Vacation Rental Description

This is a 1980 sq ft 3BR/2BA home has a "peek a boo" view of the 4th 
green on Arnold Palmers Laurel Valley course and is located less 
than 
5 minutes from the Arnold Palmer Country Club and 10 minutes by golf 
cart from the Sumter Landing Town Square.  Relax in style in this 
home which is furnished with a leather sofa and two recliners in the 
living room and a 50 inch flat screen High Def TV.  The third 
bedroom 
is set up as a den with a desk, cable modem for your high speed 
connection to the internet and an additional TV.  The master bedroom 
has a king size bed and a TV.  The second bedroom is furnished with 
a 
Queen Bed but no TV.  The home furnishings are Model Home quality.  
The kitchen has a glass top electric range, side by side 
refrigerator 
with water and ice in the door, high quality Analon pots and pans, 
and Hinkel knives.  All utilities, trash, lawn service, TV, local 
phone, and high speed internet service are provided; a calling card 
is required for long distance.  One golf cart is provided for your 
use at no additional charge.  

Vacation Rental Amenities

A fully contained 55 + community, there is shopping, movies, 
bowling, and quaint shops at your disposal.  Each of the two Town 
Squares (Spanish Springs and Lake Sumter Landing) offer free live 
music nightly.  There is a wide varity of houses of worship, as well 
as a hospital and several libraries within the community.  All of 
these facilities are accessible by Golf Cart including grocery 
stores, drug stores and more.

Activities and Attractions

All guests at the Villages are entitled to play on any of the over 
15 Executive courses free with only a minimal trail fee if you ride 
the golf cart.  Greens Fees must be paid for the 27 hole 
Championship courses.  With over 300 free clubs, all activities are 
waiting for your participation-tennis, softball, horseshoes, and 
more, as well as educational programs.  Only a short drive from 
Disney World and Cape Canaveral gives you the opportunity to explore 
outside The Villages.

Low Season:

Mid Season:

Nov 08, Dec 08, Apr 09         $3000

High Season:
Jan 09, Feb, 09, Mar 09        $3500

A security deposit of $750.00 is due when booking, the rent is 
due 60 days prior to occupancy.  If you are booking for more than 
one month the remaining months rent are due no later than 5 days 
prior to the next month.

Cancellations (full or partial) made between 60 and 30 days of 
arrival will forfeit the deposit.  Cancellations made less than 30 
days will not be entitled to any refund unless another renter can be 
booked for that time.  We will make a reasonable effort to find a 
replacement.  All advertising expenses will be deducted from your 
security deposit.  

The security deposit less a cleaning fee of $65.00 will be returned 
after check-out and cleaning.

A $50.00 fee payable to "The Villages" is required no later than 30 
days prior to arrival in order to obtain Renter's passes.

No pets or smoking are allowed.
