Vacation Rental Description

This luxury condo has totally been remodeled, from walls to floors 
to ceiling. The outcome is a luxury condo complete with every 
upgrade imaginable! We are very proud of our little spot in 
paradise. It is conveniently located a short walk to the beach, main 
pool and just across the 1st hole with parking right outside your 
front door.

As you walk through the front door, you immediately are aware of the
splendid rich wood cabinets, the granite counter tops, and the
stainless steel top of the line appliances in our brand-new kitchen.
This kitchen is completely equipped with everything you need to make
your favorite dish, just bring your recipe book. You will find the
coffee maker, teakettle, toaster, toaster oven, and even a blender.

Because of the open space of this room, the living area is just 
beyond
the kitchen island, which makes it a great place to entertain while
the hosts are busy making those favorite margaritas. This condo has 
an
extended living room, which means that there is much more space than
your typical villa of its kind. In the living room you will find a
queen-size sofa with a matching recliner. There is also a small round
table with stool chairs where you can sit next to the sliders to 
watch
those incredible birdie shots done by some of the pros at the 1st
hole, or to play board games we have supplied you with. There is a
wall-mounted color TV for those occasional relaxing nights. Outside
our back sliders, there is a small patio where you can take out our
beach chairs in a cool afternoon, and sit to enjoy that Florida ocean
breeze.

Our condo has a pocket door that separates the living/kitchen area
from the bedroom. It gives you privacy at night, while you can enjoy
the open space during the day. In the bedroom, we have just purchased
a brand-new bedroom set. King size pillow top mattress will ensure a
good night sleep. There is a 27”color TV/DVD if you feel like 
watching
your favorite show or movie, while relaxing on the comfortably on 
the bed.

If you follow the hall, it will lead you to the dressing and bathroom
area. There is a raised vanity/ granite sink right outside the
bathroom, perfect for the lady who is tired of being chased out of 
the
bathroom when she is taking a little more time than usual. Here we
have installed the mirror closet doors, to make sure you are perfect
for a night out. Our linen closet is packed with towels, sheets and
warm blankets for those cool Florida nights. No need to bring a hair
dryer, we have provided one for your convenience.  The bathroom is
right on the other side of the wall. We have gutted out the bathroom
area, and it has been done with striking earth tone porcelain tiles,
brand new tub and wood cabinet with granite sink top. It is a place
where you will have a hard time leaving in a hurry!

You don’t need to over pack, we have a full size washer/dryer to keep
your favorite cloths clean and fresh ready for your next activity.  
So
pack light, come as you are, there is plenty of treasures to be found
here on our “Treasure Coast” paradise!

Vacation Rental Amenities

Ocean Village Resort is located on S. Hutchinson Island in Fort 
Pierce. There are 10 tennis courts, 9 hole par-3 golf course, 3 pools
(heated), a tiki bar, hot tub, exercise room with sauna and showers,
squash courts and more. There is a fabulous restaurant on the
premises. Enjoy the private beach and soak up the sun. The resort is
surrounded by beautiful landscaped grounds. We provide beach chairs;
you can bring your own clubs or rent them through the office.

The apartment is completely furnished with plenty of linens and
towels provided. The kitchen is fully equipped with dishes,pots &
pans, microwave,dishwasher, refrigerator,toaster,toaster oven and
coffee maker.
The central A/C gives you the option of cooler air or you can open 
the
windows and with the front screen door you'll have a great
cross-breeze to enjoy the ocean air and the sound
of the waves crashing. The outside patio is perfect for sitting to
enjoy your favorite drinks or to watch the 1st hole golfers start
their game. Beach chairs, towels and blanket means you're all set
to enjoy a day on the beach, located just on the other side of the
golf course. 

Activities and Attractions

Fishing:  Deep sea fishing and party boats available from Ft. Pierce 
marina; surf fishing only yards away available for Blue Fish, 
Pompano, Snook, Whiting, and many other species. South Jetty and 
Indian River offer excellent fishing. Bass fishing at Lake 
Okeechobee rated one of the best Bass Lakes in USA, only 40 minutes 
away.

