by Waterford Construction.  Many upgrades make this home absolutely  
stunning.  The home is fully furnished with all the coveniences of  
home. Enjoy beautiful mornings from the kitchen aquarium window as  
the sun rises over the canal and pool. Quiet, residential  
neighborhood with golf course one street behind.  Minutes from the  
Gulf of Mexico and shopping as well as many attractions.  Great  
fishing!  Close to Boca Grande and Gasparilla Island. This is a NON - 
Smoking home.

Master Bedroom has new King size bed, Full Bath with 2 walk in  
closets and his and her sink areas. Blow dryer provided.  Large walk  
in shower and separate garden tub. Tile flooring in bath area with  
carpet in bedroom and closets. Bedroom access to pool through  
sliders with privacy vertical blinds.  Room darkening blinds on  
other windows.  Armiore and 2 night stands with TV.  All bedding and  
linens provided. French doors separate master suite from rest of  
home. Ceiling fan with light and remote control. 
 
2nd Bedroom has new King bed, large closet and dresser.  All bedding  
and linens provided. Room darkening blinds on windows. Ceiling fan  
with light and remote control. Carpeting. 
 
3rd Bedroom has new Queen bed, walk in closet and dresser.  All  
bedding and linens provided.  Ceiling fan with light and remote  
control. Carpeting in bedroom. 2nd and 3rd bedrooms share a full  
bath. Tile flooring in bath and hallway.  Pocket door can close off  
these two bedrooms and bath from rest of house. 
 
4th bedroom has bunk twin beds. All bedding and linens provided.  
Carpet. Dresser only.  Ceiling fan with light and remote control.   
Full bath in hallway outside of bedroom. Tile flooring in bath.  
There  
are two twin air mattresses in hall closet for additional sleeping. 
 
Living room has sofa,love seat and chair with coffee table and 2 end  
tables.  Ceiling fan with light and remote control. Carpet. 2 sets  
of sliders that enable entire corner of room to be opened to the  
pool area.   
 
Family room has sleeper sofa sectional that seats 6 easily.  Full  
pull out bed with linens provided. Additional pillows in hall  
closet. Carpet. Sofa table, coffee table and end table add to the  
comfort of this room.  27" flat screen TV with DVD and VCR player in  
Oak entertainment console.  Triple slider opens up back wall to pool  
area. Ceiling fan with light and remote control. 
 
Kitchen has beautiful wood cabinets with upgraded Corian  
countertops. Full pantry. Center island and work station. Tile  
flooring. Glass cooktop, stove, microwave,refridgerator, dishwasher,  
garbage disposal, utensils, dishware (service for 8), bakeware,  
cookware, toaster, coffeepot, toaster oven, can opener, blender,  
crock pot, mixer and much more.  Cupboards are stocked with many  
spices, tea, coffee, sugar, etc.  Kitchen table seats 4 with 2  
barstools at bar. 
 
Dining Room has glass top table with seating for 6.  Curio with  
storage.  Tile flooring. 
 
Laundry room equipped with washer and dryer. Ironing board and  
iron.  Tile flooring.  
Central air.  
2 car attached garage with full garage door.  Man door entrance.   
Lanai and Veranda have ceiling fans with lights and remote  
controls.  Gas grill with propane tank.  2 dining areas with  
separate furnishings; one rectangular table with 4 chairs and one  
round table with 4 chairs.  Small round table.  Pool towels and toys  
provided.  Pool has 2 small fountains/sprays with programmable light  
effect.  Fully enclosed cage with safety barrier for small children. 
 
Home is absolutely beautiful and ready to move in to.  Stay for a

May 1 - October 31,  $3150.00 Per Month 
November 1 - April 30,  $1300.00 Per Week 
November 1 - April 30,  $3350.00 Per Month 
 
11% Florida rental tax is additional. 
20% deposit due at time of booking.  
Balance due 8 weeks prior to arrival. 
$150.00 USD/week; $400.oo USD/ month pool heating charge if  
required.
