The Halls At 448 Crescent Beach - Rents All Year in Keuka Lake

This cottage provides an ideal location for a quiet family vacation.

It is located off of 54A in Branchport along Crescent Beach Drive.
This area has both seasonal cottages and year round homes located
between the northern end of the West Branch of Keuka Lake, 3/4 mile
from Branchport.

Keuka Lake State Park and its many trails is also accessible by
walking east and then south along Esperanza Drive about 1.5 miles.

The cottage lot with 100 feet of frontage is level from the parking
area to the lake. There is space to park on gravel and concrete
across Crescent Beach Drive for upto 3 cars.

There are 3 steps into the cottage and 4 steps to the bathroom and
back bedroom.

*The view looking down Keuka Lake is a favorite of guests from the
porch in front of the cottage or from the deck at the end of the dock.

*We are pet friendly. Guests must provide guarantee flea treatment documentation.  There is an additional fee of $50.00 per guest pet.

There is a full kitchen and dining room. The upstairs bedroom has a
double bed, the center bedroom has 2 single bunks, and the living
room has a queen pull-out sleeper.

The living room has a wood burning stone fireplace, TV, DVD/VCR, cd player, additional couch, recliner chair and rocker.

Cottage has WIFI

There are 3 sliding glass doors that open to the lakeside deck.

The bathroom is located between the bedrooms. The bathroom has a
bathtub and vanity.

The cottage shower is in the lower utility room with an outside door entrance.

There is public water and a septic holding tank

Bedding provided includes mattress pads, bedspreads, blanket, and
pillow for each bed. *Linens and towels are not provided.

Fishing, Boating, Swimming, Hikes, and Relaxing!

70' dock for boats, sundeck patio at end of dock with stairs into water, boat mooring, 14'aluminum rowboat, life jackets, gas grill and fire pit lakeside on adjacent lot.

Water depth at the end of the dock is around 3 feet and continues to
be shallow almost 1/2 way to the buoys. The buoys mark the drop off.
Inside the buoys is a no wake zone and is an excellent swimming area
for families and younger children.

There are many resturants, shops, libraries and winerys to tour in
the Branchport, Penn Yan, and Hammondsport areas.

448 Crescent Beach rents for:

SPRING, SUMMER , FALL, and WINTER RATES:

$1200.00 a week for the months of April, May, June, September & October,  or $185.00 a night, minimum stay of 3 nights required.

$1400.00 a week for the months of July & August or $210.00 a night, weekly rentals preferred.

Late fall and winter weekend rate of $150.00 a night, 3 night minimum stay and $165.00 a night, for 2 night minimum stay. $875.00 weekly rate.

*Three night holiday weekend rentals, Memorial Day, Labor Day and Columbus Day will rent at $225.00 a night.

The cottage weekly rents from Sunday to Sunday. Check in time is 3:30pm and check out time is 12:00 noon.

30% of the rent is due at the time the reservation is made and the payment can be made by check or Paypal.

The rental contract will be emailed as an attachment or sent regular mail.

A security deposit of $150.00 is required of guests.

The security deposit, plus remaing balance due and a 4% Yates County tax is to be paid in full 4 weeks before the reservation.  Once the final payment is recieved, keys and an information packet will be mailed to you.

*Five or Six adults may increase the nightly 3 day minimum rent to $225.00 a night depending on the time frame of the rental.

*THERE IS A GUEST COTTAGE THAT SLEEPS UPTO FOUR PEOPLE, AVAILABLE FOR RENT BESIDE 44 CRESCENT BEACH FOR EXTENDED FAIMLY OR GUESTS.

THE GUEST COTTAGE, 450 Crescent Beach or "Pickerel Inn" HAS A BEDROOM WITH TWO SINGLE BEDS, QUEEN BED BESIDE THE LIVING ROOM AND HAS A KITCHEN, BATH, AND SHOWER.

450 CRESCENT BEACH RENTS FOR $950.00 A WEEK IN MAY, JUNE, SEPTEMBER, & OCTOBER OR $150.00 A NIGHT AND $995.00 A WEEK IN JULY AND AUGUST OR $165.00 A NIGHT.

**Yates county charges a 4% tax on all rentals. We add the 4% to each rental total and pay the county quarterly.
