buildings, Mediterranean-style shops and “umbrella-topped” Canary
Island date palms.
The Gulf of Mexico beaches are less than 15 minutes away for
swimming, shelling, sunbathing, snorkeling and watching fabulous
sunsets. Nearby is a 700 ft. fishing pier and Sharkey's restaurant
and bar. Venice boasts several parks including the Brohard Beach
Paw Park, where pets are allowed to run the beach. Wonderful bike
trails can be found throughout the area.
Plenty of nice restaurants shops and cafes, six lighted tennis
courts, jet-ski and boat rentals, para-sailing, are all available on
the island. Kayak and canoe rentals are available for ocean or
intercostal waterway.

Rates are per month and all rentals less than 6 months are subject
to 11% tax.
25% of total rent is required to reserve the home. The balance of
rent, tax, damage/utility deposit is due 60 days in advance of
arrival.
Cleaning fee of $125.00
Security deposit of $500.00; one month's rent for 6 or more months.
This home is non-smoking, pets may be allowed with pet deposit. No cats allowed.
