Vacation Rental Description

Wow!! This Place Is Really Nice!!...That's how everyone describes 
this beautiful two story beach house which can be rented as either a 
private one bedroom - one bath fully equipped apt. (upstairs), a 
private two bedroom - one bath fully equipped apt. (downstairs), or 
as an entire four bedroom house with two baths and two kitchens. The 
upstairs apt. sleeps two, the downstairs apt. sleeps six, or the 
entire house sleeps eight or possibly ten if you wanted to use an 
available inflatable queen bed on the floor in the upstairs living 
room. You won't have a closed in feeling like being in a condo and 
there are no elevators to wait on when you come and go....And your 
feet are always less than 100 yards away from the ocean waves!!

The upstairs has a beautiful panoramic view of the ocean from every 
direction with vaulted ceilings and a completely glassed in front 
leading out to the upper deck. The downstairs is cheerfully 
decorated in a seaside beach manner with views of the ocean through 
both bedroom windows to awaken you and the sounds of ocean waves to 
lull you to sleep. In addition, it has a covered front patio area 
that has delicious breezes while you relax with your favorite 
beverage and watch the waves...the pelicans diving for fish...and 
surfers catching the next swell. Watching colorful sunrises and 
moonrises over the ocean is always simply beautiful. And dining out 
on either the upper deck, front patio, or backyard patio is a divine 
way to end the day and easily becomes quite addicting for all your 
meals.

There is a beautiful landscaped privately fenced backyard with an 
exquisite patio area for entertaining and grilling out. It comes 
complete with a ceramic tiled bar that has a stainless steel grill 
built in, an umbrella covered patio table and chairs, and a jacuzzi 
hot tub for relaxing under the stars. On one side of the house is a 
fenced in private sunning area with outdoor shower and a circular 
swivel clothesline for beach towels and swimsuits. There is also 
access into the two car garage that has a washer/dryer and an extra 
refrigerator/freezer for the fresh fish you catch or extra food 
supplies.

The large horseshoe driveway in the front allows parking for several 
vehicles and has room for parking your boat along the side of the 
house as it extends to the garage. Yet, you can easily walk along 
the beach to the historic Flagler Avenue area for shopping, dining, 
and entertainment.

Vacation Rental Amenities

The entire house is fully equipped with furniture, appliances, 
linens, dishes, cookware, utensils, vacuum, broom/dustpan, iron, 
ironing board, and a washer/dryer in the garage for all to use. 
There is central A/C and heating and ceiling fans in all rooms. 
There are separate kitchens, one upstairs and one downstairs. 
Kitchens have glassed top stove/ovens, microwave, coffeemaker, 
blender, fridge/freezer w/icemaker,etc. Living rooms have TV 
w/cable, VHS, DVD, and CD stereo. There are VHS and DVD movies for 
children and adults. The upstairs and downstairs have separate 
private entrances or can be connected if you are renting the entire 
house. Just bring your clothes and a smile!

UPSTAIRS APT. - Master bedroom with new Queen size bed, bathroom, 
kitchen, living room, and dining area with table and chairs 
completes the upstairs living area. Double sliding glass doors allow 
access to the upper deck that has a patio table/chairs with umbrella 
and a small gas grill for cooking out.

DOWNSTAIRS APT. - Two bedrooms, each with Queen beds. Bathroom. 
Kitchen. Living room has new sofa with fold out Queen bed and a 
sliding glass door to private back patio. The living room can also 
be used as a fourth bedroom if renting the entire house. Just about 
everything is brand new as of July 2006. Living room, kitchen, and 
bathroom have tiled floors and the rest are carpeted. There is a 
covered front patio area with table/chairs and views of the ocean. 
The backyard/patio area is fenced in for privacy or you can open the 
gate and watch the waves while sitting in the jacuzzi/hot tub.

AND MORE. There is a beach cart that can carry the cooler, beach 
umbrella, boogie board, beach bag, and a couple of beach chairs that 
are all provided for you to use and is pulled by one hand so you 
aren't loaded down with things to carry.

PLUS. If you want to begin your vacation by de-stressing, or you 
have some sore muscles, or just want to pamper yourselves anytime 
during your vacation, in house massage therapy is provided by Ocean 
Blue Massage Therapy. Their staff of male and female professionally 
trained licensed therapists will unknot those tight muscles and 
soothe your soul in your apt. or outside on the  private patio area. 
Their professional expertise can provide sessions for the elderly, 
children, and pregnancy massage as well. Couples can receive 
sessions together or have a massage party for your entire group. 
What a great way to begin or end your stay! 

Activities and Attractions

What can you say?....PLENTY!...New Smyrna Beach has a great 
reputation as a quaint, quiet, beautiful beach town with great art 
galleries, festivals, surfing, nature preserves, and without the 
wall of condos coastline, crime, and shabbiness of Daytona Beach. 
Yet, we are very close by for those who love NASCAR (Daytona 500, 
Pepsi 400) as well as Bikeweek, Biketoberfest, and the Daytona Cubs 
baseball team. Every type of water sport and fishing activity is 
available, canoe/kayak rentals, river cruises, numerous golf 
courses, natural springs, view Space Shuttle Launches from the 
beach, and the world's largest tourist destination (Disney, 
Universal, Sea World, etc.) is only a short drive away. People love 
this place and you will too!

A 50% Deposit of the rental rate for the vacation period chosen will 
hold your reservation for any unit rented. Your security (damage) 
deposit is due upon check-in and will be refunded after check-out 
inspection approval. The balance remaining on the rental rate for 
your reserved vacation period and the cleaning fee is due upon check-
in and must be in the form of either cash, money order, or cashiers 
check. When your reservation deposit is received and confirmed, a 
confirmation e-mail of deposit receipt will be sent to you. 

Cancellations: Your 50% deposit will be refunded if notice of 
cancellation is received 90 days prior to rental date during the 
months of September through April. It will be refunded with 30 days 
advance notice of cancellation for rentals in May to August. There 
is a minimum $50 cancellation charge for any cancellation once a 
deposit is received. Any cancellation made after the advance notice 
requirements noted above will forfeit the entire deposit unless 
another renter is found for your reservation dates, then your entire 
deposit will be refunded in full.

Pets: Pets may be allowed dependent on owner approval. If approved, 
an additional damage deposit will be required.

Smoking: Smoking is allowed outside in the patio/deck areas but not 
in the house.
