Vacation Rental Description

Well maintained three-bedroom cottage on Middle Range Pond in  
beautiful Poland Spring, Maine. Charmingly set on fifty-feet of  
waterfront with a sandy beach, dock (brand new in 2006) and large  
lawn play area. A slight outcropping of land next to the beach makes  
the perfect sitting spot to view the lake or watch kids play on the  
beach. The picnic table by the lake is ideal for lakeside lunches or  
dinners.  
 
Middle Range is a wonderful lake on which to boat (1 ½ miles long by  
¾ mile wide, 65 feet deep at it’s deepest point). There is access to  
Upper Range (an adjacent lake) via a small bridge that makes a fun  
boat trip. The lakes are stocked yearly with fish making it a  
fishing enthusiast’s haven. Included are a paddleboat and a rowboat 
with oars and four adult-sized life vests (required by law on any  
boat).  
 
The cottage has a lakeside master bedroom with a queen-sized bed, a  
recently renovated second bedroom with a set of bunk beds (twin size  
bed on top and a double on the bottom), and a third bedroom in the  
finished, walkout basement with a double bed. The kitchen has a  
breand new stove and houses all the necessary cooking supplies (pots,  
pans, silverware, etc.). The domestic water is drawn from the lake  
and is not potable without sufficient boiling.  We suggest you bring  
bottled water for personal consumption. A recently renovated bathroom  
houses a stand-up shower. Additionally, there is an outdoor shower  
for warm rinse-offs from the lake that is heavenly! 
 
The finished basement houses a family room with a brand new dvd/vcr  
player. There is a large antique trunk filled with games and a table  
on which they can be played. An informal library is available  
downstairs with two shelves of books. If you haven’t finished a book  
by the time you leave please feel free to take it with you. Of  
course, donations are also welcome. There is a wood stove on both  
levels that you may light on a cold evening. Firewood is available  
(at no cost) outside under the deck. 
 
There is a lovely restaurant across the lake with a boat ramp (small  
charge). An additional boat ramp resides on the other lake and is  
free.  
 
Please, no smoking in the cottage. Sorry, no pets.

Activities and Attractions

On the coffee table of the cottage rests a binder with information  
and brochures to area restaurants, attractions, museums, etc. We  
keep this as up to date as possible; though recommend a call before  
you go. Below is a short list of what you can do in Poland Spring: 
 
Lake:  
-	Middle Range has a wide variety of fish for the fishing  
        enthusiast 
-	Plenty of swimming off the beach 
-	Water skiers bring your boat – the water usually calms just  
        after sunrise and just before dusk for unforgettable, calm  
        water 
-	Loons sing to you morning and night; if you visit at the  
        right time you may see a baby Loon or two! 
-	Dinner across the lake (fun atmosphere) 
 
Local activities are: 
-	Poland Spring Resort offers golf and tennis (a 5 minute 
        drive) 
-	Two other local golf courses less than 10 minutes away 
-	Poland Spring Bottling Plant history tours 
-	Range Pond state park – located off Lower Range only a short 
        distance away; plenty of walking paths, large beach and ball  
        fields 
-	Mountain Biking at Lost Valley Ski Mountain 
-	Hiking at any of the many local small mountains 
-	Visit the outlets in North Conway (one hour drive) or  
        Freeport (40 minute drive) 
-       The Oxford Plains Speedway is about 20 minutes north;  
        accross the street is a go-cart and mini-golf activity  
        center.

Vacation Rental Rates

Peak 
June 21 – August 30 ...... $1,100 per week 
 
Off-Peak 
May 27 – June 21 ........... $900 per week 
August 30 – October 9 ... $900 per week 
Weekend rentals available during off peak times. Please email/call  
to discuss. 
 
Check-in: 2pm Saturday 
Check-out: 11am the following Saturday 
 
An additional $75 Cleaning fee applies to all rentals.  
A $250 security refundable deposit is required. 
Rates do not include 7 % Maine State Sales tax.
