Sea of Cortez Oceanfront Paradise in San Felipe

Why rent a hotel room when you can stay in this lovely villa on the
beach for less? Experience beachfront living on the Sea of Cortez at
the water's edge.

We are located on the beach in the prestigious gated community of
Villas de Las Palmas, just 5 minutes south of town. We offer a new,
large home with private beach access and a single entrance which is
then divided into two separate, self contained levels, one upper and
one lower. Enjoy your evening cocktail overlooking our unparalleled,
panoramic views of the Sea of Cortez as well as the town of San
Felipe. The marina is located just one mile north, and is a great
place to launch your watercraft or load your coolers with the local
fishermen's catch of the day.
Each unit is self contained. The lower level has over 1800 square
feet of living area, while the upper is smaller with about 1400
square feet. Both have two bedrooms with a full bath and each have
an additional guest bathroom. The upper level has a queen sized bed
in each bedroom plus a double sofa bed. The owner's quarters (lower
level) is equipped with one king sized bed in the master's suite and
a queen sized bed in the second bedroom. We have 2 queen inflatable
beds that can be used for additional guests.
Each floor has a dining and living area overlooking the ocean, a
patio with table and chairs, and air conditioning, ceiling fans and
heating. Both have a fully equipped kitchen with dishwasher, garbage
disposal, microwave, blender, coffeemaker, and refrigerator with
icemaker.
Both units offer a reverse osmosis system and a laundry room.
Parking is very limited so please inquire. Please note that Mexican
law prohibits ATVs and other motorized vehicles on the beach.
RVs are not allowed in the gated community.

I just wanted to say thank you so much for letting us stay at your beautiful house. I have to admit that driving there I was not in the best mood but once I stepped into the hallway all of my negative thoughts went away. I love the way it was designed, the way you decorated and the amazing feeling of peace that comes over you as you walk in the door. I only wish I had an extra million to buy it off of you.  :)

Two flat screen TVs are available in each unit and each TV is equipped with satelite and a DVD player. Bring your favorite DVDs for your stay. Each level has a gas
barbeque, as well as a fire pit and outdoor shower located on the beach in front of the lower level. Soap, bed linen, and towels are provided.
We have recently added wireless internet for your convenience.

San Felipe activities include fishing, shopping, fine and casual
dining, and a variety of clubs which offer dancing, karaoke, live
music, pool and darts. There are Internet cafes as well as banana
boats, horseback riding, ultra-lite planes, jet ski and quad rentals
and the Coco Loco truck on our beach for your favorite tropical
drinks.
San Felipe offers many annual events such as the Shrimp Festival, the
Paella Festival, the Tequila Festival, the Blues Concert and many
racing events.
Walk on the beach and enjoy plenty of shelling while taking in the
beautiful mountain, desert and sea views. Miles of trails for off-
road riding but no riding on the beach as Mexican law prohibits this.

Upper level sleeps a maximum of 6, lower level sleeps a maximum of 8
adults.
Upper level $285 daily, $1400 weekly, & 1200 monthly (2 month minimum)
Lower level $345 daily, $1800 weekly, monthly rate would be on request. 
Upper & lower level $595 daily, (Holiday daily rate, $630), $3000 weekly. Monthly would be on request.

Holiday periods - Pricing based on daily rates with no discounts.

Full payment plus a security deposit of $350 for one level, $450 for
both levels, is required at time of booking.

Cleaning fee: $65 for 1 level, $100 for both levels. This fee will be deducted from your deposit.
Cancellation penalties:
Up to 45 days - full refund, less $75.00 processing fee.
44 -15 days - 25%
14 -8 days - 50%
7 days or less - non refundable
