Vacation Rental Description

La Plage Condominium, located at 6402 Gulf Drive in Holmes Beach, 
Anna Maria Island, is a spectacular four bedroom, three bath Gulf 
front unit. This newly built unit is decorator furnished and 
features extras such as a 42" plasma screen tv in the living room, 
fireplace, garage, outside BBQ area, security gated entry, 9' 
ceilings, granite countertops and televisions with DVD players in 
the bedrooms.  There is a king bed in the spacious master bedroom 
with a private bath and walk in closets and a luxurious shower.  The 
main guest bedroom has a full-size bed along with its own private 
bathroom.  In the second guest bedroom, you will enjoy the surfer-
theme with twin bedding.  The fourth bedroom has a full-size pull 
out couch with comfy leather chairs for reading or tv viewing.  
Additional amenities include formal dining room, 
large lanai, and full size laundy room. La Plage is located in 
Holmes Beach, directly on the peaceful Gulf of Mexico. This

Anna Maria Island - Seven miles of paradise! 
Located in west central Florida between Tampa and Sarasota, Anna 
Maria Island is a tropical getaway that is just now being 
discovered! Great fishing, boating, shelling and swimming - we offer 
it all. 

For the boater/fisherman - numerous fishing piers, excursion boats, 
boat rentals and charter boats are available. Marinas are located 
around the island or bring your own boat - ramps are conveniently 
located and the fishing's great! 

For the beach goer - Anna Maria is seven miles long and offers 
peaceful, white sand beaches running the length of the island. Take 
a walk, find some shells, get some sun or just relax on our beaches, 
they're spectacular. 

For the shopper - Anna Maria offers many different kinds of quaint 
beach shops, gift and dress shops. For more "extensive" shopping, 
two outlet malls are located by I-75. 

For the whole family - Theme parks are located within two hours from 
Anna Maria. Spend a day at Disney World, Busch Gardens, Cypress 
Gardens, Mote Marine or Sarasota Jungle Gardens - they're too 
numerous to list! Museums, botanical gardens, state parks abound and 
make great day trips. During February and March, see the Pittsburgh 
Pirates play at their winter training field. 

For the golfer - Two golf courses are located within five miles of 
Anna Maria with many more nearby in the Bradenton area.

Our aim is to provide accommodation that is clean and comfortable 
and fully equipped so that you can enjoy your vacation to the full. 
The following terms and conditions are to ensure that our properties 
are kept in the condition equal to the time you arrived.

Payments - $250 non refundable fee is charged to your credit card at 
time of booking. This is part of the total cost of your reservation. 
25% deposit is payable within 7 days of receipt of the reservation 
form. Final Balance due must be received by 90 days prior to 
arrival. If the reservation is made within the 90 days prior to 
arrival, the full payment is due and payable immediately. 

Refunds - In the event of cancellation refunds are subject to our  
ability to re-rent the property for the dates you reserved. 
Cancellations, non-arrivals, late arrivals, early departures or 
alterations that result in a loss of revenue for us will be charged. 
It is recommended you take out travel insurance to cover the cost of 
your rental in case of cancellation.

Occupancy - As listed on the reservation form. Additional persons 
only by prior arrangement with the Management. The renter may 
entertain a maximum of 4 visiting guests. No visiting guest may 
sleep overnight in the accommodation and if this occurs a 25% per 
person surcharge of the total cost of the reservation will be 
charged. The management also reserves the right to terminate the 
rental agreement immediately without refund.

Accommodation - In the event of circumstances beyond our control, 
the management reserves the right to substitute the accommodation 
for equal or upgrade if necessary.

Telephone Usage - All local and US long-distance calls are free. 
Renters must use calling cards for international calls. You can 
purchase these at any retail outlet or at the post office. If 
calling card is not used then charges are $2.50 per minute for 
international calls and these will be charged to your credit card.

Pets - We do not allow pets under any circumstances.

Security Deposit - Renter agrees that the credit card number 
provided at the time of reservation can be charged up to the sum of 
$1,000 in the event of damage or misuse occurring. Renter further 
agrees to be responsible for all damages in excess of this sum which 
will be determined if necessary by arbitration. Renter agrees that 
in the event of failure to agree either by arbitration, proceedings 
will be held in the Manatee County Court, or in the case of United 
Kingdom residents at the Courts in the borough of Carmarthen. After 
your departure the accommodation is checked by Housekeeping. 
Provided the accommodation is left in a reasonable condition and no 
items are missing or damaged, then your credit card will not be 
charged i.e. a broken dish or glass is acceptable and is part of the 
normal every day usage. The accommodation must be left in reasonable 
and clean condition or extra cleaning charges may be imposed. In the 
event it is found the accommodation incurred careless damage, 
requires excessive cleaning, or has missing items, the guest 
acknowledges and agrees their credit card will be debited to replace 
said items at the fair market price. Customer agrees to pay 
reasonable attorney fees and all court costs and expenses to enforce 
this agreement including appellate proceeds with or without legal 
proceedings. 

Smoking - Our accommodations are SMOKE-FREE. Smoking inside will 
result in a $200 per week minimum extra cleaning charge. Please 
enjoy your cigarettes outside your accommodations on balconies, 
patios or by the pool.

Keys - Renters who lose their keys or lock themselves out after 
office hours must phone the Island Locksmith on 778-1661. Renter is 
responsible for paying the locksmith call out charge and the 
replacement key charge. You will be requested to provide the 
locksmith with a copy of your reservation form proving your 
occupancy of the accommodation and either a passport or valid 
driving license with photograph.

Entire Agreement - This agreement shall be governed and enforced 
according to the laws of the State of Florida. The prevailing party 
in any lawsuit to enforce any provisions of this agreement shall be 
entitled to an award of attorneys fees, cost of expenses for 
mediation, arbitration and trial or appellate proceedings. This 
agreement contains the entire agreement of the parties. It may not 
be changed orally, but only by agreement in writing signed by the 
party against who enforcement of any waiver, change, modification, 
extension or discharge is sought. Renters cannot assign or transfer 
this agreement.

Rate Changes - Rates are subject to change without notice.

The information provided, though deemed accurate is not guaranteed. 
It is subject to errors, omissions, change of price or withdrawal 
without notice.

Indemnification - Anna Maria Vacations Inc shall not be liable to 
guests or to any party for any damages to property or for the injury 
to persons on the premises from any cause whatsoever, including 
defects in the premises or otherwise: guests shall indemnify and 
hold harmless Anna Maria Vacations Inc from any and against all 
liabilities, claims, expenses, fees, loss of use of actions of any 
and any kind arising out of renters or their guests use and 
occupancy of the premises. The management is not responsible for 
accidents, injury or loss of personal belongings of any kind.
Furnishings While our accommodations conform to standard furnishing 
requirements, Anna Maria Vacations Inc shall not be responsible for 
providing any additional furnishings or equipment not previously 
agreed to on the reservation form.
