Beamoc Lodge is right in the center of the fly-fishing mecca of the east coast. Beamoc is a  
combination of the name for the Beaverkill and the Willowemoc Rivers, both world reknown trout  
streams. You are situated just below Junction Pool - where the two rivers meet. Enjoy watching the  
nature of the river from your backyard. From bald eagles and otters, to trout jumping out of the  
water and the sounds of the river - all your senses will be happy you chose this home to come to.  
 
Beamoc Lodge is set privately set on an acre of land leading down to the river. Renovated in 2007  
you'll enjoy the owner's modern style, hardwood floors and new furnishings.  
 
Beamoc Lodge has the perfect hang out backyard. The grounds outside the house include the hottub,  
outside fireplace, lazy hammock in the shade, covered natural stone porch, and outdoor dining. The  
hottub is incredibly enjoyable especially in the cool Catskills evening air. This is definitely a  
home you'll spend lots of time outside of enjoying nature.  
 
The Lodge has two bedrooms - the master with a queen and the guest with two twins you can leave  
separated or push together. The office has a pull out sofa that comes with a plush mattress cover  
and linens and door for privacy. The bedrooms have all new beddings and 1000 thread count linens.  
 
Located just outside of Roscoe just two hours drive from NYC, you have bike rentals in town, kayak  
or canoe rentals nearby, hiking trails, many lakes for swimming, Harvest Festival weekends, and new  
restaurants and the opening of the Bethel Woods Performing Arts Center at the site of the original  
Woodstock concerts.  
 
Even if you're not in to fishing, nothing beats being on the river. With so much to do and the town  
of Roscoe and golf at Tennanah Lake you'll have a great time. For urbanites this is a great find as  
Trailways bus station just a ten minute walk away as is the bike rental shop so you won't need a  
car. This is a home you'll want to return to again and again.

Vacation Rental Rates

We rent out Beamoc Lodge with a minimum of a two night stay. Included are fresh linens, hot and cold  
water, lighting, heat, use of jacuzzi, washer/dryer, dishwasher, TV with VCR and DVD. Rentals longer  
than one week will have a utility charge. Year 2008 pricing is effective for rentals booked after  
January 1, 2008.  
 
The security deposit is 30% of the total rental amount and is required to reserve the rental. The  
full amount of the rental is required one week prior to the start of the rental period. Termination  
will have a full refund if they are received at least 30 days prior to the start of the rental.  
Termination received within 15-30 days of the rental start will have half the deposit refunded.  
Termination received within fourteen days of the start of the rental will forfeit the entire  
deposit. A $50 cash cleaning fee must be left at the house at the end of the rental.  
 
The house is open all year round with rates as follows:

Weekend Rates (2 nights) 
Regular: $500 Holidays: (3 nights): $700 
 
Weekly Rates (6 nights) 
Regular: $800 Holidays: $1000  
 
Monthly Rates  
plus utilites and rental fee  
Regular: $2800 August: $3250

Sullivan County sales tax of 8 percent is not included in the rate.  
 
Check in/out times for a typical Friday late afternoon arrival, to a Sunday early evening departure.  
We try to be flexible with your arrival/departure if you can be flexible with our cleaning schedule.  
Holiday rates cover Presidents Day, Memorial Day, Fourth of July, Labor Day, Columbus Day. Please  
inquire for opening weekend of fishing season, Thanksgiving, Christmas, and New Years as higher  
rates will apply.
