3000 sq ft of air conditioned Luxury on an extra large Lake side  
lot, less than a 15 to 20 miles to Central Florida’s world famous  
Theme Parks. See details below. 
 
Two large Family rooms, 6 bedrooms, 3 bathrooms, a huge screened  
deck with a 30ft pool and a hot tub/Jacuzzi. Soaring 2 Storey  
ceilings and lots of space. Share a reunion with friends & family.   
This great lot and Floor Plan were chosen for both size and Location. 
Here’s what makes this home really special.  During construction,  
extra footage was added with you in mind.  The extra space could  
have been used for extra bedrooms, but instead more space was  
planned for our guests. A second family room upstairs was created.   
This is 30ft long and 12ft wide. 
 
And if that wasn’t enough, the largest screened pool deck that we  
know of was built.  This is 52ft wide and 33ft deep, just look at  
the pool photos to see how much space there is around the pool.  
 
It gets better- an extra large 30ft by 8ft covered porch/lanai was  
built for shade protection, along with a raised sun deck.  To  
complete this unique screened deck, there is a fantastic 15ft by  
30ft  pool, with an un interrupted 30ft swim line for the ambitious  
and a spacious “Roman spa” hot tub. The Jacuzzi is on an elevated  
platform. 
 
We know the web has many large “Luxury” vacation rentals, but how  
many can offer  superior upgrades like ours and are willing to  
detail exact dimensions and provide photos of every single room?

Vacation Rental Amenities

Inside Furnishings:  Two large family rooms. For large family  
dinners or board games, there are two inside dining tables and 12  
inside dining chairs, plus a large outside dining table in the  
Patio.  The fully equipped kitchen has everything including a large  
refrigerator/freezer, a large range & oven, with a large built in  
Microwave oven the stove, a dishwasher, a counter top convection  
oven/toaster, which has a rotating rotisserie, and a state of the  
art coffee maker.  There are quality stainless steel  
saucepans, plenty of extra crockery, glasses and dishes for large  
groups, including unbreakable plates and cups for around the pool.   
The family size washer and dryer are not located in the garage, but  
are in a convenient laundry room just off the kitchen along with an  
iron and ironing board. 
 
We have a crib, hi-chair and play pen at no additional cost to you.

Outside Furnishings:  A propane BBQ, a large table and chairs under  
the patio, and kid size  
patio tables and chairs or benches and a fabulous kids play house on  
the largest deck surrounding the pool and spa. All lounge chairs (6)  
have been equipped with cushions for your comfort. The large patio  
provides a lot of shade when you decide to relax after you tire of  
the sun and would like to relax in the shade or eat outside.  The  
area is nicely arranged with a large table and lots of chairs, under  
two 52” blade ceiling fans with lights and remote controls, if you  
choose to spend some time outdoors at night.  
 
As you enter through the front door, you will enjoy a clear and  
beautiful view through the sliding doors in the back of the resort  
area, not just of the swimming area but also the palms trees and the  
bird of paradise behind the pool, followed by the grassy area and  
the beautiful lake behind. And if you are lucky, you will see some  
Sand Hill Cranes and other birds coming to greet you and your  
family.  
It is all visible from most places inside the house. The view is  
great whether you are in the upstairs family room or in the  
downstairs one (yes, we have two family rooms).  You even have a  
close view from the kitchen or the nook.  The pool/spa and lake are  
visible from several of the bedrooms. 
 
The Lakeside Resort has SIX bedrooms and three bathrooms. The Master  
Bedroom has a King sized bed with night stands, armoire,vanity and a  
view of the pool and lake, along with two walk-in closets, two wash  
basins,an extra large shower and a cozy Roman bath tub and of course  
a bathroom. 
 
Three bedrooms have Queen sized beds, two of them have a view of the  
Pool/Jacuzzi and lake and the third is facing the Nature Preserve  
Conservation area. The other two bedrooms have two twin beds each. 
 
ALL beds without exception have relatively new mattresses, box springs  
and frames.  The King sized bed has a double pillow top. All the  
Queen sized beds have a regular pillow top.  The four twin beds have  
a comfort quilt top.  All the bedding (Covers, sheets, pillows,  
pillow cases, as well as comforters have beem specially selected with you in  
mind). 
 
Every bedroom has an upgraded new ceiling fan with remote control.   
Every bedroom has a TV and DVD player connected to Cable, supported  
by a nice selection of channels. 
 
Next to the upstairs family room is a card table, and a desk with high speed  
Broadband.  If you bring your laptop, you may have high speed capability.

Vacation Rental Rates

Rates, terms and conditions and contents are subject to change

Sales Tax: Add Sales Tax at 13% 
 
Minimum Stay: One week 
Agreement: We will send you an Agreement/Invoice upon acceptance of  
your reservation, as well as Directions.   
Security Deposit: $300 refundable deposit due with final payment of  
invoice a minimum of 30 days before arrival.  The deposit will be  
returned to you (less damages, hopefully there will be none) once we  
have inspected the property for damages. 
Cancellation Policy: Full refund if cancelled up to 45 days before  
arrival. 
Loss of Reservation Deposit if you cancel between 15 and 44 days  
before arrival.		 
Full payment due if you cancel within 14 days of arrival.	 
Licensed by the State of Florida as a Resort Dwelling to sleep a  
maximum of 12 people. 
No Smoking indoors, and No Pets Allowed.

American Express), Paypal or by Mail
