 Timberwoods is a self catering vacation rental with all of the 
amenities you need for comfort. This truly the best vacation villas

  Escape to this hidden jewel right off of the beaten path; it sits 
on 25 acres lush-wooded pines with native tropical plants and flowers

many different species to view as you take a stroll or jog along the

Each 1,400 sq.ft. tastefully furnished villa has two bedrooms, two 
bathrooms, fully equipped kitchen, washer/dryer, living/dining room, 
High Speed Internet, garage with remote control entry, and screened porch. All the 
villas offer beautiful views of the grounds.

***New Upgraded King & Pool Villas ***
These beautiful villas have been upgraded in an effort to increase comfort and convenience for our 
guests.  The  
villas have  been upgraded with new ceramic tile throughout and new carpeting as well.  The bedrooms 
and 
living room windows are dressed with chic drapery, adding a touch of elegance to the rooms.  
Additional to the 
drapery, the bedrooms have new bedding.  For your convenience there is a television in each 
bedroom.  The 
master bedroom has a king size bed and is very spacious;  if you should need a rollaway bed or crib 
there is 
plenty of  good space to accommodate for it.  You have your own private bath with a tub & shower 
combination 
along with a mirror & vanity area.  There is access from the master bedroom into the screened-in 
Lanai with 
patio furniture, what a great place to sit and take in the beautiful tropical surroundings. 

*These villas are located in a "Pool Villa Area" the Heated Pool & Jacuzzi is either just across the 
road or a short 
stroll away!

*Additional Fees: 11% Florida Sales Tax,plus a $55 Non-refundable 
Processing Fee, $83.25 housekeeping fee.  A 25% deposit of your total charge is required when 
booking a reservation. Remaining balance is due upon arrival; We 
accept most major credit and debit cards, cash, or travelers checks.

*CANCELLATION POLICY: Cancellation made up to 31 days prior to 
arrival will be subject to a $150 fee. This will be deducted from the 
deposit and the remaining deposit will be refunded. The 25% deposit 
will not be refunded if cancellation is received within the 31 days 
of arrival date. LAST MINUTE CANCELLATIONS a week before arrival or 
NO-SHOWS will be charged in full. No refunds for early departures.
*Check-In Proceedures:  A photo ID and major credit card are 
required.  A security damage deposit of $250 is per villa, through a 
major credit card imprint, is required upon check-in and is 
unblocked 
a week after departure if there are no damages.  Check-in time is 
3pm and check-out time is 10am.  Office hours are Mondays thru 
Saturdays from 9am – 5pm; Closed on Sundays.  For late arrivals, 
please call our office for procedures.

*Request For A Specific Villa cannot be 100% guaranteed.  The request for a pool or king villa will 
be 
guaranteed with the applicable rate paid.

*Rates based on 1 to 4 adults, additional adults are $5 extra per 
day to a maximum of 6.  Children 14 and under stay free and are 
included in the maximum number of 6 persons.

*Cribs and Rollaway are $45 per week.  Highchairs are $35 per 
week.
