Vacation Rental Description

This is a beautifully maintained private home built with stucco
exterior and a traditional tile roof. Built in 1997 this 1349 sq
ft.home has 2BR, Office, 2 Bath and 1 Powder Room. Especially nice is
the large screened in expanded back patio with carpeting, evaporative
cooling, seating area and table and chairs for dining al fresco. This
patio runs most of the length of the back of the house. The house is 
on
a corner lot with a fenced in back yard and desert landscaping, which
includes a trumpet vine the hummingbirds love, and three orange trees
ideal for picking your own fresh fruit. There is also a two car
attached garage. Plantation style shutters are included throughout 
as  
are ceiling fans in every room. Very private, very quiet. The yard is 
fenced in and 
fully maintained. 

This is a non smoking house in a 55 and over community.  One occupant
must be 55 years of age.

Vacation Rental Amenities

This home is in the newest section of Sun City West. 

The house is completely furnished with everything you will need 
except
your clothing, personal toiletries and food.  The appliances include
a dishwasher, stove, double door fridge with water and ice dispenser,
gas range, microwave, washer and dryer. There is a water softener and
filtered water from a separate sink spigot as well as to the water 
and
ice supplier in the door of the refrigerator. A new gas grill and
utensils for grilling are also available.

Standard cable is supplied as are all of the utilities. TV and VCR 
are 
included.

Activities and Attractions

In Sun City West you have access to 4 regulation golf courses and 3
executive courses. The closest is 1 1/2 blocks away.  Green fees are
extremely reasonable as are the recreation fees that will give you
access to the 4 recreation centers.  These centers all have beautiful
pools and a variety of organized activities, including bowling 
alleys.
There are theaters, grocery stores, Trader Joes, library, post office
and hospitals all within Sun City West.  It is a wonderful area with
great people!

This area is home of spring training for the Cactus League.  The
location makes is perfect for day trips to Sedona, Tucson, Mexico and
Flagstaff.

Vacation Rental Rates

2008 rates - rate increase expected for 2009
No weekly rental

Jan - April $2600 per month, utilities included
May - August $1500 per month, utilities included
Sept - Dec $1600 per month, utilities included

$250 deposit to hold reservation - applied to first month rent
$150 non refundable cleaning deposit
$300 damage deposit - refunded following inspection