Baseball:  Ocean Village is within a half hour drive of the LA 
Dodgers (Vero Beach) and NY Mets (St. Lucie West) Spring Training 
Camps. At the conclusion of spring training in early April, the 
minor league (Vero Beach Dodgers & St. Lucie Mets) plays a full 
season of Class A Florida League baseball at these same sites from 
April to September. Most of these minor league games are played at 
night and are very inexpensive.

*Manatee Observation Area - 5 minutes away in downtown Fort Pierce - 
great place to see live manatees (best viewing in winter) It's free!

*Fort Pierce Jai Alai - located on King's Highway about a mile north 
of the FL Turnpike exit at Fort Pierce (Seasonal). Off-Track Betting 
is also featured here.
*Harbor Branch Oceanographic Institute - 10 minutes north on Route 
US1. 
*Gilbert Bar House of Refuge-Life Saving Station - 30 minutes south
UDT Navy Seal Museum - 10 minutes north on N. Hutchinson Island 
*Heathcoat Botanical Gardens - 20 minutes
*Lion Country Safari - 30 minutes
*Land of Butterflies - 20 minutes
*Biking available in complex and along RT AIA
*Bathtub Beach/Reef - 25 minutes south - great snorkeling and 
swimming for smaller children. 
*Elliott Museum - 20 minutes south on Route A1A 
*Disney World/Universal Studios - approximately 2 hours away 
*Kennedy Space Center - approximately 1 hour 45 minutes north 
*Horseback Riding on the Beach - offered at the Frederick Douglass 
Memorial Park about 3-4 miles south of Ocean Village on the 1st, 2nd

3 major shopping malls within a 1/2 hour drive:

Route 60)
*The Indian River Mall on Route 60 in Vero Beach 
*The Treasure Coast Square Mall on Route US1 in Jensen Beach 

Golf: If Ocean Village's 9-hole golf course is not enough for you
there are 17 championship golf facilities consisting of 21 separate
courses (mostly Fazio and Nicklaus designed) all within a 40 minute
drive. Prices range from $15 to $35 for 18 holes with a cart during
the off-season. In-season prices are about double. All of these
courses are open to the public.

Vacation Rental Rates

One Week Minimum

"Off" season is May 1 to Nov. 30
Rates are:  $500/week - $71 for each additional days
$2000/month; $200 refundable security deposit
and one-time cleaning fee of $65
Plus: Florida Resort Tax 11.5%

"Peak" season is Dec. 1 to Apr. 30
Rates are:  $750/week - $107 for each additional days
$3000/month; $200 refundable security deposit
and one-time cleaning fee of $65
Plus: Florida Resort Tax 11.5%

*Rental Deposit for one month rent in High Season is: $500 (on 
signing
6mo in advance, $300 + $200 Security Deposit). The amount of $3,045
will be do four months before arriving. If condo is available and
needed immediately, then the full amount of $3,545 is due before you
arrive.

Length Of Stay Discounts: 2/Mo = 10% & 3/Mo = 15%

*SECURITY DEPOSIT:  $200 will be colected at the time of 1st  
deposit.
 This security deposit will be refunded if no damage or loss occurs.

*CLEANING FEE: $65 (cash) is to be left on the counter for the
cleaning service.

*Florida Resort Tax is not included on the above price.

*Check In Time: After 3:00PM - Check Out Time: Before 11:00AM

Cancellations and Refunds:
For any cancellations which occur at least 60 days prior to your
scheduled arrival date, refund of monies paid less $200.

For cancellations that occur within 60 days of your scheduled arrival
date, for any reason whatsoever, depoits and rental payment are
refunded only to the extent that your week(s)/month(s) 
can be re-rented.

Please do not wait for the last minute to cancel.

Ocean Village Resorts does not permit trailers, pick-up trucks, 
commercial vehicles, campers, motor homes, rv’s, boats or boat 
trailers on the site.  suv's and family vans with rear windows are 
allowed.

We do not rent to singles under 25; proof of age required; you will 
be checked.

No pets/dogs are allowed.

Smoking is not allowed. No exceptions! If this is violated, $200
deposit will be kept towards cleaning!
