Vacation Rental Description

Rent this elegant, very spacious (2,400 sq. ft.), newly/fully-
furnished, 3 bedroom, 2 bathroom "Stonecrest" model on the 9th hole 
of Granite Falls North golf course with incredible mountain and lake 
views, overlooking the Adobe Fitness Center and swimming pools, and 
the Chapparal activities center (just across the golf course)!

This immaculate home is fully-furnished with an interior designer's 
touch!  It has everything you need for home and office, including 
linens and towels, laundry room with washer and dryer, a dining room 
that seats six comfortably, fully-equipped kitchen with dishes and 
utensils, a breakfast area that seats 8 people, an office with desk, 
chair and combination printer/fax/copier, and luxurious carpeting 
and gorgeous tiling in all the right places.  The huge Great Room 
has a 42" LCD TV and DVD for your enjoyment.  Basic satellite TV and 
local telephone service is provided throughout.

Cook outdoors overlooking the golf course on an extended/covered 
patio that's perfect for dining and entertaining -- complete with 
BBQ and patio set. Enjoy the ambiance of beautiful landscaping in 
front and back with palm and citrus fruit trees.  This is a golfer's 
and entertainer's dream house!  

This house is geared for your comfort and easy living.  It has dual 
air-conditioning and heating, plantation shutters and ceiling fans 
throughout for extra comfort, and a large two-car garage with auto 
door opener for your convenience. 

Huge master suite with oversized bathroom, walk-in closet, and king-
sized bed and TV.  The second bedroom has a complete queen-sized 
bedroom set, and the third bedroom features a queen-sized sleep sofa.

Vacation Rental Amenities

Sun City Grand is a friendly, active adult, community with abundant 
amenities and activities.  At least one renter must be 55 years of 
age.

The Sun City Grand community is living in a park-like setting with 
its fountains, beautiful landscaping, waterfalls, lakes, walking 
paths with benches, and parks.  If you want to relax, you can sit 
and have breakfast, lunch or dinner at one of Sun City Grand's 
restaurants/coffee houses, or you could walk and enjoy the many 
fountains and lakes that are right in the community.  Sun City Grand 
also has banks, full-service drug store, dry cleaners, and hair 
salon for your convenience right on the premises.

The Sun City Grand community is convenient to shopping, malls, and 
it is only 35-40 minutes from Skyway International Airport in 
Phoenix, 40 minutes away from downtown Phoenix, and it is only 45 
minutes away from Scottsdale.  The new Surprise Stadium, which is 
less than 10-minutes away, is the new home of the Kansas City Royals 
and Texas Rangers training camps; and the San Diego Padres and 
Seatle Mariners also have their training camps in the area. 

It is conveniently located to various houses of worship, a 
nationally-ranked hospital, and a modern/full-service US Post 
Office.  Regional malls, such as Arrowhead Center, with JC Penny's, 
Costco, Robinson's-May, Nordstrom, etc., and modern multi-plex 
cinemas, are within easy driving distance (15-20 minutes); and, all 
the best local shopping, including Best Buy, Circuit City, Wal-Mart, 
etc. are within 5-10 minutes away.  There are also many great area 
restaurants.

If you want to go on day trips, you can visit the red rocks of 
Sedona (only 90 minutes away), Flagstaff (2-3 hours), Grand Canyon 
(4-5 hours), Palm Springs (3 hours), Los Angeles (5 hour), or Las 
Vegas (about 5 hours).

Activities and Attractions

The Sun City Grand community is like living at a resort!  It is a 
golfer's dream with four, 18-hole, championship courses that are 
available to all renters.  The Sonoran Plaza, which is less than 
five minutes away, has a ballroom, library, and meeting rooms, and 
it offers card groups, and artisan shops for woodworking, quilting, 
bingo, tennis, pickleball, stained-glass, sewing, jewelry making, 
art and floral design classes, and ceramics.  For the active adult, 
it also offers, biking trails, horseshoes, bocci, billiards, 
dancing, dining, shopping, groups trips to Phoenix, the Grand 
Canyon, and other scheduled activities and events, and more, to keep 
you as active as you want to be.

As a renter, you can participate in ALL Sun City Grand activities 
and discount golfing with the purchase of an activity card.  This 
card is available for $100 per person (new rate effective 7/1/06).

The Adobe Spa and Fitness Center offers 3 indoor and outdoor 
swimming pools with crystal-blue water, state-of-the-art 
exercise/gym equipment, tennis courts, jacuzzis, activity classes, 
and walking track.  The Cimarron Center has a state of the art day 
spa, massage, fitness equipment, and 2 pools.  There are extensive 
walking trails.

For golfers, there are also two Pro Shops at the Granite Falls and 
Cimmaron golf centers, including excellent restaurant facilities for 
your dining pleasure, complete with incredible views of the golf 
course, waterfalls, mountains and lakes.

Vacation Rental Rates

January  - March........ $3,300, includes utilities
December & April........ $2,950, includes utilities
May      - September.... $1,850, tenant pays utilities
October  - November..... $2,650, includes utilities

No rentals for less than three consecutive months. Prefer four to six consecutive months during the 
period from October through April/30.

Discount for Extended Months!
Five or more consecutive months = 10% discount off rental 
rates for the entire stay!

Sun City Grand Membership Card Fee (2 max. per household @ $100 
each).

$1,000 Refundable Security Deposit.

$200 Non-Refundable Exit/Cleaning Fee.
