Vacation Rental Description

9 bedrooms and 7 full baths (one with whirlpool) brand new and  
completely  remodeled in 2006. Everything is new in this 5400 plus  
square foot house. The ultimate in family vacation - reunion  
getaways, weddings or corporate retreats. The house has 2600 sq.ft.  
of covered wrap around porches with picnic tables, gas grill to just  
sit around and relax out of the sun. We are just 30 ft from the  
Sound with public access for both you and your boat. The Sound is  
ideal for children, since it is shallow and you do not have the  
waves to worry about. If you prefer the wave action on the Gulfside,  
you are just 2 1/2 blocks from the beautiful Gulf of Mexico. With  
5400 sq ft and 9 bedrooms and 7 baths, ours is the largest rental  
house on the beach. We have 3 oversized master suites with king beds  
on the second floor, each with its own sitting area with table,  
chairs, refrigerator and coffee maker. Each has its own private  
covered balcony offerring gorgeous views of the sunset over Santa  
Rosa Sound.  One of the baths on the second floor has a whirlpool  
tub. On the first floor, we offer two oversized master suites; one 
with a queen-sized bed opening directly onto the covered porch. The 
other over sized  
master suite, with king bed, is handicapped accessible with a roll  
in shower in the bathroom. Also on the first floor, we have one large  
bedroom with a queen bed, two rooms with twin beds and one  
room with a full bed. No futons or rollaway beds here, every person  
has their own bedroom and privacy. This is the reason we restrict  
occupancy to 18 persons. Every bedroom has its own tv. The kitchen  
is completely new with all modern appliances. The large dining room  
has two tables with chairs and six bar stools in the bar area. The  
laundry room has a new washer and dryer. If you do not wish to go  
the gulf, we have a 20 x 50 foot white sand area, to sun bathe. All  
bathrooms are new and all have hair dryers.

Rental Customer must be 25 years of age or older. Rentals are  
Saturday 
to Saturday. Check-In time is 3PM. Absolute checkout time is 10AM, so 
that we may prepare for our next arrivals. No refunds will be given 
for late arrivals or early departures. Please, NO PETS. Your security 
deposit will be forfeited and you will be charged additional for rug 
cleaning/flea spray treatment if any evidence of pet(s) is/are 
established. 
 
Please, NO SMOKING. Your security deposit will be forfeited and you 
will be charged additional for rug/drapery/upholstery cleaning or 
damage caused by smoking products. 
 
Occupancy: The total number of persons allowed in the home at any  
time 
is restricted to the number mutually agreed upon and stated on rental 
contract. Your security deposit will be forfeited if this number is 
exceeded. 
 
Housekeeping: Accommodations will be cleaned to quality standards 
prior to your arrival and after your departure. Linens are provided 
and must not be removed from the unit. There is not an on-site 
housekeeper. Long Distance calls: There is a long distance block on 
the phones. You will need a calling card to make your long distance 
calls from the home. Local calls are free. 
 
Severe Weather: If hurricanes or other extreme weather conditions 
occur, Emergency Management may issue a mandatory evacuation notice. 
Accommodation refunds will be prorated from the time of your  
departure 
from the island during the mandatory evacuation. 
 
Deposits:  1/2 weekly rent is required to confirm your reservation. 
This may be paid by personal or certified check. Upon receipt of this, 
a contract will be forwarded to you outlining the balance. This will 
be due 30 days prior to your arrival date. 
 
Refunds and Cancellation Policy: If the reservation is cancelled 30 
days, or more, prior to arrival date, we will attempt to re-rent the 
property and, if successful, we will refund your reservation deposit. 
If the reservation is cancelled less than 30 days prior to arrival 
date, we will attempt to re-rent the property and, if successful, we 
will refund your payment less a $250.00 handling fee.
