Bedrooms:
The Villa has five large bedrooms. Two are master bedrooms with king
size beds and en-suite bathrooms. The main en-suite bathroom also has
direct access to the pool deck. The third bedroom has a Queen bed.
The other two bedrooms contain twin beds and each room has a set of
drawers and reading lamp and one of the rooms is Disney Themed. The
house has a third bathroom, which can be shared by the twin rooms. All rooms are luxuriously appointed to a much higher standard than a normal villa in Florida

Pool & Patio:
The south facing pool backs onto a large lake and conservation area.
The surrounding patio is furnished with chairs and sun loungers,
which allow you to just lie back, relax and soak up the rays. The
pool deck is fully screened which helps to keep the pool clean and
the wildlife out. The pool is serviced weekly so you can be sure it
is safe and clean to swim in. A removable fence separates the pool
from the deck for additional peace of mind should young children be
staying at the villa. If you find the pool is a little cold for your
liking, it can be fully heated at a small additional charge. This is
normally only required in the winter months.

Living/ kitchen:
The kitchen is open plan and is combined with a breakfast bar and
nook. It is superbly fitted out with all you will need for your stay.
There is a fully equipped laundry area for your convenience. There is
also a high chair and stroller if you have a young child in your
party.

Towels and linens are provided and there is a full villa clean
carried out by our management company before every occupancy.

The family room has a 3 seater, 2 seater and single seater sofa and
occasional furniture with a six seater dining table. The room also
contains an entertainment center complete with large screen cable
television and cinema sound system, video recorder, & DVD player. To
help keep the children occupied there is a playstation 2 games
console complete with games, there are also several board games
supplied. More games and DVDs can be hired from the local video
store, Movie mania, which is located at nearby Champions Gate golf
complex. We also have a games room with pool table & table tennis

The Villa is in a peaceful location with ample parking and yet has
the advantage of being located near to the junction of the I-4 and
Hwy. 27, which is close to the 192 with all its restaurants and
facilities. Within 3 minutes drive from the villa there is a
supermarket, pharmacy, bakery, pizza store, hairdressers, and take-
away food outlets.

Disney is only a 10-minute drive away, whilst Seaworld and Universal
Studios are under 20 minutes away. The villa is within 75 miles of
the Gulf Coast and its beautiful beaches and 65 miles of Kennedy
Space Center and Cocoa Beach on the Atlantic Coast. Within a few
minutes drive, there are several championship quality Golf courses

A $250 security/ breakage deposit is required with the booking, which
will be returned 14 days after your departure as long as there is no
damage.

Pool heat is normally an additional $25 per night

Cancellation terms:
The first $300 of all bookings is a non refundable deposit
Cancellation 10-12 weeks before visit & forfeit 25% of remainder
Cancellation 6-10 weeks before visit & forfeit 50% of remainder
Cancellation under 6 weeks before visit & forfeit 100% of remainder
