The kitchen, dining room, living room, main bathroom, and powder room, have been updated in Aug/Sep 2008. The living room opens through 16 foot glass doors onto an open lanai that over-looks the pool, and a lagoon that goes out to the Intra-Coastal Waterway. Enjoy the balmy breeze from the lanai with a spectacular lagoon view. You have access to all bayside and gulf side amenities, including heated pools, tennis courts (night play on bayside), and private beach area, complete with lounges, chairs, and umbrellas. You also have a reserved covered parking area for your vehicle. Beach access is through Midnight Cove gulf side, just a 5 minute walk across the road to a private piece of the crystal sands of Crescent Beach.

It is all here at Midnight Cove Resort Condominiums in Siesta Key, the elegant beach to bay condominium resort. Siesta Key is an eight-mile long barrier island, just offshore of Sarasota, directly on the Gulf of Mexico, and has the finest soft white sand beaches in the state. The sand is 99% pure quartz, soft and cool on the feet. Siesta Key has three wonderful beaches on the Gulf of Mexico, where you can play, relax, or walk along the water's edge, Crescent Beach, Turtle Beach, and Siesta Key Public Beach.
Crescent Beach offers lush, white sands, azure waters, and stunning sunsets, but it is relatively secluded and quiet, as it has only one public access road. Located just south of Siesta Public Beach, the beach scene here tends to be more peaceful and private. Crescent Beach, noted for its crescent shape, extends for 2½ miles from the northern tip of Siesta Key, south past Siesta Key Public Beach to Point of Rocks, a lovely snorkeling and diving area that is rich with coral rock formations as well as colorful and abundant marine life. There are no lifeguards or facilities available to the public on Crescent Beach.
Turtle Beach is located on the south end of Siesta Key. The sand on Turtle Beach is a bit courser, browner and shellier than on Crescent Beach and Siesta Key Public Beach to the north. Less crowded than Siesta Key Public Beach, and offers plenty of free parking. A short ½ mile walk south offers access to Palmer Point Beach on Casey Key. Turtle Beach has no lifeguards, but has restrooms, picnic tables and showers.
Siesta Key Public Beach offering the same lush, white sands, azure waters, and stunning sunsets, is located on the north end of Siesta Key, and is ¾ of a mile long. There are 800 parking spaces to accommodate visitors, shallow water depth in the near shore area, and year round lifeguard protection. Siesta Key Public Beach is within easy walking distance of Siesta Village, with many quaint shops, restaurants and nightly entertainment. Siesta Key Public Beach also has food and souvenir concessions, restrooms, picnic tables and showers.

Rental Rates:
All rental rates are in U.S. dollars (USD).
Rental rates are all-inclusive.
Minimum Rental: 7 nights (unless availability is less)
A monthly stay is considered 28 nights.
Extra nights beyond a full week rental (7 nights) are prorated from the week #1 rental rate for the period & extra nights beyond a full month rental (28 nights) are prorated from the 28 night rental rate for the period.
Rental rates on quotations are valid for a period of 10 days from e-mail date.
Reservations are on a first to confirm a booking basis.
Until reservation is confirmed, rental rates are subject to change without notice.
The week of Independence Day (Jul 4th) is at a premium rate of 10%.
From January 1st to July 31st, a 25% discount from listed Midnight Cove Resort Condominiums rental rates is offered to “New Renters” for 1st week rental.
From January 1st to July 31st, a 30% discount from listed Midnight Cove Resort Condominiums rental rates is offered to “Repeat Renters” for 1st week rental (who have rented in the current or previous year).
From January 1st to July 31st, a 25% discount from listed Midnight Cove Resort Condominiums rental rates is offered for the1st week rental, 30% for the 2nd week rental, 35% for the 3rd week rental, 40% for the 4th week rental, and week rentals must be consecutive.
From August 1st to December 31st, a 40% discount from listed Midnight Cove Resort Condominiums rental rate is offered for the1st week rental, 45% for the 2nd week rental, 50% for the 3rd week rental, 55% for the 4th week rental, and week rentals must be consecutive.
Make a reservation for your next stay within 1 week after your departure, and you will receive current year rental rates (excluding sell-off specials).
Payment Method:
To protect your financial information and enable you to make your deposit(s) timely, the security and convenience of payment by PayPal is available, and you may use a credit card as a funding source for your account at no charge to you, Visa, MasterCard, AMEX, e-Check, or PayPal (sign onto PayPal to easily set up an account).
Reservation Deposit:
An advance deposit of USD $300 is required to confirm a reservation.
50% or USD $300 (whichever is greater) is required to confirm a reservation made 90 days or less prior to arrival.
Your reservation is not confirmed until the confirmation deposit has been received.
Payment / Balance Due:
50% of the balance is due 90 days prior to arrival. If the deposit is not collected 90 days prior to arrival date, Lessee(s) is risking a cancellation with no refund.
Remaining balance is due 30 days prior to arrival.
Upon receipt of remaining balance due, plus security deposit, keys to unit #532 will be mailed to you.
Security Deposit:
A USD $300 security deposit is required and is due along with remaining rental balance 30 days prior to arrival.
