Kennebeck Ct. Beach House, w/Opt. Guest Apt., 5 Stars! in Mission Beach

We now own the beach house we rented for nine summer vacations.
Located on the ocean side, 6 blocks north of historic Belmont Park,
on a very well maintained court. Get away from the crowds on the
boardwalk and still be super close to the beach. Only two houses between us and the sand; walk there in 30 seconds or less. So plan a
family vacation or grab your good friends and come to our beach
house.
Main House: The main house is 1850 square feet, with three
bedrooms plus large sleeping loft, and three full baths, so there
are lots of places to sleep, relax, and play. On the first floor are
two bedrooms (BR 1=Cal King, BR2=Twins which can be pushed together
to make a king) each with its own full bath!
Both have French doors that lead onto the large front
patio. The patio has a gas BBQ and umbrella covered seating with
ocean views.
The second floor is the main living area. It has a
spectacular vaulted ceiling with huge exposed beams, living and
dining areas, fireplace, breakfast bar, full kitchen with granite
countertops. French doors lead to the balcony, the best place to
enjoy ocean and bay views along with your coffee in the morning and
cocktails in the evening. The third bedroom (queen) and another full
bath are also on this floor, as well as a sunroom. The kitchen is
fully stocked for all your needs, and all appliances are newer Maytag
brand.
Stairs off the sunroom lead up to the Loft which overlooks the main
living area. There are two twin beds & queen futon. Great views and
great breezes. Take an afternoon nap with the windows open to the
ocean breezes. 

From the loft, a door leads outside to a large roof deck furnished
with teak deck chairs, a hammock, large rolling umbrella, and a
dining area. There are incredible views on all sides. Sunbath in
private while your children nap. Look west and enjoy amazing Pacific
views. Look east to Mission Bay. On summer nights, have a cocktail
and watch the sun set over the Pacific. Enjoy your own private
fireworks display from Sea World.
NEW in 2011:  We have recently rebuilt all the railings in the house to make to meet current code!  We have also added built-in gates at the top of both sets of interior stairs.  The railings on the coffee porch have been rebuilt as well. In addition we have rebuilt the stairs up to the loft so that the roof deck and loft are accessible to everybody.  See new pictures of these great changes. Families with young children will find our house more relaxing and enjoyable than ever!   
Optional Guest Apartment: If you have a larger group, ask about
renting the back apartment also. (See listing for Dollhouse
Apartment.) It is a charming dollhouse (approx 650 sq. ft) with two
bedrooms and one bath, a full kitchen, vaulted ceilings, wood
floors, and a small loft. Located above the garage, it has a private
entrance and its own garage spot. It sleeps 4-5. Rent both units
and you can sleep a maximum of 15.
No Smoking, No Pets, No Loud/Large Parties: We do not rent to
vacationing students or singles under age 30. Any reservation
obtained under false pretenses will be subject to forfeiture of
payment and will not be permitted to check in.

Parking: Main house rental comes with two parking spaces: one is
full size exterior parking spot that is adequate for largest SUV, and
one
garage spot.
(Dollhouse apartment has its own garage spot.)
Linens:  All bed linens, beach/bath towels provided. There is a Maytag front-
loading washer/dryer in the garage. Plenty of beach chairs and
toys.
Keyless Entry: Our beach house uses the latest security technology
from WebKeySystems. We do not provide keys to our guests. All access
is controlled by access codes, which expire after each rental. You
do not need to worry about keys being copied, driving to a rental
office, losing keys at the beach, or meeting at the property to let
others in. Our guests love this system.
WiFi: Bring your computer and stay in touch with your office and
your e-mail. We have wireless internet access.
BRAND NEW 42" HD TV with ALL the premium channels,free On-Demand
movies, and digital video recorder so you can tape your favorite
shows while you are at the beach. Also a DVD player.
All bedrooms have premium latex mattresses. Master bedroom has Cal
King and
full private bath. Second bedroom has twin beds (can be made into
king), and its own full private bath.
Third bedroom has queen bed.
Loft has two twin beds plus queen futon.
Three full baths total!
Kitchen has all new appliances: granite counters, microwave, gas
range, coffee maker, toaster, toaster over, coffee grinder, blender,
fridge, dishwasher, refrigerator.
Large dining table- with extra leaves it seats 8.
Breakfast bar for extra seating.
Gas BBQ
Stone floors throughout house are indestructible.
Two parking spaces, including SUV size exterior spot.

Mission Beach is a lively beach community with something for
everyone !Come find out why we love it
so much. We are within walking distance of many activities, and
within biking distance of more. Ride bikes for miles on the boardwalk
without ever crossing a street. Swim, surf, body board, sail,
rollerblade, fish, �all on Mission Beach.
You are just a short drive to world class shopping in La Jolla and
Coronado. Visit Old Town, the San Diego Zoo and Balboa Park. Take
your kids to Lego Land.  Torrey Pines Golf Course is a short ride away.

Total cost = rent plus 10.5% city tax and $200 cleaning fee.
Inquire about Holiday rates. They will be higher.
Summers we rent Saturday to Saturday, one week minimum.

Summer Weekly Rates:

May 29-July 2nd = $3750/week + tax + cleaning  fee
July 3-August 6th = $4750/week  + tax + cleaning  fee
August 7-Sept 3= $3750/week  + tax + cleaning  fee

Sept & Oct = $2800/wk +tax+cleaning. Min 4 night stay=$1600+ tax+cleaning.

Winter:  

Nov, Dec., Jan, Feb = $2400/week+tax+ cleaning.  Minimum stay is 3 nights @ $1050+tax+cleaning.  NOTE:  Holiday rates will be higher and have longer minimum stays. Inquire for quotes.

March to May 28th = $2800/wk +tax+cleaning. Minimum stay is 4 nights @ $1600+ Holidays will be higher. inquire for details.
