Location 
 
Talia Villa is a simply wonderful six-bedroom holiday home, situated in a secluded, lakeside  
location in the one of the best communities in Central Florida. The community is spotlessly clean,  
perfectly safe and incredibly peaceful. When you lounge by our pool, sipping an ice cold drink,  
soaking in the sun and watching the wonderful birds which inhabit the lake, you will find it almost  
impossible to believe that DisneyWorld is just nine miles away! 
 
Our ultimate feature is the fact that, owing to its corner position and surrounding plants, our  
villa is entirely secluded from neighbouring villas, so you can rest assured that you can enjoy our  
pool in complete privacy.  
 
Accommodation 
 
Talia Villa boasts six luxurious bedrooms across two floors. The first master suite is on the upper  
floor and enjoys a private balcony from where you can enjoy a sublime sunrise and overlook the lake  
and the pool area. The en suite bathroom is enormous, with two basins, a corner bath and two walk-in  
closets. This room contains a fabulous king-sized bed. 
 
The two master suites on the ground floor each contain private bathrooms and spacious closets. One  
of these has patio doors which directly access the pool area. 
 
On the upper floor the two comfortable twin rooms each have plentiful storage in closets and drawers  
and share a bathroom. Last but not least is our hugely popular children's room. With a twin over  
double bunk, which converts into a sofa, your children will love making this space their own during  
your stay. The room is equipped with a PlayStation2. Other than the children's room, all our  
bedrooms have ceiling fans, so you can be sure of a really great night's sleep! 
 
Living areas 
 
Talia Villa has a spacious and comfortable living area with plentiful seating and a large screen TV,  
DVD, video and music system. We even supply a selection of books, DVDs and games for your enjoyment. 
 
Our kitchen is fully equipped with everything you will need to prepare delicious meals from scratch.  
We include a large cooker with grill, dishwasher, full-size refrigerator/freezer with ice-maker,  
microwave, coffee-maker, toaster and utensils. 
 
You have the choice of two great settings for your meal. We have a formal dining area which seats  
eight in sophisticated style; or if al fresco dining is more to your liking, the outdoor dining  
table and seating is in a perfect shady spot with a cooling fan and views over the glorious lake. 
 
For those times when you may want to retire from the hustle and bustle of the family holiday, on the  
upper floor we have a second quiet living area in a sunny spot, perfect for curling up with a good  
book. 
 
Fun and games 
 
One of the most popular areas of our home is undoubtedly our spacious games room. Equipped with a  
full-size pool table, table football and electronic darts, the room is insulated against the beating  
Florida heat and a ceiling fan makes this a really pleasant room to spend the evening. We even  
provide a small selection of gym equipment for your use. 
 
Our home offers wireless internet connection and FREE local and international telephone calls. We  
also supply a full set of baby equipment, including crib, high chair, stroller, baby listener and  
more.

Vacation Rental Amenities

Cumbrian Lakes is a pristine and tranquil, gated community, just off  
the Poinciana Boulevard, south of the 192. Developed around three  
peaceful lakes, home to a wonderful selection of wildlife, Cumbrian  
Lakes is a spacious, green and spotlessly clean community. 
 
Within the community are nature trails around the lakes, a children's  
play area, fishing spots and cycle tracks. On Sunday mornings the  
community gets together for an informal game of football in the play  
area, and all guests and visitors are invited to join in. 
 
Just a few minute' drive away is the hustle and bustle of the 192  
with its gift shops, restaurants and supermarkets. 
 
Just fifteen minutes' drive and you will be enjoying the thrills and  
spills of Disney World, Seaworld and Universal Studios. The I-4 is a  
few minutes away, offering easy access to shopping malls, Orlando  
International Airport and both the east and west coasts of the state,  
with their wonderful beach locations. 
 
In addition to the world famous local attractions, lesser known but  
equally entertaining activities very close to Cumbrian Lakes include  
paint-balling site, go-karting, horse riding, airboating, helicopter  
rides and several outlet shopping malls, most notably the Premium  
Outlet Mall, just a few minutes up the 535.

Activities and Attractions

Talia Villa is just nine miles from the Walt Disney World theme parks  
and even closer to i4 taking you to SeaWorld, Aquatica and Universal Studios. 
 
We are about an hour's drive from the Kennedy Space Center and the  
Busch Gardens theme park at Tampa. 
 
Glorious beaches run along each of Florida's coasts and can be  
reached by car in about an hour and a quarter.

Peak season (Easter and Christmas) $1,780 or £995  
High season (July and August) $1,680 or £950 
Mid season (March-June and September-October) $1,480 or £825  
Low season (January-February and November-December) $1,280 or £725  
 
US dollar rates are exclusive of tax. UK sterling prices are inclusive of tax. 
 
Pool heating is recommended from October 31 to March 31, and costs  
$25 or £12.50 per night 
 
If your stay is for six nights or fewer, a surcharge of $110 or £60 is  
made for cleaning