The security deposit is refundable 60 days after departure providing that there has been no damage or additional cleaning required too bring the unit back to its original condition.
Your security deposit will not be returned until keys have been returned to owner.
Arrival & Departure:
Check-in after 4:00 PM; Check-out before 10:00 AM, with NO EXCEPTIONS.
You are required by Florida state law to register at the Midnight Cove Resort Condominiums rental office on the next work day if you arrive after office hours or on the weekend. Rental office hours: 9:00 A.M. to 4:30 P.M., Monday to Friday. A valid photo ID is required when registering at the rental office.
If you arrive before 4:00 P.M., and the unit has already been cleaned, you may enter the unit, otherwise you must wait until the cleaning staff have finished cleaning and departed the unit.
Luggage may not be brought up to the unit until the cleaning staff have departed the unit.
Occupancy:
Standard occupancy is 4 persons (Adults and Children 12 & Over).
Maximum occupancy is 6 persons.
Lessee(s) must be 25 years of age or older.
Add USD $100 per week for each additional person over standard occupancy (this charge eligible for owner discount). Children under 12 exempt from over standard occupancy charge.
No occupants under the age of 21 are allowed unless accompanied by parent or guardian.
Only the number of adults and children specified in this rental agreement are allowed to stay as guests for this rental.
If the number in your party exceeds the maximum allowable, you may be subject to eviction and/or complete forfeiture of security deposit.
Cancellations / Refunds:
Cancellation must be given 90 days prior to occupancy date to avoid forfeiture of deposits.
In order to receive a refund of an advance deposit, Lessee(s) cancellation request must be made in writing 90 days or more days prior to arrival. A refund will be issued minus a USD $75 cancellation fee, and all PayPal fees on deposits.
In the event of a less than 90 days notification, an attempt will be made to rent the reserved rental period, and if successful, Lessee(s) will receive a refund minus a USD $75 cancellation fee, all PayPal fees on deposits, and any further discounts that were offered to obtain the rental.
If there is a request for change of dates after the 90 days, there is a USD $75 fee.
Telephones:
All telephone charges made to the unit phone number will be deducted from your security deposit. There is no charge for local phone calls.
Smoking:
NO SMOKING ALLOWED IN UNIT
If smoking is discovered, a cleaning fee of USD $250 will be deducted from the security deposit. This fee returns the unit to non-smoking status and covers the costs of steam-cleaning all bedspreads, upholstery and carpets.
Pets:
NO PETS ALLOWED ON PROPERTY OR IN UNIT
Violation of this provision will result in immediate eviction, and the Rent Deposit will be forfeited. USD $200 will be deducted from security deposit for evidence of and/or damage caused by pets.
RV's, Trucks, Boats, Trailers, Motorcycles, or Motor Scooters:
NOT ALLOWED ON PROPERTY
Lessee(s) is prohibited from parking boats, boat trailers, motorcycles, recreational vehicles or trucks in the parking areas. These vehicles need to be stored off the property no later than 24 hours after arrival.
Lockouts:
Should you have a complete lock-out situation, there is a Master security lock on the door handle of the unit front door with keys in it.
Keys:
Upon receipt of remaining balance due, plus security deposit, keys to unit Midnight Cove #532 will be mailed to you.
Keys are to be returned to owner promptly after departure. Procrastination in return of keys will result in future rentals being denied.
Please ensure that the keys are adequately secured to backing in the envelope, to prevent damage and/or loss due to postal processing equipment.
Waiver and Release of Liability:
The Lessor does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the condo including the pools, tennis courts, or any other common area on the Midnight Cove gulf side and bayside properties. The Lessee(s) and any other person associated with the Lessee(s) including but not limited to relatives, friends, and visitors shall have no claim for injury, damages or loss sustained directly or indirectly in or about the premises against the Lessor for any act or omission of the Lessor including but not limited to cleaner, maintenance person, handyman, save from that arising due to active and actionable negligence or willful misconduct. The Lessor cannot be held responsible for loss of mains services, or failure of appliances nor for the consequences of the actions taken in the vicinity of the property by any authority over which there is no control of. The Lessor cannot be held responsible for any ongoing construction, alterations to existing homes, or any noise as a result thereof on or around the community. The Lessor accepts no responsibility for, and shall not be liable in respect of loss, damage or delay which is caused by events outside the homeowner's control. For example adverse weather conditions, airport closures, war, terrorism, earthquakes, floods or strikes. The property has a swimming pool and the Lessor does not accept any liability whatsoever for injury including death however caused, as a result of the use of the pool. There is no lifeguard and guests agree to use the pool at their own risk and not allow unsupervised children to use the pool. No diving, running or jumping is allowed in the pools and surrounding area.
Security:
To prevent theft or vandalism of the owner’s private property and contents, Lessee(s) is required to lock the unit when it is unoccupied and keep the keys in their possession. Lessee(s) will be held financially responsible if any theft or vandalism occurs in the case of leaving the unit unsecured or if Lessee(s) vandalizes, steal or damages any portion of the unit, it’s contents and the Midnight Cove Buildings and grounds.
Subletting:
Subletting the unit is not permissible and Lessee(s) is not allowed to turn over the keys to the unit to any other party that is not included on this agreement.
