Vacation Rental Description

2006-built Courtyard Villa in the Village of Sabal Chase, 2nd Village south of Lake Sumter Landing 
town square.  Purchased as new construction and furnished in June, 2006.  Village pool within easy 
walking distance (just around the corner), close to Lake Miona Recreation Center and Bacall and 
Canal Street Neighborhood Rec Centers. 
 
Kitchen is open to dining room and living area, inside laundry room. Attached garage.  Cooking 
supplies/implements are much more than the minimum and include toaster/convection oven, wok, crock 
pot, stock pot, small indoor George Foreman grill, even some cookbooks!  There is also an outside 
grill.

Queen size pillow top beds in master bedroom and guest room.  3rd bedroom has single sleigh bed at 
this time, padding available to split mattresses for comfort to sleep 2 temporary guests, possible 
it 
may be replaced with double or queen bed. Living room furnished with quality sectional sofa, leather 
recliner and club chair with ottoman. Dining table comfortably seats 6, 8 in a pinch (8 chairs 
available).  

Southern exposure covered, screened lanai has patio table and 4 chairs, also separate seating area.  
Side patio has grill, 2 extremely comfortable glider chairs and side table, eastern 
exposure.  Great place for morning coffee in your bathrobe (courtyard fence makes it quite private, 
and fence keeps it shady for quite some time in the a.m. - you can watch the neighbor's palm trees 
sway in the breeze)or to sit and chat while the chef in your party cooks on the grill.  

Vacation Rental Amenities

Master bedroom has walk-in closet and sliding doors to lanai.  4 TVS - living room and all 3 BRs.  1 
DVD Player (living room) and 1 VCR (Master Bedroom)Appliances include washer/dryer, CD/radio/tape 
cassette player, crock pot, toaster oven/convection oven, blender, hand mixer, small George Foreman 
indoor grill as well as large outdoor grill.

The Villages is a 55+ active Senior Community.  Most residents are over 55 years. 2 town squares 
(Sumter Landing and Spanish Springs) offer nightly entertainment, movie theaters, bowling centers, 
restaurants and numerous other activites.  2 bicycles and air pump provided with unit.  2 golf pull 
carts in garage for guest useas well as 2005 Club Car electric golf cart (included in rental fee)Can 
play executive courses (22 at last count, some quite nice) for free if you use the pull carts or 
carry your bag, trail fee if you use the riding cart when you purchase the optional Resident Guest 
pass ($50 for up to 2 adults)  

We have tried to provide more than just the basics for your comfort  - a portable beach umbrella, 
beach towels and beach chairs for possible trips to the beach (it's about an hour and a half to New 
Smyrna Beach, one of our favorite beaches and beach towns), a cooler to transport your picnic for a 
day's outing, area maps and points of interest nearby, etc.  There are a lot of interesting 
Florida towns and recreation areas with an hour or two of The Villages, in addition to Disney World 
and all the Orlando area attractions, such as Universal Studios, Sea World, etc.

Activities and Attractions

Optional $50 temporary amenity ID transfer fee, limited to 2 adults, provides resident access to all 
amenities.   Regular guest passes are free of charge. 

Activities include golf, family, adult and sport pools, numerous activities (see weekly flyer in The 
Villages Daily Sun)include cards, billiards, ping pong, tennis, pickleball, horseshoes, polo, 
softball, many church denominations, shopping, craft lessons, woodworking shop, fitness activities.  
You name it, The Villages has it. There are over 300 clubs that resident guests can join/participate 
in with resident guest passes, and even seasonal sports leagues.  Also, resident guests can take 
advantage of The College of Lifelong Learning opportunities - many classes are offered during the 
seasonal winter months, as well as off-season. Many of these are short-term and easy for renters to 
take advantage of.

This is our future retirement home, chosen and furnished with attention to detail and quality.  Will 
likely be available as a rental until approximately 2013.  Long term rentals preferred.

Vacation Rental Rates

Added golf cart in 2007 - rates include golf cart.  Also available at no extra charge are a full set 
of right-handed women's clubs (woods, irons, pitching wedge and putter) and set of men's irons 
including pitching wedge.  Only 1 golf bag at this time and only 1 putter.

January, 2009 thru March, 2009 - already rented

Posted rental prices are for 1-2 adults, visitors up to 7 days are no extra charge for monthly 
rentals.  Additional tenants beyond 2 adults for longer periods are subject to extra rent, please 
inquire.

Weekly rentals considered other than November thru March, please 
inquire.  
$75 cleaning fee.
Included:   utilities, local phone, cable TV, trash, lawn service, use of electric golf cart,  
Florida/Sumter Co. hotel tax

No pets, no smoking.

Jan-March - not rented weekly 
Weekly rentals considered for other months. Preference given to 
seasonal renters or those wishing to rent for multiple months.

Sec Dep:  $500 for monthly or seasonal, $200 for weekly  

Deposit expected with signed lease.  Full rent due 45 days 
prior to start date or as agreed upon.
