Fifty percent of the total rent is due at the time that the interested party informs the landlord that they want to rent the unit.  The balance of the rent, plus the refundable damage/cleaning/key deposit, will be due at a time to be mutually agreed upon by the tenant and the landlord, but no later than 60 days prior to the first day of the rental.
