Vacation Rental Description

Beautiful 2 Bedroom / 2 Bath non-smoking condo (second floor of a  
four story building) 
  
Heritage Palms is a 500 acre private, gated golf and tennis  
community located on Florida's southwest gulf coast in Fort Myers.   
The manicured grounds feature beautiful tropical foliage, preserves  
and shimmering lakes.  The community is located 10 minutes from Fort  
Myers Southwest International Airport and 20 minutes from Sanibel,  
Captiva and Fort Myers beaches. 
 
The community features two Azinger/Lewis designed golf courses that  
feature 36 holes of championship golf, putting and chipping greens  
and an aqua range. 
 
Our 2 bedroom / 2 bath condo has approximately 1400 square feet and  
offers a gorgeous view of the golf course and lake.    
 The condo is professionally decorated with upgraded furniture and  
vaulted ceilings. The kitchen features a breakfast bar, upgraded  
counter tops,  
electric flat top range with oven, microwave, dishwasher, and side  
by side refrigerator with ice maker.  All necessary towels,  
utensils, cookware and flatware are included. The breakfast nook  
includes a table and four chairs just off the lanai. 
 
The guest bedroom features one full bed, chest, closet, ceiling  
fan.  
 
The master bedroom, off the living room, features a Queen size bed,  
armoir, dual night stands, remote control TV, ceiling fan, two large  
walk in closets with drawers and storage, and a private bath with  
enclosed shower.  Also featured is a dining room with a table and  
six chairs. 
 
The living room is tastefully decorated with a large  
sofa and recliner.  It features a TV with remote.   
Sliding glass doors to the tiled lanai feature chairs creating a  
spectacular view of the golf course and lake.   
 
The unit has all the comforts of home: linens, beach towels, vacuum  
cleaner, washer, dryer, iron and ironing board.  It's waiting for  
you to enjoy!

Vacation Rental Amenities

A 28,400 square foot Clubhouse, with formal and informal  
restaurants.  High speed cable internet service, use of computer and  
printer are available for your use at the clubhouse. 
 
 - Golf: Two premier 18 hole championship golf courses with a full  
service pro shop.  
 
     1. The Royal Course at 6756 yards.  USGA rated at 72.8/134       
slope from the tips and the White Tees play 6068 yards at 69.2/123  
slope; 
 
     2. The Sabal Course at 6837 yards.  USGA rated at 73.4/139  
slope from the tips and the White Tees play 6052 yards rated at  
69.7/122 slope. 
 
 - Tennis: The tennis center, with 8 lighted HarTru tennis courts,   
tennis shop and tennis director. 
 
 - Swimming: Nine heated swimming pools, one very conveniently  
located to the condo.  A private member only pool that you have  
access to, with a waterfall Jacuzzi. 
 
 - Fitness: A fully equipped gym/fitness center and a fitness  
professional that you may schedule to help set up and monitor a  
personal fitness plan. 
 
- Entertainment: Adult activities center with borrowing library,  
card room, billiard room, and poker tables.

- Golf: Two 18 hole par 72 challenging courses; 
 
   1. The ROYAL at 6756 yds. USGA rated at 72.8/134 from the tips and 
      the White Tees at 6068 yds. rated at 69.2/123; 
 
   2. The SABAL at 6837 yds. USGA rated at 73.4/139 from the tips and 
      the White Tees at 6052 yds. rated at 69.7/122. 
 
 - Tennis: 8 HarTru lighted courts with pro and lessons if desired; 
 
 - Swimming: 9 heated swimming pools, one just steps from your front 
   lanai. A private members only pool, that you will have access to, 
   with a waterfall Jacuzzi. It also features a Tiki Bar serving 
   alcoholic beverages where you also can order from a lite menu.  
This 
   is a favorite spot for Friday's happy hour. You'll also find a 
   wonderful club house with several billiard and card tables here. 
   All pool areas are fully equipped with rest rooms and lounge 
   chairs. We even have the beach towels.   
 
 - A fully equipped gym/fitness center and a fitness professional  
that 
   you may schedule to help set up and monitor a personal fitness 
   or workout plan; 
 
 - Adult activities center with borrowing library, card room, 
   billiard room, poker tables, heated pool with Jacuzzi & water 
   fall, and Tiki bar serving light snacks and alcoholic beverages - 
   happy hour is friendly and fun here; 
 
 - A protected nature preserve with walking trail "The Slough" 
   (pronounced "slew") is located just across the street from the 
   main entrance to Heritage Palms. Guided walking tours are offered; 
 
 - Major outlet shopping is just a few minutes drive away; 
 
 - It is just a 15 minute drive, no exaggeration, to Fort Myers 
   International Airport and 30 minutes to the beaches of Ft Myers 
   Sanibel & Captiva islands. Naples and Marco Island are just 30 
   minutes or so South on Rt.75 (Gator Alley) 
 
 - If you're a baseball fan and enthusiast the Spring training camp 
   for the Minnesota Twins is just 2 miles down the road on Six Mile 
   Cypress Parkway. The Boston Red Sox are located in Ft Myers proper 
   just 15 minutes away. Spring training season runs from about 
   mid February to the beginning of April. March is the best month  
for 
   Spring training baseball fans. 
 
 - For the adventurer try an Air Boat ride through the Everglades  
   from any of several locations in Everglade City about 90 minutes 
   south of Heritage Palms.

Additional 3% Lee County Resort Tax and 6% Florida State Tax will be  
charged on rentals less than 6 months. 
 
Heritage Palms Country Club Golf and Tennis membership can be  
transferred ($200 for you and a guest).  This allows to golf for $12  
per round, plus a $19 cart fee. Membership includes use of the   
tennis and fitness center at no additional charge. 
 
Security deposit $1000.00  Cancellation must be in writing and  
deposit   
will be refunded if unit is rented for reserved time. 
 
No smoking.  No pets.
